In response to Complaint No [redacted] , 1st Alliance Lending, LLC (“1st Alliance”) responds as follows:On May 29, an appraisal was performed on the complainant’s property which included the garage/shed referenced in the complaint At that time, the complainant indicated to the appraiser affirmatively that the garage/shed was herproperty Subsequently, the complainant was informed by a 1st Alliance representative that, based on the appraisal, the loan could not proceed until repair or removal of the garage/shed was completed per FHA guidelinesAfter being informed of this condition, the complainant denied that the garage/shed was on her property Determination of the property lines can now only be made by a survey

Unfortunately this loan application did not meet our underwriting guidelinesHowever, the borrower will receive a Statement of Credit Denial, which should permit her to retrieve the money she put down

When this applicant was pre-qualified, she told us she had a full time job When we reviewed her documents and completed a Verification of Employment, it was evident that she in fact does not have a full time job Her actual income was accordingly lower than we understood it to be when the pre-approval was issued, which led to the application being denied While we regret that this applicant was not approved, we must adhere to underwriting standards

Thats not rightIf that's the case why did I recive collection notices and have negative credit on my credit reportsI had to pay to insurance so I could renew my auto insuranceSo I still want reemburced for that and the months of credit rebuild to get it off my reportsThose are a month Complaint: [redacted] I am rejecting this response because: Sincerely, [redacted]

On May 16, 2016, [redacted] spoke with a 1st Alliance representative and inquired about prequalification for a home loan During the conversation, Mr [redacted] stated that he had been temporarily laid off from his job because “the labor was so low,” but explained he was going back to work in a month He provided his income, which he stated that it had been consistent over the last two years, and gave his permission to pull his credit report As was explained to Mr***, the preliminary review of his eligibility was based on his assertion that he would return to work, and that he expected his income to remain consistent with prior years Based on those assumptions, Mr [redacted] was advised that he was pre-qualified to apply for a purchase loan from 1st Alliance under an FHA program, and could move forward with the full application and underwriting process On May 25, 2016, Mr [redacted] called back and a full application was taken Mr [redacted] confirmed that [redacted] remained his employer, that he was still being paid a “stand-by” rate, and that he would be going back to work with [redacted] in within months This turned out to be incorrect: Mr [redacted] did not return to work, and his employer indicated that he was no longer employed there His income thus appeared likely to be lower than it was in prior years In other words, Mr [redacted] suffered a job loss, which had a negative impact on his eligibility for a mortgage Because of this change, Mr***’s full application was denied While we regret that Mr [redacted] was not approved, 1st Alliance can only extend credit to borrowers who meet eligibility guidelines and demonstrate an ability to repay the loan sought

This complaint alleges that 1st Alliance Lending mismanaged the customer’s homeowner’s insurance policy, producing late payments that have subsequently been transferred to a debt collection agency. However, according to the insurance company there was never an active homeowner’s insurance... policy with 1st Alliance Lending as the mortgagee because the loan did not close.

1st Alliance Lending, LLC has been in contact with the customer and have since reached a satisfactory resolution

I am rejecting this response because: it should not take several weeks to get back what you needI sent in months of bank statements for proof of child support then weeks later I get told you need month of bank statements for child supportWhy I just sent in months? Have not received child support again in that timeI emailed bank statements, get told he got everything then weeks later I get " oh those emails wouldnt open up"I talked a lady about my student loansweeks later I was told I didnt talk to anyone because it was never set upThey said they were with first allianceI called william after I got off the phone with her & where my students loan were thru & told him everything that was saidI could never get a hold of williamI called & emailed never could get an answer backI needed questions answered & couldnt get answersI have friends that just bought houses & didnt go thru all thisWhat I have read on reviews im not the first one who has gone thru thisI guess I should have done my homework.

1st Alliance Lending, LLC (1st Alliance) stands firm with our initial response and offers the following information for further clarification: 1st Alliance adheres to all FHA requirements regarding proof of income and acceptable sources of funds, and in this case, additional documentation regarding the consumer’s assets and credit were requested in light of newly provided informationLikewise, in an attempt to meet FHA requirements regarding federal debt, 1st Alliance requested a credit supplement from *** *** *** *** *** *** ***, to confirm the status of student loans in collectionAs stated previously, while these requirements may be burdensome and in some cases lengthy, we are legally required to abide by themWe regret any inconvenience this may have cause

We have reached out to the
borrower about this matter and are attempting to reach a resolution that
addresses their concerns

1st Alliance Lending is required to underwrite to certain guidelines, which are established by federal agencies and investors, and those requirements include the documentation of sourcing of funds. While sometimes these rules can be burdensome, and we regret that they appear to have caused
inconvenience in this case, we are legally required to abide by them

Yes there was not an active mortgage. But u didn't cancel the insurance when u stopped our closing. So I want reimbersed for the money I am out now. Because u started the policy before closing then cancelled the closing and didn't cancel the policy I knew nothing about.

This loan has since been transferred to a new servicer. 1st Alliance has reached out to the new servicer and encouraged them to provide a streamline refinance to this individual.

When this applicant was pre-qualified, she told us she had a full time job.  When we reviewed her documents and completed a Verification of Employment, it was evident that she in fact does not have a full time job.  Her actual income was accordingly lower than we understood it to be when...

the pre-approval was issued, which led to the application being denied.  While we regret that this applicant was not approved, we must adhere to underwriting standards.
