Caliver Beach Mortgage was great until it came time for notarizeing docs.
I dealt with Lance Williams an associate that works from home in AZ. Everything went smooth up until it was time to close loan (loan was supposed to close on 17th of December and Fund 22nd of Dec), then silence. I tried calling office, loan agent, anyone that would take my call but to no avail. I did receive call from matt who said he would get back to me in five min but still nothing.
I figured ok holiday season they may be closed. But it’s Monday 3rd January and still silence.
Docusign showed the group that was handling my loan so I called them they stated must talk to lending agent.

Whats wrong with these people?

I performed services for one of their clients, at their request, and they have not paid me for those services. Payment was not made at settlement.
I performed an engineering foundation certification, at their request, for a client of theirs in September 2019 and I was guaranteed that I would be paid at settlement. Based upon their guarantee, I provided my certification report and invoice to them in the amount of $647.50. After several months had passed we still had not received payment. When I finally was able to contact someone they initially lied and said a check was sent to their client in our name and that it should have been sent to us by the client. We never received a check. After numerous times trying to contact this company and getting the run around, they finally told me that the funds at settlement were short and we did not get paid. They were suppose to issue another check, but never have and they no longer respond to my emails or phone calls. A very unprofessional company.

I am seeking full payment in the amount of $647.50 for my services.

I was promised by a refund for an appraisal by Ryan C on 2/13/20. I have not received it yet. Today is 3/4/20. I have had no responses from him!
I worked with Justin C, NMLS License ID# *** at Cavalier Beach Mortg. 1st the closing was delayed because they sent my loan to the wrong bank. However, they had me pay for an appraisal. It was pd for and scheduled. The day of the appraisal nobody showed up! I wasted a day from work. After repeated calls I found out Cavalier Beach canceled the appraisal because they sent my loan to the wrong bank. They never bothered to notify us! Then they re-scheduled another appraisal with a different appraiser and $100 more, that we had to pay up front for. Time ticks on, we keep getting the run around for closing. Thursday, 2/6/20 it is scheduled for. About 5 pm they cancel it saying they didn't have anyone to come out. Then it is rescheduled for Monday, 2/10/20. Again, last minute canceled- said they are waiting on paperwork this time (not from me). They ask me to docusign documents with a much higher closing cost and monthly payment then discussed but state not to worry because even though that's in writing, they will still honor what I was quoted. No, sorry! We are leaving for vacation late Thursday night, 2/13. They promise it will be done on Tuesday. Again- nothing! Then Wednesday- nothing. Finally, Thursday, last minute- they cancel again. Justin didn't even bother to call me to tell me, he sent his manager Ryan C to call me. Mr. C has to be the most unprofessional, incoherent and rude person I have ever encountered. I told him I was not interested in doing business with them any longer and wanted a refund for my appraisal. After yelling at me and arguing with me I told him I was contacting the Revdex.com. I requested to speak to his manager but he claimed he is the top person at the company and there is no one higher then him to talk to unless I wanted to talk to the owner, which he preceded to tell me I may as well try to reach ***'s owner. I asked to talk to the owner but he refused to put me in touch or give me their name. I would think an owner would want to know if they had such an incompetent manager running their business- more than likely, into the ground. Mr. C stated he wanted to record our conversation. I gave my permission. His attitude changed a little and he stayed several lies, which I corrected, during our recorded conversation. He did state I would receive a full refund for my $550 appraisal. That was on 2/13/20. Today is 3/4/20. I have not received the refund and none of my correspondence to inquire about a status have been answered by Mr. C.

I am seeking a refund of $550 for the 2nd appraisal we had to pay for upfront.

We care about our clients schedules and lives, and we always try to be accommodative when it comes to the timing of a closing. While we disagree With many of Ms. comments, we do agree on is that she was upset with the timing of her refinance, and the best thing to do was to issue her an appraisal refund in advance of her closing as a show of good faith per her request. We have sent her a courtesy refund for her appraisal and she has confirmed she has received the check.

We are still working with Ms. on her refinance after clearing up all of her concerns, and when all is said and done we believe she will be a very happy client.

Justin c*** who works for this company was rude and very in professional they send a noterie to our home who got extremely rude with my husband and when asked to leave he refused then they sent a appraisal person to our house who was only at the house for about 15 minutes and said we had to have hand rails put up on three stairs on the back we had a prior appraisal less than three months before we should not have had to have another appraisal done they are good for a year they charged us over 700 to have the appraisal done they repeatedly lied about everything it does not take 6months to do a home loan and yes they made us not make the payment on time too our loan company
We would like our appraisal money back

While we are sorry that Mrs. is unhappy, we must disagree on many of the statements she has made. What we agree on is that We did not have a pleasant ending to our business relationship.

