Re: ***I just received your letter Saturday July 29th
It was sent to my property which I have not lived in for the past three years.The previous tenants resided at the property 6-years, no
complaintsTowards the end of 2015, the City of Federal Heights came out and
inspected the propertyFew minor repairs were neededWork was done, City came
back out re-inspected passed the house.The tenants were paid up through the end of March, They
contacted late in the evening to let me know they were out but did not have
time to have carpets cleanedI had the carpet cleaners out to clean all
carpets.*** *** and *** *** wanted to meet on the following
Saturday to sign leaseI came to the house earlier and found that the tenants
had left trash in the garage and food in the refrigerator and had not cleaned
bathroom nor kitchenI immediate got on the phone contacted the trash company
to come out and remove all trashThey came out began removing all trash***
however, was taking things out of the truck wanted to keep those itemsThe
refrigerator freezer was full with large un-opened bags*** did not want the
trash company removing them he wanted to keep what was in the freezer.While this was going on, *** was going from room to room
doing a walk-thru, *** was removing items from the trash truckI told both
*** and ***, I could not get my cleaners out until the following Monday
*** offered to cleanI paid her for the cleaning insteadI made the comment
I think the interior should be painted will speak with the owner see if he
agrees*** spoke up said *** could do the paintingI made it clear at
that time to the both of them I need owner’s approval and a bid from ***.Approxamily days later I began receiving emails from
***I’m confusedI thought everything was good when I left themThey made
no mention of their disappointments in the property while we all were there
(2hrs) nor try to contact me prior to her emailNothing about toilet leaking
floor damage (which I did not notice)All this time when *** is sending email after email, they
are painting the house, replacing bathroom floor etcFrom the beginning, both
*** and *** were aware NO REPAIRS/ALTERATIONS to the property were to be
made without owner’s approvalThey took it upon themselves to ignore my emails
and the lease terms.Meantime, *** would send me dollar amounts she wanted the
owner to reimburse them for all their workOwner was furiousThey painted the
inside yellowInstalled a BLACK bathroom floor.Nearly every day. I
would receive nasty threatening emails from ***She was not going to pay
rent or she was going to get ahold of the news media, etcI simply stated,
which I did from the beginning when I received her first email“Apparently”
you are not happy with the property so you should vacateThe owner will return
your deposit in fullThey choice to stay and continue on making alterations to
the houseThey received; “DEMAND FOR COMPIANNCE OR POSSESSION: notice
They ignore the letter continued with the emailsThen they received “NOTICE TO
QUIT FOR REPEAT VIOATIONS”.We all went to Court….Judge *** *** did request that *** stop with her
emailsVery confusing.Judge’s Ruling: Camelot Brokers nor the
owner cannot evict them at this time due to the fact that the owner did
offer to pay them $for work (which *** turned down) that was
completed, therefore accept their work up to that point.*** and *** shall not
receive money from the owner for any repairs because they did not have
prior written authorizationThey will cease with any
further repairs or alterations to the property.The bathroom floor Judge *** *** also made the comment that it
would be difficult to determine the condition of the bathroom floor because no
one else saw it prior to work being doneIn closing few things I would like to add;*** and *** also took it upon themselves to dig up the
grass in two spots in the front yardTheir excuse, hard to mow, slopNot one
previous tenant ever had this problem. I did mention to both *** and *** if the owner put in
new carpet etcrent would be more than they pay $Great rent…Few of the receipts that *** and *** provided, shows
they began doing alterations to the property before ***’s first email was
