On October 31, 2019 our family purchased a brand new “flipped” house at *** from Cannizzaro Enterprises. The company never informed us of any warranties or time frames, but it’s our understanding that there usually are legal rights a new home buyer has within a reasonable time frame after purchasing a new home. There is a “gash” in the living room flooring that was hidden from view before purchase, as well as faulty instillation of the main door to the home. A licensed and insured professional, Mr Alex Massa, observed and confirmed the above issues that need to be addressed. After an immediate, unforeseen plumbing issue occurred right after the purchase of the home and several HVAC problems, the Attorney for this company attempted to coerce my wife and I into signing an agreement that we would not pursue any future “problems” with the home through “complaints” or “litigation”. This action speaks for itself. Clearly the company is aware of and anticipating future problems with our home.

To whom it may concern:I received a letter on April 1, 2020 regarding a complaint about our business. The letter lists multiple issues from a house that was purchased 10/31/2019. The house in question was initially purchased in February of 2019 by our company. The house was in extremely poor condition (was not brand new) and we decided to purchase it, fix it up and resell it. After we finished fixing and updating the house, we had the house inspected (it passed all required inspections), and we listed for sale. The home buyers walked through the empty and updated house on multiple occasions. In addition, they had a home inspector who inspected the house and provided a list of work they wanted fixed or changed, we were happy to abide and completed the work. The home was purchased as is, but all new equipment and appliances retained the manufacturers warranty.After being in the house for a couple of weeks, we were contacted for the first time in regards to a plumbing issue (there was never an issue prior to that and we were unaware of any issues as the plumbing was inspected and completed by a licensed plumber). We informed the owner that after the inspections were complete, and the home was purchased, that we would not be able to maintenance the home, and declined to pay the plumbing fee. After multiple threats and harassment from the owner (and speaking with our attorney), our attorney recommended that we send a letter to the owner. The letter stated, that although we were not responsible for a plumbing issue (it was all inspected and passed prior to the sale), we would pay to have it fixed (they were quoted $275), if they would agree not to contact us in the future. We requested this because of the constant threats by the owner, and we believed that he would contact us in the future with additional threats.All was quiet, until our contractor said he was contacted again in January because of an issue with the heater. Our contractor, in good faith immediately called the contractor who installed the new heater. The gentleman went to the home and reviewed the heater (which was brand new). He then immediately contacted the manufacturer, and identified a faulty part. The part was under warranty and was fixed and replaced by the manufacturer.On March 10th, a text was sent to our contractor again, after a harassing amount of calls to him and confronting him in public. The new claim (over 4 months after purchasing the property) was that the front door was not properly installed, and that there was gash on the floor hidden from them? We are happy to help people in any way we can, but these home owners are unreasonable, and I believe they are making slanderous statements about the ‘gash’ and front door in particular. These issues suddenly appeared 4 months after the purchase and living in the home? We have fulfilled our part of the contract to the home owner, and we are concerned these unreasonable demands will continue in to the future.Dominic CCannizzaro Enterprises

There are so many misleading and false statements in Mr C response I don’t know where to begin. We will always have our fully protected first amendment right to use when businesses try to take advantage of the average Middle class family. We began exercising that right by filing a complaint with the Federal Trade Commission which was permanently registered in their bank. We are still awaiting responses from the Attorney Generals Office in both the states of New Jersey and Pennsylvania. Both were notified the main contractor was unlicensed and uninsured.

Its critical to note that their realtor was notified of both the flooring issue and faulty door instillation in November 2019. We had no way of contacting the business directly. It’s also worth noting that we only walked through the home twice. The final walk through was unfortunately “rushed” due to a medical condition with our realtor. The home itself was never sold “as is” as evidenced by the signed contracts at closing, the public listing, and confirmation by their own realtor. We would never consider purchasing a home “as is”. It’s worthy to note none of the inspections cited would have addressed the living room floor instillation nor the door. They know better. If these two things were addressed, we would not pursue things with this business any further and we would “go away”.

They never received “multiple threats and harassment” by us because they have no direct contact information. We were never capable of contacting them directly at anytime. We spoke to their realtor regarding this issue on probably three or four occasions. To be clear, the unlicensed and uninsured contractor deliberately chose to simply ignore our handful of cordial, professional calls simply asking for additional information. The so-called “confrontation in public” was a fortuitous encounter at a Wawa grocery store between my wife and the unlicensed contractor. This ended in an embraceful hug and pleasant exchange.

Cannizzaro Enterprises has not fulfilled their part of the contract to us, and we are concerned for potential victims in the future. The business has confused “threats and harassment” with continuing to exercise our first amendment right through the appropriate “oversight” organizations and persons who protect the consumer. We will continue to exercise our rights to the fullest. It’s shameful how a business deals with a consumer who paid full listing price and never has the decency to deal with them directly. They won’t even bother to come out to our house and make an assessment for themselves.
