application criteria.  When an applicant applies, [redacted] utilizes [redacted], a third party company for applicant screening.  As part of the application process, each applicant acknowledges [redacted]’s rental criteria.  Below is an excerpt from that criteria outlining [redacted]’s credit screening?   [redacted] utilizes a credit scoring system that incorporates a statistical model comparing information on an applicant’s credit profile, such as bill-paying history, the number and type of accounts, late payments, collection actions, outstanding debt, reported rental history, and the age of accounts, to the credit performance of consumers with similar profiles. The rental scoring system used was created for the purpose of treating all applicants consistently and impartially, without regard to subjective criteria. The scoring system awards points for each factor and considers income, monthly rent, and overall credit history to evaluate how creditworthy an applicant is. [redacted] reserves the right to require verification of income as a part of its rental criteria in accordance with [redacted]’s policies. This application was submitted on September 30, 2017.  One of three decisions is returned - approved, approved with conditions, or denied.  This particular screening came back as a deny based on previous rental history.  When an applicant is denied and they state that the decision is based on incorrect information, the community takes further steps through [redacted].  Based on information from [redacted] the decision was changed from Deny to Approved with Conditions on October 4, 2017.  When notified of the updated decision, the applicants stated that they found another apartment home and wished to cancel.  A final account statement was processed to refund the administrative fee.
