Certified Mail # [redacted] Kassandra LaugheryDEC [redacted] *** [redacted] *** [redacted] *** [redacted] December 2, Campus Habitat E Binford StLaramie, WY Demand Letter For My Security Deposit and/or A Written Itemization of Deductions Dear Landlord: As you know, I was tenant of yours at [redacted] ***I filled out and signed the Intent to Vacate Form for Campus Habitat on June 27, and my lease ended July 31, I am writing this letter pursuant to Wyoming Legislature Title requesting my security/pet deposit and/or a written itemization of deductionsBecause you demanded and accepted a refundable security deposit from me in May and a partially refundable pet deposit in November you are required to comply with the security deposit law, Wyoming Legislature Title (Code of Civil Procedure) - Article (Residential Rental Property) - Section 1-21-(Deductions from deposit; written itemization; time limits; failure to give notice; recovery by renter; utilities deposit; penalty)It has been almost months since my tenancy was terminatedHowever, you have not returned the security/pet deposit and/or a written itemization of deductions despite my repeated requests that you do so (please see page for a record of the phone calls made to the office)I have given my forwarding address ( [redacted] ** ***) four (4) different times to different people including managersThe first was June 27, when I signed and gave my Intent to Vacate form to an employee in person, the rest were by phone call in which I called numerous times to verify that action was being taken (please see page for date and time of phone calls), but I was never contacted back in any way, shape, or form despite leaving name, number, email, and often addressI was also told that the Laramie Campus Habitat was no longer responsible for my deposit, and that it was up to the regional manager/corporate, but I was also told that they could not give me a phone number or email address in which to reach someone who could get this sorted outPlease be advised that I am therefore demanding my security/pet deposit and/or a written itemization of deductions as provided for under Wyoming Legislature Title 1(Code of Civil Procedure) - Article (Residential Rental Property) - Section 1-21-(Deductions from deposit; written itemization; time limits; failure to give notice; recovery by renter; utilities deposit; penalty)This law states in part: (a) Upon termination of the rental agreement, property or money held as a deposit may be applied by the owner or his agent to the payment of accrued rent, damages to the residential rental unit beyond reasonable wear and tear, the cost to clean the unit to the condition at the beginning of the rental agreement and to other costs provided by any contractThe balance of any deposit and prepaid rent and a written itemization of any deductions from the deposit together with reasons therefor, shall be delivered or mailed without interest to the renter within thirty (30) days after termination of the rental agreement or within fifteen (15) days after receipt of the renter's new mailing address, whichever is laterIf there is damage to the residential rental unit, this period shall be extended by thirty (30) daysThe renter shall within thirty (30) days of termination of the rental agreement, notify the owner or designated agent of the location where payment and notice may be made or mailed(c) If the owner of a residential rental unit or his agent unreasonably fails to comply with subsection (a) or (b) of this section, the renter may recover the full deposit and court costsIn an action by a renter pursuant to this section, if the owner is the prevailing party and the court finds the renter acted unreasonably in bringing the action, the owner may be awarded court costs in addition to any other relief availablePlease consider this a demand letter pursuant to Wyoming Legislature Title so that I will expect a response within daysYour failure to do so can mean payment of the full security/pet deposit and court costsAlso, I will be sending a copy of this letter to the Revdex.com Thank you in advance for your cooperation Sincerely, [redacted]

Dear Landlord:
As you know, I was tenant of yours at [redacted]. I filled out and signed the Intent to Vacate Form for Campus Habitat on June 27, 2014 and my lease ended July 31, 2014. I am writing this letter pursuant to Wyoming Legislature Title 1 requesting my security/pet deposit and/or a written itemization of deductions. Because you demanded and accepted a refundable security deposit from me in May 2013 and a partially refundable pet deposit in November 2013 you are required to comply with the security deposit law, Wyoming Legislature Title 1 (Code of Civil Procedure) - Article 12 (Residential Rental Property) - Section 1-21-1208 (Deductions from deposit; written itemization; time limits; failure to give notice; recovery by renter; utilities deposit; penalty). It has been almost 4 months since my tenancy was terminated.
