July 11, Revdex.com NBroadway, Suite St.Louis, MO RE: ID# *** I am responding to the complaint that was filed by my former tenant, *** *** C&G Homes, LLC is primarily a Roofing & Siding Company that has been in
business since We are proud to be a member of the Revdex.com and take pride in our A rating and hate to see it jeopardized by a complaint that does not even involve our primary business activities In June I purchased the property at *** *** *** *** 63376) under the name of my company, C&G Homes. I purchased this home as an investment rental property and before renting it to tenants I spent months fixing up this home and hiring professionals to do repairs and remodeling Once the home was ready I advertised the property for rent and *** & *** *** called wanting to see the home. They had the opportunity to tour the home and showed immediate interest in renting it. They were needing a place to live and wanted to move in as soon as possible. Even though the home was not yet ready we took extra steps to make sure everything was completed so they could move in by September 1st. There were a few things that had to be completed after they moved in and they were aware of this. Shortly after they moved in they called about the upper toilet not flushing, I had a plumber go out and look at it immediately and we were told that something had been flushed that caused the damage to the toilet. A new toilet was purchased immediately and Mr*** offered to install it so they would not have to wait for the plumbers which could take a few days. I paid *** *** $cash to replace the toilet. I never heard anything from the tenants about any black mold or that they smelled mold & moisture It wasn’t until April of that they called and said there was water leaking in the basement, this was during a rain storm that we received over inches of rain. What had occurred is the outside sewer pump broke while it was raining causing the sewer to back up. The pump was working fine before this and there were no other plumbing issues besides the broken toilet months before. I immediately contacted *** Plumbing that had discovered that the outside pump had broken during the rain storms. Since the basement had sewage water, I immediately had *** & *** to go to a hotel until the pump was repaired and the restoration company cleaned out the basementAfter everything was repaired and the basement was gutted and cleaned they could move back in upstairs. I felt terrible that this was inconveniencing them but it was out of my controlI did not charge them rent for the month due to the inconvenience and I lowered the rent by $since they were not able to use the basement for storage until it was repaired. Since my insurance policy only covered the clean up of the basement, I gladly paid for their hotel stay myself. After finding out how long it would take for all of the repairs in the basement I offered to let them out of their lease and I would give them a free months (June) rent and let them find a new place to live since the basement had flooded. They took me up on my offer and moved out on 7/1/17. The monthly rent was originally $per month for a 5-bedroom home and I only charged them $security deposit even though they had a large dog (Rottweiler) and I let them pay it over a 3-month period. After *** & *** *** moved out *** was insisting that I meet her at the house to give her their $deposit back in cash. I told her that I would if everything upstairs was as it was when they moved in. I met them at the home on 7/5/and I was shocked when I walked into the home. It looked as if it had never been cleaned since the day they moved in. The stove and microwave was covered in grease that was also on cabinets and flooring. The home has the original wood flooring that was in good condition when they moved in. It now had deep scratches and stains throughout the home. The walls, baseboards & doors had been painted when they moved in and they were now black with dirt. Something had been spilled on walls and doors and never cleaned up. The bannister on the stairs had been chewed up and then filled with some sort of plaster to repair itThere are deep scratches in the drywall from their dog and they had left trash in the garage and in the lawnMy heart was broken to see this home look like this after many months of challenging work to get it to look nice. When I pointed out the damage to the house they immediately said that it was like that when they moved in which is not the case. They accused me of somehow tricking them into renting my house and they deserved their $back I have pictures of before and after and I can get statements from the workers that installed the flooring and painted that the home was in terrific condition when they move in. Therefore, I have refused to give them back their deposit. I sent then the attached Accounting Security Deposit Statement. It is going to cost much more than $to repair the wood flooring and to have it cleaned and repainted. The yard was without care for the entire year that they lived there. I feel that their complaint is ridiculous and that it has nothing to do with the real business of C&G Homes, LLC which is roofing, siding & gutters. I feel their complaint to Revdex.com is them being vindictive because they wanted their $but did not chose to do what it took to get their deposit returned to them by cleaning & repairing the home that they had lived in for almost a year I will be selling the home and no longer renting it out under the company name of C&G Homes. I figured out that being a rental property owner is not as great as I thought it would be Please feel free to contact me with any additional questions or if you would like to see pictures or get statements from the workers Sincerely, *** *** C&G Homes, LLC

Please email me how to scan or mail a copy of the contract to you at[redacted].net  I will include complaint number on document.1/17/2018 2:46 Mediator left message.1/17/2018 3:53 pm The supply company admitted fault and asked for bids. I did not get inolved in that I asked the original contractor to get all of those.  A bid to replace the four pads came back for $3,560. We discussed that since my home is 15 years old it wont match. They then got a bid for $8,000 for an acid wash and asked me if I wanted to pay that. I refused since their contractor caused the damage and they should make good on it.  I did get a check for $3,560 and I did finally cash it. It came with a release I was supposed to send back but I never did return it. The release said I release [redacted] company etc.   No I have not had the pads replaced.  I have not gotten other estimates since I wanted them to be responsible for the damage their sub contractor caused.  I also wanted to go on the record since other consumers should be aware of the fact that they did not back up their original position that they would insure their subcontractor resolved my issues.1/31/2018 2:32 pm Mediator explained that since he cashed a settlement from the supply sub contractor he couldn't pursue this any further but it would remain as a complaint against the original vendor. I asked if he had already tried to get the subcontractor to cover the acid wash and he said he had pursued that.  He thanked me for my time and efforts on this before ending the call.

I am rejecting this response because: I did not hire or contract [redacted] Roofing nor did I get the bids for the driveway. C & G Homes is who I hired. They are the ones that received bids to repair the driveway. My payment was made to C & G Homes for the entire job. They also contracted out the roofers to complete my roof. I did not pay them. C & G Homes did and paid them. They damaged my gutters and C & G paid to have them repaired. I did not deal with the roof laborers. They dealt with them and paid for the gutters. I feel C & G Homes are just trying to wash their hands of the situation because they do not want to pay the additional driveway cost that [redacted] who they contracted won't pick it up.
Sincerely,
