The evidence that I have in regards to the condition the apartment was in when the tenant moved out is the move out inspection sheet. The property manager goes through the apartment once keys have been turned over by the tenant to assess damages. On said inspection sheet there is a comment made under "Kitchen" noting that there were holes in the cabinets as well as the apartment being dirty and missing closet organizers. After further inspection of the Move-out Inspection Report you have been charged as follows: $90 - general cleaning fee, $125 repairs fee, $$60 replacement fee and $40 debris removal fee". These charges add up to be $315. With pro-rated rent added, the amount owed by the tenant is $740. His deposit of $850 covers the amount owed and amounts to $110 being owed to the tenant. This is the corrected amount from the previous response. I am truly sorry for the unsatisfactory experience you encountered with Bass Properties at the end of your lease. The office has since gone through personnel changes.

[I do appreciate the business attempting to resolve the complaint, and I believe it is fair for me to be responsible for pro-rated rent for the period Nov. 1-15 ($425). However I still am in question about the fees imposed on me... I do not remember removing any closet organizer - the only built in elements in the closets were a couple of wire shelves. I would have no reason to take those from the apartment, nor did I. Does Bass Properties have any evidence of items removed from - or damage done to - the apartment? I had also understood that nail holes are considered normal wear and tear - is this not true in KY tenant law? I could have filled the 6-8 nail holes in 5 minutes with a can of drywall mud for $5 if I had known that was not considered normal wear and tear. I have never experienced charges for nail holes in 10 years of apartment renting. Would Bass Properties please provide any evidence of these issues I am being charged for?]

Thank you for the explanation and move-out inspection form. I did not previously receive a copy of that form. I did not remove any closet organizer, but I have no way to contest this because I did not take photos of the closets before moving out. In light of that I confirm that the correct amount to be refunded to me should be $110. Thank you for your assistance.
