In response to Complaint 11304433 from Mrs. [redacted]   We received an application from Mr. and Mrs. [redacted] on 3/15. The applicants applied online. While we were processing the application Mr. and Mrs. [redacted] we found that they did not meet our qualifying criteria. We considered the...

application to have been falsified due to not disclosing information that affects the overall score and approval/denial outlined in the criteria posted in our office and online. Per the TAA agreement any information not disclosed that affects the score resulted in any and all fees being withheld to cover the cost of processing and holding an apartment off the market. When an application is filled out in the office, the fees are considered application deposits, which may or may not be refundable based on the information provided on the application. Mr. and Mrs. [redacted] paid $250 which was $200 towards an administration deposit and $50 for an initial application. The second application was not charged. We were running a special at the time, which was half off the application fee and administration fee, so we refunded half of what was paid ($125) Since the applicant applied online and the payment option listed their administration requirement as a fee, we made the decision to refund the remaining half of the administration fee, which was $100. This check was cut 4/8 and mailed out to the applicant. We refunded fees appropriately and timely once the issue of our online verbiage was brought to our attention.