We never lied to Mr. and Mrs. about any of the details of this transaction.

We are not the cause for the timeline being extended, they are responsible.

We attempt to close loan program as fast as possible in all cases.

We were never unprofessional or rude, and we had a very pleasant experience working with Mr. throughout. Mrs. was the party that acted rude and unprofessionally.

We sent a 3rd party notary agent with no affiliation to our company outside of being contacted to help facilitate the signing of a loan application to Mr. and Mrs. home with their permission.

Mr. and Mrs. said that the agent was rude. We communicated this to the agent and agency, and the agent said he was being mistreated while trying to facilitate the signing. There is more to this story on the agents side, and I'm sure they will be willing to provide detailed information if requested of Revdex.com as they were not pleased with the interaction. With that said, We addressed this situation with Mr. and Mrs. and apologized if the agent had offended them, and we apologized to the agent and agency if he had been offended by our clients.

We sent a 3rd party appraiser to Mr. and Mrs. home with their permission after explaining that an appraisal was necessary.

When the appraiser arrived it was noticed that the home was missing stairway railings, which is a safety hazard. This caused the home to not meet FHA guidelines. It seems the prior appraiser during the purchase was not at thorough as the appraiser contracted for their refinance.

FHA appraisals are not "good" for one year.

FHA Appraisals are usable and transferable between lenders for 6 months, however that is only the case for each individual transaction, as appraisals are tied to an FHA case ID #. Once the purchase was completed, the original appraisal was no longer usable for another transaction such as the refinance they were attempting.

A new appraisal is required for each transaction, and was required in this case.

To be clear, we did not send an appraiser out to the ***'s home for no reason, the appraisal was required for the FHA rate and term refinance program we were performing.

I am willing to provide detailed FHA guidelines on appraisals if requested of the company to validate the above facts.

Mr. and Mrs. did not want to complete the necessary repairs required to qualify for the program right away and opted to wait quite some time to complete the repairs. We have detailed communication logs on this matter if requested by Revdex.com.

During that period, the wait resulted in Mr. and Mrs. being deemed ineligible due to qualification based factors as their credit qualfications had dropped below the minimum threshold for qualification due to missed payments on credit accounts. Their loan was denied by the lender because of this.

Mrs. has spoken to a member of our staff only two times.

The main point of contact was Mr. who was pleasant and had pleasant dealing with our staff throughout the program timeline.

The first time Mrs.r Spoke with our staff it was a pleasant conversation, and the other conversation was when Mrs. called in furious that things didn't work out because of the credit issues.

She was very aggressive with a member of our staff and was cursing
after she was told about the denial She told a member of our staff to take the loan and Shove it in a place I won't mention.

During the conversation before the cursing, it was explained that they would not be receiving a refund for the appraisal for the following reasons;

1. We are not the appraisal management company, nor are we associated outside of using their services as the lender selects the AMC, not our company

2. An appraisal was performed to completion and they received a copy.

3. Caliver Beach Mortgage isn't the beneficiary of the performed appraisal, the homeowners are. Caliver beach mortgage does not profit from the homeowner receiving an appraisal, and has no benefit nor reason to order an unnecessary appraisal.

4. The reason the loan was denied was due to non payment on credit account resulting in Mr. and Mrs. being disqualified for the loan.

We have issued voluntary refunds for appraisals before under different circumstances several times, and have no problem doing so every time if something goes wrong on our end or if things simply don't work out due to no fault of our client.

However we are never required to reimburse for an appraisal, and In this case we choose not to as we are not responsible for Mr. and Mrs. credit history, or the appraisal they had performed, as they wanted to qualify for an FHA loan program.

It is never fun to deny a loan transaction that so many have invested their time and energy into. When this happens both parties are very disappointed that much time, effort and money has been spent for a transaction that is ultimately unable to take place.

We are sorry that this transaction didn't work out, we hold no ill will with the ***s.

We hope this brings clarity and resolution to this situation.

It was suppose to be a refinancing on my Townhome.
I had the worst experience ever. when I called to have my home refinanced I told the Rep that my HOA would not except FHA loan what do they do. They had an FHA appraisal done on my townhome which my HOA would not except. They charged my credit card over 5 hundred dollars for the appraisal. the individual handling it from there he said I could get a conventional Loan. After many calls I had to make to them to get the status on my loan application they said my numbers did not get there but if you wait your numbers would get to this point and we can do it. I waited and waited and finally called to have them cancel it. It took longer than it should have. I feel I was ripped off. I don't know if they thought because I was a woman they could get by with it. I was dubbed. I hink all they wanted was my SS#.

After talking to a local lender and told him what happened he said it never should of happened. He was upset that they would treat someone that way.

I would NEVER recommend them to anyone BEWARE.

