We rented with Burk Management for a year in Fort Saskatchewan. Brad seems very nice when you meet him however this company really isn't what it appears. The place we rent was exceptionally cold in the winter months because of unfinished basement and garage. When we moved out of our place, we had always paid our rent and bills on time. Brad insisted that our carpets, although we had hired a cleaner, were not good enough and that they needed to be done. We agreed to pay $216 and have the carpets done again. It was agreed this would come off the damage deposit. Our place was left exceptionally clean without even any normal "wear and tear". We waited for our damage deposit to be sent back and it was delayed. When we did finally get it in the mail, Brad informed me that they had cancelled our refund and stated "check with Shannon for details". They said that they were withholding money for "utilities". This means that the very high water bill that we had been getting was their worry. They reissued another cheque for us withholding money for this water bill. Landlords have 10 days to refund if the place is in good condition like ours was. We still have not received final payment. Trying to deal with Brad is like dealing with a child. Our move out stated that all was good except for carpets to be done again, which we agreed to. This means that we expected to receive our damage deposit back within 10 days without anymore deductions. This was not at all the case. Trying to deal with Shannon in the office is a nightmare. Brad shifts everything to her when he doesn't want to deal with it. The rental in Fort Saskatchewan appears nice at first glance, but it is a cheaply built home that I am sure doesn't meet code and is extremely cold in the winter with very limited parking on the small street. When we told Burk about our high water bills and asked that the meter needed to be checked, they said that we would have to pay the $250 to have this meter checked if nothing was wrong with it. We continued to pay extremely high water bills of $400+ every 2 months. Our rent was always paid on time, our bills were paid on time and in full during our time renting, we fixed up the yard that had been damaged from the previous renter, kept the home in extremely good shape with the grass always cut and we were treated like garbage at the end of it all.
When we did our walk out with Brad there was a sink hole in the yard that had just started. He looked at it and laughed, as we had pointed it out to him, and said, "yeah we better tell the guy that owns this property. We don't pay for it luckily, the person who owns the house will have to pay for that, not really our problem."
