maintenance your Ground Fault Circuit Interrupter (GFCI) outlets,GFCI outlets, which are mandated by the National Electric Code in a wet location, are prone to tripping when they sense miniscule leaks of current toward the ground, While these outlets can be prone to "nuisance tripping" and may require extra vigilance to ensure that proper operation of the Sump pump, they are designed to protect people by reducing the risk of electrocution,GFCI outlets should be tested monthly, as stated on the face of the outlet. Failure to ensure that the outlet powering the sump pump is functioning prior to or during rain events can potentially lead to water intrusion in the basement of your home, as the sump pump is unable to function in the absence of power. A battery back-up will deplete quickly when the outlet is tripped, leaving your basement exposed to flooding in the event of heavy rain.Below is a summary of actions we have taken in effort to assist you with your basement flooding issues:Date Action10/8/2015 Our Service Technician and Contractor replaced your sump pump andbackup battery.5/26/2016 Our Service Manager and Technician inspected your basement, finding noevidence of groundwater intrusion.6/28/2016 Our Contractor, Service Technician, and Service Manager inspected yourbasement, and replaced the GFCI powering your sump pump."Where Quality, Value, and Service Always Come First."  Although we found no evidence of malfunction in your sump pump, battery backup, or GFCI, all items were replaced in attempt to minimize the likelihood that the flooding would recur, Through process of elimination, we have determined that the water intrusion is caused by improper maintenance and testing of the GFCI outlet to which the sump pump is connected. As such, Quality Built Homes will not be providing reimbursement for expenses pertaining to water intrusior in your basement.We hope that this information will prove helpful, and will aid you in preventing water intrusion in the future. As always, we thank you for choosing Quality Built Homes, and wish you many happy years in your beautiful home,Sincerely,Charlie RAugust 5, 2016[redacted] Waldorf, MD [redacted]Dear [redacted]:We are in receipt of your letter dated July 16, 2016, We apologize that you felt insulted by our response, and assure you that it was not our intention; we sought only to explain our findings to date, Despite repeated visits to your home, on no occasion have We found any issues that could explain the groundwater intrusion.In our ongoing efforts to troubleshoot the problem and aid you in rectifying the situation, we have inquired and investigated a number of potential causes, [redacted]'s inquiry with regard to your solar panels was exactly that - an inquiry, without implication,Our letter in no way insinuated that Quality Built Homes replaced your sump pump at our expense on more than one occasion. We state that we replaced your sump pump and backup battery on October 8, 2015, despite finding no fault or defect with the Sump pump.If you can provide pictures or video of the water intrusion, we will be more than glad to investigate the situation further. Because we have been unable to find any evidence of water intrusion outside of the sump crock, and have been provided with no photographs or indications as to the source of the flooding, our ability to diagnose the problem is compromised. Our representatives have seen no visual evidence of flooding on any occasion, despite inspections of the drywall and trim, Surely you must have photographs from the Various insurance claims. If you would be willing to share those with us, it would be of great assistance in our troubleshooting efforts, Reports from your repair contractors may also provide clues as to the source of the problem, in the event that a tripped GFCI is not the cause of the issue.After your most recent instance of water intrusion, [redacted] concluded that a tripped GFCI was the culprit. Although a tripped GFCI is a maintenance issue and not indicative of a defective condition, We replaced the GFCI as a precautionary measure. Despite numerous heavy rains (as shown in the attached weather report), to the best of our knowledge, no further flooding has occurred. Reports from your repair contractors may also provide clues as to the source of the problem, in the event that a tripped GFCI is, in fact, not the cause of the issue.Should you wish to take further measures to minimize the risk of water intrusion in the event that your GFCI trips again, we would recommend a back-up generator, or a Waterjet back-uppump.With regard to the low spot that straddles the line of your lot and your neighbor's, repairs were completed on July 21, 2016. A siding replacement was conducted at that time as well.We hope that this information gives you a greater understanding of our positions with regards to water intrusion in our basement.
