This is a Rinnai Tankless water heater which was not originally installed by C & C Olympic Heating and has lived past its life expectancy. On 1/7/15 we were called out to Ms. [redacted]'s rental house for a service call because the home did not have hot water or heat. After our assessment, it was...

determined that the burners were sooted up and the heat exchanger was plugged. She was given the options of replacement or repair. The repair came with a 50/50 chance of success with the probability of the issue happening again. Ms. [redacted] opted for the least expensive repair of the two options and would take her chances if it failed again. 
We replaced the heat exchanger and burners on 1/21/2015 with a good out come- the system was heating water and making heat for the home. On 8/19/2015 we were called out again for uneven water temperatures. We located a failing mixing valve and a faulty expansion tank. These are plumbing related problems and are not a part of the tankless water heater that was repaired on 1/25/2015. Ms. [redacted] was not charged any labor for this service call as a courtesy and we replaced the expansion tank at that time for $55.00. 
On 8/26/2015 we returned to the job site to replace the mixing valve. Ms. [redacted] lives in Poulsbo and had missed the ferry to meet us for the service call. She ran an hour behind, but we waited and didn't charge her for the extra wait time. The service man Dillon replaced the mixing valve and found a broken spring after the valve replacement and couldn't get the system to produce hot water to the home, but the tankless heater was making hot water. Dillon called the senior service tech Chris, and he stopped by to assess the problem. Chris found a blockage in the homes plumbing system which kept plugging up the new mixing valve. Chris flushed the complete domestic water system and also the radiant heating system to find very dirty and rusty water in the system. Chris also cleaned the venting as it was sooting up again. Also, that summer Ms. [redacted]'s yard became over grown with weeds and had started impeding the tankless heater vent that exited on the north side of the home. Chris weeded that side of the yard for her. The system was left in working condition and is still working to date to the best of our knowledge. 
At this time, C & C Olympic Heating had over 2 1/2 hours of chargeable labor to Ms. [redacted] for plumbing issues not related to the tankless water heater:8/19 Dillon installed expansion tank 1 hour no charge8/26 Dillon waiting for customer because they were 1 hour late no charge8/26 Dillon's service on plumbing system 2.5 hours charged8/26 Chris flushing plumbing & heating system 1.5 hours no charge
Chris C[redacted], the owner of C & C Olympic Heating had had a few conversations about this over the phone with Ms. [redacted], but she cannot understand or would not understand the difference between a tankless water heater and her domestic plumbing system being 2 separate things. Also, she took the chance of the repair to work while being warned she had a 50/50 chance of it to work. 
Ms. [redacted] also hired [redacted], a lawyer, to send C & C Olympic Heating a letter hoping this would go away. Chris C[redacted] responded multiple times to [redacted]'s letter, but to date, Mr. [redacted] has never responded to the 4 phones call left by Chris C[redacted]. We gave Ms. [redacted] until 2/23/2016 to pay but she refused.
