Mr. [redacted] purchased a new homes on November 7, 2013 that is located at [redacted] Way in Wright City, MO XXXXX.
The home comes with a one-year Builder's Warranty and a 2-10 structural warranty backed up by the Home Buyer's...

Warranty Corporation from Denver Colorado. The 2-10 warranty will cover the home for structural defects for 10 years from the closing date.
To address Mr. [redacted]'s concerns:
The concerns of cracking concrete: using the industry standard guidelines established by the St. Louis Home Builders Association. There were 2 cracks in the basement walls that were epoxy injected (industry approved repair method) and the other cracks were determined to be shrinkage cracks only (no repair required).
The rear patio was mud jacked to re-level after the over-dig of the foundation had settled during the first 12 months from the closing date. Builder paid for this process as part of the Builders Warranty.
The front porch is not a structural issue as these too are shrinkage cracks caused by the drying process.
The front porch was the only lingering issue that was to be considered past the 12 month Buyer's Warranty. Since the porch issue is not a structural item and is within the industry standard's guidelines our consideration was an attempt to please Mr. [redacted]. Mr. [redacted] had obtained a bid from painting/coating company to coat the driveway, sideways, and front porch. After conversation an offer of $1500.00 ($1,000 was our cost to tear out and replace the entire front porch) was agreed upon with the stipulation that Mr. [redacted] would sign a release of liability. This release would state that we would not be responsible for any future repairs on Mr. [redacted]'s home and Mr. [redacted] would not contact our company in the future. Mr. [redacted] agreed and we had the release prepared and presented it to Mr. [redacted]. He has not returned it.
Regarding the mortar between the bricks above the front door and the rear patio movement:
these items must have occurred recently and we have not seen these items, however they come well after the 1 year Builder's Warranty.
Throughout the construction process, Mr. [redacted] has informed us of his electrical experience in the commercial construction industry and has made numerous comparisons of the methods used in his commercial background vs the methods being used in the residential industry. There are many differences between commercial and residential construction practices.
