The tenant was advised before moving in that the apartment had bed bugs but had been treated.
In some cases it takes more than one treatment to eliminate...

the critters and this is why he was
advised of the problem.
Tenants are given 24-48 hour notice of inspection and tenant acknowledges this.  During this
inspection the apartment was found in a totally unacceptable condition with a cat in the unit.
We are a no pet facility.  Tenant was advised of the unacceptable condition and lease violation
regarding the cat.  He reported that he put the apartment into acceptable condition and a follow-up
inspection could be conducted.  It was found to be acceptable.
He reported that there was evidence of bed bugs and we scheduled a treatment of which he was
advised.  Terminix called the evening of the scheduled treatment and reported of a vehicle break-down
and they would be here the next morning.  This occurred late in the evening when I was at home.  I
did not have the tenant's phone number at home.  When I got to the office the next morning I called the
tenant and found his phone busy just as Terminix arrived.  I had them treat the unit and called and
advised the tenant the treatment had taken place.
Cactus Oaks is an older complex constructed in 1983.  Very minor sheet rock cracks along with
patched holes come with age. All holes are professionally repaired.   We are next to a wooded
area and treat for mice when tenant advises us of their presence.
This tenant's move-in sheet gives management permission to enter if a need arises.
Current management has been in place for over thirteen years and no complaints or grievences have
of this sort have been brought to our attention or to the Revdex.com before this incident.
Respectfully submitted,