We're very sorry to hear that Ms. is dissatisfied, but we strongly disagree with Ms.s interpretation of the situation.

When she received her initial FHA loan her condo was FHA approved.

Between then and her application to work with us, her condo association let their approval drop.

No party was aware of this before an appraisal was ordered. Had we been aware we would not have ordered an FHA appraisal, nor would we have ordered an appraisal at all, until qualifying Ms. for a conventional loan.

We are not the appraisal management company, and have no benefit to ordering an inaccurate or unnecessary appraisal, and we certainly do not profit from her paying for an appraisal to a third party company.

Our company is only compensated with the consummation of a loan transaction, meaning we are unpaid for our services until a loan transaction closes, and not compensated for time and effort if it doesn't. To be clear, this means we want the loan transaction to work out as much as our clients do.

When we discovered her condo was non-warrantable, we attempted to do a Conventional loan for her, however we were unable to qualify her for a conventional loan to no fault of our company.

We let her know that the only thing we could do is to wait to see if the rates dropped in order to get to get her qualified.

She told us that she would rather cancel than wait, which is her right.

As far as her comments concerning her being treated badly because she is a woman, being duped and her allegation that we only wanted her personal information which seems like an insinuation that we want to steal her identity - these comments seem to stem from the frustration of paying for an appraisal and not having the loan work out, and we believe that she knows that these comments are unfounded as we were professional and courteous during our dealings as we are with all of our clients.

We believe this was simply an unfortunate circumstance that has led to a complete misunderstanding of the situation, and we would like all parties to part ways as friends, and to leave the situation no worse than where we started.

With that being said, We would like to extend a courtesy and provide her with a reimbursement for her appraisal even though we were not compensated for our services, and we are the beneficiaries of the appraisal she paid for.

We enjoyed working with Ms. and wish her the best in the future.

After they took my personal and vital info, I've had nothing silence from them.
After they took my personal and vital info, they refused to contact me. I've sent a couple emails and tried repeatedly to contact two specific representatives. Left messages on voicemail. I feel as this company is out there dupping individuals for their SSN and other personal info. I personally feel like a fool for trusting and ever dealing with them. Consider this a fair warning to all whom seek to respond to their letter or calls. DO NOT TRUST!

Stop running my credit and shred all my info along with forgetting it.

Mr. applied for a loan program, and we ran into a snag with getting an immediate approval.

We notified him of the issue, and we set up an appt. to go over more information. This scheduled appt. was not met on our part, as we were still working to get more information and results.

This was communicated again when mr *** called in to find out what his results were. While We were not silent, our follow up was poor because members of our staff were out on vacation and personal reasons.

Mr. did send emails that we did not respond to, as we explained we would call him when our findings were complete, when he had called us back.

Our error was missing the scheduled appt. and not following up right away, which we take responsibility for.

We explained that we were short staffed, and that we were sorry for the situation, and from here everything should go smoothly as far as communication, if Mr. would allow us the opportunity.

We have since spoken and we are now working together on a loan program.

We have asked Mr. to remove the complaint as there was a misunderstanding of why our communication wasn't constant.

We take responsibility for the delay.

As far as the details of the complaint, we understand the frustration and concern caused by the lag in communication. We only use the information provided by our clients for the purposes of obtaining a mortgage loan, which we explained, Mr. understood, and I think we are now on good terms. We only pulled Mr. credit for the purpose of obtaining a loan program, and we only ran it the one time he provided us permission to do so. As far as his personal information, we are working together and we are in possession of this information with his permission.

The team was incredibly helpful and provided plenty of excellent insight and guidance with when the best time to refinance was and helped me meet my financial mortgage goals (whether lowering my interest rate, reducing my term or reducing my PMI). I worked with Lissell both times and she also helped facilitate navigating all the paperwork necessary and explaining in clear terms how this would change my mortgage payment process, impact my escrow and all other aspects of a refinance. Jack H and Caliver Beach Mortgage made statements to me which lead to me having a late payment on my credit history that will not be remove
To all, it has been brought to my attention that my loan has not moved forward. I have been contacted and told that the loan will not be approved because my credit is showing a late mortgage payment to PennyMac. This payment would not have been late if it was not for a misunderstanding or a miscommunication between myself and Jack. Once Jack pointed out the mistake I took care of all my mortgage payments to PennyMac. I have contacted PennyMac and explained to them what happened and pleaded with them to remove the late payment from my credit report, but they are not able to help as it was not a PennyMac issue that resulted in the late payment. PennyMac has stated that Caliver Beach would have to contact PennyMac on my behalf and take responsibility for the issue which lead to the late payment. PennyMac also stated that I can contact the Revdex.com to have them work with Caliver Beach to get the late payment removed from my credit history.

