Initial Business Response /* (1000, 5, 2015/10/04) */
Dear Madam/Sir,
At our community we take any resident complaints very serious and address the same within hours of receiving themAfter receiving Mrs*** first complaint we have contacted the other resident both over the phone
and via violation notices posted on the doorWe also had a meeting with the other resident and they have denied that the smoke is coming from their apartmentOur team was invited to their apartment to perform an inspectionThere was no evidence or smell of marijuana useWe have also completed several work orders in the same unit and not once were we able to smell marijuanaOur team has assigned buildings to perform regular inspections to ensure residents stay in compliance with our community polices and again not once was there an evidence of someone using marijuana in the pointed by Mrs*** unitAt this point we feel that there is not enough evidence for us to substantiate this claimPer our lease agreement with Mrs*** we can offer her a lease break with day notice and the choice of one of the following two options: either pay a Lease Termination Penalty in the amount of one month rent or become rent responsible until the unit is re-rented
Thank you for your help

I am rejecting this response because:
The person that wrote this response the manager [redacted] is lying. Every time we ask about the door handle the representative in the office puts us on hold calls maintenance whom tells her that there is an issue with the vendor getting the refrigerator door handle. We even spoke with the maintenance staff "[redacted]" whom stated he was having an issue getting the refrigerator door handle ordered from the vendor. Same excuses each time and it has nothing to do with not letting maintenance into our unit to complete repairs. Also, I feel I am being retaliated against since no notices of uncontrolled noise every came about in my 2 years of residency at Camden Vineyards. Also, we advised [redacted] the assistant manager we would sign the 60 day notice to vacate on 2/1/2018 instead [redacted] placed a termination of lease on the their own terms instead while we were on vacation. If we were moving out why was there a need to take such a drastic decision to terminate good tenants in the manner they did. [redacted] responded with "we can end leases when we want for any reason." However, we were moving out so there was no need for such action. The retaliation I am concerned about is that I reached an agreement with the Camden Vineyards property's insurance company in January 2018 and right after I cashed the check for the injury I incurred on the Camden Vineyards property I get this particular notice terminating my lease. If there was a noise problem in the 2 years me and my daughter lived at Camden vineyards why weren't any notifications or warnings placed on my door in these 2 years? Also, the other assistant manager tried running over me with his golf cart many times his name was [redacted] whom is no longer an assistant manager at Camden Vineyards which is elder abuse. Accordingly, [redacted] absolutely cannot answer these simple questions instead responds with we can terminate your lease whenever we need to. Also, we contacted the Camden Property in [redacted] and asked about a lease transfer. The manager at the Camden Property in [redacted]s stated it would be up to management at Camden Vineyards where I reside. 3 days after this conversation this notice is taped to my door while I am on vacation exposing our personal information to the entire neighborhood. The sidewalks and stairwells in building 7 are filthy contaminated with human waste and debris from the valet trash. These stairwells and sidewalks in building 7 are never cleaned in or near my unit. In the [redacted] of [redacted] by not keeping sidewalks or stairwells clean where elderly tenants reside can be a form of elder abuse. The management staff at Camden Vineyards are criminals.

Good morning, Per the lease agreement, we reserve the right to not renew a lease at the end of a lease agreement. The notifications we deliver regarding this do not contain threatening language, nor insinuate that a resident will vandalize the unit. It is a standard letter that is composed and...

delivered in accordance with [redacted] law. Just as a resident has the option to not renew a lease, we have the option to not renew a lease. We also do not tape these letters on the outside of the door exposing the content. They are tri-folded and slid through the door jamb, as well as mailed via the postal service. Regarding the refrigerator handle replacement, the resident has not given our technicians permission to enter without an appointment, but has not set up an appointment for the repair to be completed. We have requested that the resident contact us to schedule the appointment. There will be no charge to the resident for the handle, and this has been conveyed to the resident. We take complaints and neighbor disputes seriously here at Camden Vineyards, and we did investigate the complaints that were filed. Upon investigation, we found there were no parties being held in unit #[redacted] as reported, and management witnessed excessive, controllable noise originating from [redacted] unit. Our courtesy patrol service was also called out numerous times and confirmed that there were no parties being held, or commercial smoker/BBQ being used in unit #[redacted] as reported. We do not endorse or condone harassment and did not tell any residents to harass their neighbor. Additionally, unit #[redacted] does not come with a garage and is not being charged the rate that includes a garage. Garages are rentable items and are charged with the apartment rent, and stated on the lease. The lease for this apartment does not include a garage or garage rent. Camden Vineyards has followed the law and rental contract in regards to notifications and the right to not renew the lease agreement. A copy of the section of the lease pertaining to renewals is attached, as well as the notice of non-renewal. This information is not public and does not affect the residents' ability to rent elsewhere. it does not get reported as a rental history issue. Please contact us if you have any further questions.Thank you [redacted] Community Manager Camden Vineyards
