[redacted] was a previous tenant. After vacating on 3/31/15, a security deposit transmittal was mailed on 4/7/15 to the forwarding address that she provided. This transmittal was returned to us as undeliverable on 4/15/15 (please see attached - scanned image of returned...
envelope). The owner then turned this file over to our collection agency on 5/18/15, as 30 days had passed since moveout with no further communication from [redacted].
Once a file is at our collection agency, we are to have no contact with the person. If the previous tenant contacts us, we are instructed to direct them to the collection agency. We do not hear from the collection agency during their process unless something is being disputed and needs clarification. I confirmed with our collection agency today, Tri-State Adjustments, that they have documented mailings and phone calls to [redacted]. The debt was placed on her credit report when all of their communications with her went unanswered.
[redacted] contacted us and the collection agency in November. At that time, a settlement amount of $165 was agreed upon and paid promptly by [redacted]. I confirmed this with the collection agency today. I was also informed that the next step is for them to report to the credit bureaus that this debt has been satisfied and to remove the account from her report.