For Caliver Beach take responsibility for the issue which lead to the late payment and to remove the late payment from my credit report.

I have been in the mortgage industry for over 22 years. in my 22 years, I have never instructed my borrowers not to pay their mortgage payments, nor have I ever instructed my loan officers to instruct their borrowers, not pay their mortgage payments.
If we know that the loan will not close in the current month, by the end of the month, we always instruct our borrowers to make their mortgage payments.

I do not accept the response as it is not clear who the response is truly from. Caliver Beach made so many mistakes that they even went so far as to promise that they would do yet another refinance for me in 6 months at no cost. They promised me a lower interest rate and that I would get enough cash back to payoff some of my other debts. What I got instead was noting and a blemish on my credit record that they can fix simply by contacting PennyMac to get everything corrected.

Mr. loan had changed due to the appraisal coming in low. When this news was communicated to, Mr. he was not happy with the reduced terms so he fought us. Our company tried to eliminate many fee's and repriced the loan to try to help him. He took a lot of time to respond and by the time he decided to move forward with us and we got an approval, we learned that he had neglected to make his payments and put the blame on us. When we did a verification, we learned that he had actually had missed 2 payments. We worked hard to try and help him though once we learned he was behind on his payments, we tried communicating with Mr. and his lender, they couldn't do anything and our loan was rejected. When I called Mr. to notify him the loan was denied, he was not happy. Mr. proceeded to put the blame on us and when I asked him if our company had ever told him not to make his payment, he said, no. He said it was a "misunderstanding" and the call ended. That's when he filed the complaint. We did everything possible to help Mr. with his refinance. Here is an email below that points to him attempting to catch his payments up. I hope this helps.

I have stated several times that it was a misunderstanding. I did this simply because I do not want anyone to lose their job over this mistake. Jack H of Caliver Beach Mortgage on more than one occasion told me over the phone that I would not have to pay two over my monthly mortgage payments. I did everything they asked of me and in a timely manner as I wanted to get the refinance completed as soon as possible. They made promises that they could not deliver and by the time they got everything figured out it was already too late the damage was done. At this point this is nothing more than a figure pointing blame game that is getting nowhere and is turning into yet another waste of time.

Caliver Beach Mortgage has made it clear they have no intentions of helping to correct their mistake. Caliver Beach Mortgage will not take ownership and would rather keep passing the blame on to me. To be clear it was Caliver Beach Mortgage that contacted me. It was Caliver Beach Mortgage that promised me a lower interest rate and cash out on the refinance. Caliver Beach Mortgage was not able to deliver on either and because of their business practices lead to the credit report issue.

Letter received my USPS titled :
"Changes Potentially Affecting Your Current Equity
The letter received by me today showed a return name of "Lender: BOEING EMPS CREDIT UNION ".

The letter states: "Your current equity line may be reaching its maturity "
Your current equity linewith BOEING EMPS CREDIT UNION has been tagged for inclusion in Equity Mortgage HELOC Reset Program "

The letter goes on to tell me" What I need to do" in bold letters. In the very FINE PRINT at the bottom below the EQUAL HOUSING LENDER icon, it says, This is a third party offer from Caliver Beach Mortgage, NMLS ID#*** and is not affiliated with BOEING EMPS CREDIT UNION,HUD, or any other government agency.
There was no address included for this company and it said at the top of the correspondence this offer or ? "Expiration: December 22, 2017". I received this deceptive mail on December 13,2017.
Many of the general public including myself have had the experience of having a loan sold with minimal to no warning. This urgent appearing letter, received right in the middle of the Holiday Season, leaves a very sour taste in your mouth.
I consider myself to be fairly saive consumer, and I picked up the phone. I think of other seniors who have less discriminating abilities.
This kind of letter--intentionally hiding who is soliciting agency is--should NOT be allowed to be sent. Some people may be frightened to think their HELOC is being changed.

Desired Outcome

Discontinuance of advertisement that doesn't clearly and EASILY show who the advertising agency is. This is not good for consumers to receive mail that APPEARS to be from their bank.

Caliver Mortgage advertised a lower mortgage payment and a substantial escrow return. My mortgage increased and the escow was only $280 dollars.
Caliver informed me that I would not need to pay the mortgage for Oct 2017. They missed the dateline and I did not pay October. My credit rating could be impacted. They provided late and sloppy service. They misinformed me of the benefits to lure my attention.

Desired Outcome

The company needs to explain the fact that my mortgage increased and why the escrow amount they stated was not refunded.

Escrow monies with current lender were used to pay taxes due and appeared on the final closing disclosure (CD)

Due to an increase in taxes and insurance The escrow amount required was raised so the loan amount had to increase to cover this increase.

As for his October payment - his credit was not affected and will not have a 30 day late.
