I usually do not write review, but feel it is necessary so other people do not use this companyThis is the worst management company in ArizonaWe own a house they manage and they have done absolutely nothing for usAll they do is collect their fee each month and provide no other services for the owner or renterThe promise to inspect the house times a year and have never even been out to the houseThe people with the company are rude, not educated, and not helpfulThey do whatever they can to not talk or deal with their customersTenant made written work orders that were never address or addressed weeks laterPayments from the company to the owners are late every month, even though our tenant pays on timeStaff tuns over every month, so you never work with the same personNothing has changed with the company since Caliber took over GoldenWest, they are still terribleFind another company!

Key Points: [redacted] Caliber does not return phone calls [redacted] Zero integrity, blows off commitments, absolutely does not return phone calls [redacted] Lies about the application process extract revenue from potential renters through submission of application fees Pros: - Real estate agent arrived on time - Website easy to navigate Cons: - Consistent lies, failed promises to return phone calls, email, text messages - Lack integrity for themselves, respect for the customer and take no pride in completing proficient work Typically for Yelp reviews, I prefer to highlight the pro's for a company initially vs the cons, however for this case I must make an exceptionI reached out weeks ago to Caliber Property Management regarding a rental property that just arrived on the market, advertised as " [redacted] IMMEDIATE MOVE IN [redacted] " I received a response to my initial inquiry within minutes, and greeted by a pleasant voice that was able to answer all my questionsBased on my assessment of the area, knowledge of the home, and current lease situation, I decided to submit an application for the home early before the viewingThe same day I viewed the property with the real estate agent, he was polite, arrived on time, and very informativeOut of all the things he said (which I have an audio recording) is that the applications submitted to the house are held in order so the owner would see application on a first come first serve basisI decided I had received enough information, verified with their Finance department that my application was in fact the 1st, and had already been processed and sent off for approval The next day I contacted the real estate agent, first my phone (no answer), second by text (received answer) ( [redacted] - http://www.caliberrealty.com/Agent-DetailXXXXXX-XXXXXXX/) Whom informed me that I would have a final answer on the application within 24/hours (saved text messages) I decided to wait out the hours without contacting them, hoping they would sort things out in the meantime however, days later, I call [redacted] and leave a message as well as send text messages, no response, no calls back, nothingFrustrated I decide to wait it out and call the next day (now days later)I send [redacted] a text first thing in the morning, hoping that would call, nothing, I wait till 1pm and decide to call himTo my surprise, he answered the phone! Briefly described he had had a family emergency Friday and would have an answer back to me by Monday ( day ) by 10AM at the latest Day - Monday rolls around, I call ***, no response, so I decided to text him, no responseFrustrated at the extremely poor communication and level of unprofessionalism I chose to contact the main office to find answersI was directed to [redacted] Good [redacted] - ( http://caliberco.com/caliber-team/ ) [redacted] answered the phone, I briefly introduced myself, and right away she asked "Is this [redacted] ?", I said yes, she responded "We just send your application over to the owner of the property and promise to have an answer for you by the end of the dayWe have your application, plus another we have sent over for him to review once he gets out of a meeting." Going back to ***'s statement regarding "first come first serve", confirming he had flat out lied to my face I said thank you, and hung up the phoneWaited all dayNo phone calls, no text messages, no emails, nothingI decided to call the same day at 4pm and leave a voicemail for ***, no response Day - Called - Emailed - Texted [redacted] and [redacted] (did not text [redacted] as I do not have her cell, otherwise I would have)No responseNo Email repliesNo txt repliesNothing Save yourself some time and stay away from CaliberPM - CaliberPM.com - Caliber Property Management, etc, etcThe bottom line here is they wasted invaluable time, I now have less than weeks to find a rental propertyTheir behavior thus far has proven to be extremely unprofessional, their extreme lack of communication is unmatched by even the worst rental agencies I've had experience working with, and ultimately, their behavior proves they have little integrity and that their word cannot be trusted Also, I would like my $back Timeline: Day - Tuesday - Submitted application, paid fee, verified processed - Met with [redacted] - CaliberPM Day - Wednesday - Called ***, informed process takes 24-hours Day - Thursday - Patiently waited, verified with [redacted] my application was approved Day - Friday - Called [redacted] ***, no responseTexted [redacted] no response Day - Saturday - Called ***, answered, promised a decision by Monday at 10AM at the latest Day - Sunday - Patiently waited Day - Monday - Received no call from [redacted] ***, called/texted, received no response - Called [redacted] promised an answer by the end of the day - No response by 3:30pm, I called at 4:00PM, received voicemail, no response back Day - Tuesday - Reached out, no response

Extremely horrible management company, Condo was not cleaned prior to moving in when I contacted them they said it was and their inspector inspected it and signed off everything was ready to go, it wasn'tMany many things wrong inside contacted to have fixed and after weeks still waiting to have everything fixed even the most minor thing of replacing verticle blind slats they can't even come fix, the tub leaks around the drain goes under the tub they things it's OK to leave it goNo since of urgency with these peopleThey leave work orders open and don't tend to themSure when your initially renting their right on top of everything but once the lease is signed your no longer their priorityI regret not doing my research prior to renting from these peopleDo yourself a favor and steer clear of themMaintenance guy set up to come over last week didn't show up rescheduled for today didn't showProperty Manager does nothing about anything, you would think being she is the property manager she could get things doneNope she won't do anything

Typically for Yelp reviews, I prefer to highlight the pro's for a company initially vs the cons, however for this case I must make an exception. I reached out 2 weeks ago to Caliber Property Management regarding a rental property that just arrived on the market, advertised as " ** IMMEDIATE MOVE IN ** ".

Day 8 - Called - Emailed - Texted [redacted] and [redacted] (did not text [redacted] as I do not have her cell, otherwise I would have). No response. No Email replies. No txt replies. Nothing.

Save yourself some time and stay away from CaliberPM - CaliberPM.com - Caliber Property Management, etc, etc.. The bottom line here is they wasted invaluable time, I now have less than 2 weeks to find a rental property. Their behavior thus far has proven to be extremely unprofessional, their extreme lack of communication is unmatched by even the worst rental agencies I've had experience working with, and ultimately, their behavior proves they have little integrity and that their word cannot be trusted.

Also, I would like my $50 back.

- Called [redacted], answered, promised a decision by Monday at 10AM at the latest.
Day 6 - Sunday
- Patiently waited
Day 7 - Monday
- Received no call from [redacted], called/texted, received no response.
- Called [redacted] promised an answer by the end of the day
- No response by 3:30pm, I called at 4:00PM, received voicemail, no response back
Day 8 - Tuesday
- Reached out, no response.

We own a house they manage and they have done absolutely nothing for us. All they do is collect their fee each month and provide no other services for the owner or renter. The promise to inspect the house 4 times a year and have never even been out to the house. The people with the company are rude, not educated, and not helpful. They do whatever they can to not talk or deal with their customers. Tenant made written work orders that were never address or addressed weeks later. Payments from the company to the owners are late every month, even though our tenant pays on time. Staff tuns over every month, so you never work with the same person. Nothing has changed with the company since Caliber took over GoldenWest, they are still terrible. Find another company!
