Had an appraisal ordered which costed $890.00 to begin with which is a lot of money for an appraisal but paid it since it was a time sensitive real estate deal. The appraisal was set up for Thurs July 30th at 4:00pm. There was a message left for the appraiser where the key was to get into the house at 9:00am on July 30. The appraiser showed up to the house in the morning unannounced with out any phone call about the schedule change very unprofessional. He stated he did not receive the message about the key until after he left but if he showed up the time he was scheduled I bet he would have herd the message with out a problem. He expected the home owner to answer the door for an unannounced visitor to the property in the morning. The person living there is a young female in her early 20's.He left after not being able to get into the home and then requested another payment of 200.00 for a trip fee because he couldn't get in when it was his own fault for numerous reasons. They have not taken any responsibility/or accountability for their behavior. I had to pay the 200.00 in order to move forward with the loan process. I had to already move the closing date because of this situation. Extremely disappointment that they are not stepping up and taking responsibility for their short falls.

On 7/24/2020 I received an email communication from *** Management Company requesting that I quote a fee and estimated turn time for an appraisal assignment at ***, NC. The order stated that the following forms were required: 1004, 1007, As Is +ARV. I quoted the appraisal as follows based on my standard fees list: $500 for the 1004, $150 for the 1007, and $100 for the As Is + ARV with an ETA of 8/10/20. At 3:14 pm on 7/24/20, I received a reply to my quote stating that the appraisal had been assigned to me.
On the morning of 7/27/20 my office staff received a telephone call from the borrower's real estate agent asking if the property had been scheduled for inspection yet. He stated that even though he was not listed as the point of contact on the order, the borrower had given him permission to schedule the inspection. My staff asked him if the property was available to be inspected that day as I was already in *** for another inspection. He responded that it could not be inspected that day and an inspection was scheduled for Thursday 7/30/20 at 10am. *** was made aware of the upcoming inspection.
On the morning of 7/30/20 I left my home in *** to make the one hour trip to *** as I had an appraisal inspection scheduled for 9:15am. I arrived at the above noted property at approximately 10am. When I arrived at the property no one was there to meet me and permit entrance to the property. There were vehicles parked in the driveway. I knocked several times on the door but no one answered. At this time I attempted to reach the point of contact (the borrower) at the number provided on the appraisal order. No one answered my call. I then walked the property and took exterior photos and measurements. I called *** to make them aware of the situation and suggest the lender consider changing the appraisal request to a 2055 exterior only appraisal report. I informed the *** customer service representative that should the lender decide to proceed with the order as is, an additional trip to the subject property would be required for interior measurements and photos resulting in an additional trip fee of $150. This is my standard fee for additional trips. I then left the property to head to my next appraisal inspection.
At the start of the COVID-19 pandemic in March, my office hours changed as staff have been working from home some. My office is currently open from 10am - 4pm. On this particular day, staff arrived at the office at approximately 10am. After opening up the office, turning on computers, and getting the office operational for the day staff checked the phone messages. My office staff called at approximately 10:45 am to let me know that the borrower's real estate agent had called the office that morning (7/30/20) and left a message at 9:07am as to where I could find a key for entrance to the property. By the time I received the message I had already left the property and was on my way to the next assignment. I would have received the message had either the real estate agent or the borrower called a day or two in advance of the scheduled appointment day.
On 7/31/20 at 4:57pm I received a notice from *** that the trip fee was approved and to please reschedule the inspection. The inspection was rescheduled for 8/3/20. On 7/31/20 at 6:18 pm I received a notice from *** that the borrower would like to dispute the trip charge. I communicated with *** that the trip charge would stand due to the fact that I was not given advance notice about the location of the house key and the lender did not change the appraisal order to an exterior only report so second trip was necessary. At no time between 7/31/20 and the scheduled inspection on 8/3/20 was I notified to cancel the second trip. I inspected the property on 8/3/20 and the appraisal report was submitted to the AMC on 8/10/20. All requested revisions to the report have been made including revisions requested as recently as 8/18/20. My total invoice to *** for the completion of this assignment was $900. I have emails as well as the online communication log with *** which will verify the accuracy of the dates, times, and events I have listed above. I will be happy to provide you with copies of these documents for your review at your request.

As stated the staff asked him if the property was available to be inspected that day as you were already in *** for another inspection. The agent responded that it could not be inspected that day and was not available to be inspected until 4:00pm on 7/30/2020 because the tenant was moving out. So the staff should have communicated with appraiser about the situation and scheduled for a different day if that was not a convenient time. There was no contact to my agent who was the one in contact with the staff setting everything up. There was no phone call to myself because I received no messages if that were there the case. There was no communication as for a time change or permission to be there at that time. The tenant was not expecting anyone at that time and can not be expected to open the door for a stranger. The appraiser would have never had to go out a second time if staff communicated that the home was not available until 4:00pm and also the appointment should have never been scheduled in the morning since there was not permission until 4:00pm.

My staff spoke with the real estate agent on 7/27/20. My staff communicated to the real estate agent that I schedule inspection appointments between the hours of 9am and 3pm so that I can complete all inspections and have time in the late afternoon/evenings to work on the appraisal reports. The agent agreed to a 10am appointment. The appointment was never scheduled for 4:00 pm on 7/30/20 as my staff is instructed not to schedule appointments later than 3pm. At no point after the conversation on the 27th did myself or the office receive a call asking to reschedule the 10am appointment on July 30. If the property was not available to be inspected before 7/30/20 4pm then the agent should have informed my staff and requested an inspection on a different day. It appears there was a miscommunication between the real estate agent and my staff as well as the agent and the homeowner and her tenant. It is unfortunate however I do not see how the fault lies on me or my staff.
