Dear Revdex.com Representative ,I am in receipt of your email in regards to a complaint filed on February 10th of this year From the statement as I understand it [redacted] a resident in # [redacted] feels that Cantata @ the Trails management didn’t work with him when his payment came back for account not found, which essentially means non-sufficient fundsA check whether paper given in person or an e-check done online through a resident rent portal is still a promissory note and with that being said when relinquished over to another banking institution must go through for payment or there are fines accessedWhen an account can’t be found this part of the equation is lacking for the payee to receive fundsI will not pretend to guess why [redacted] ’s account didn’t work however there are certain policies the community management team have in place when sufficient funds cannot be transferred or a payment cannot be completedThey are as follows; if the payment was rent related a 10% late fee is accessed along with a non-sufficient funds charge of $The payment must be resolved in sufficient funds only; credit card, money order or cashier’s checkThis is all laid out in writing with the resident in their lease which is signed by all partiesIn addition due to Federal Fair Housing which Greystar Management is compliant with at all times we do not make exceptions on policy. The trouble with the website wasn’t that payments were being returned erroneously, it was with residents not being able to log on and use itThe website is a convenience for our residents to pay online through credit card, money gram or e-check If the information is entered incorrectly then a payment can come back non-sufficientWhether this was the case or not I couldn’t say however without a letter from his bank stating it was their fault it falls on the resident to pay those fees which would have been charged regardless of who pays themThe fault would have been between [redacted] and his bank to sort outThe letter was purely for documentation to payment history not proof of innocence. When I spoke to [redacted] the co-signer on the apartment I reiterated these policies and she seemed to think that I had the authority to make an exceptionI advised her it wasn’t an authority issue it was a Federal Fair Housing issue if I treated [redacted] any different than my other residents in this regardShe threatened to take it to my corporate office and higher if possibleThat is where we left itThere will be no removal of fees in this caseCantata @ the Trails is following the letter of the lease and policyThank you for your time

Dear Revdex.com Representative ,I am in receipt of your email in regards to a complaint filed on February 10th of this year.  From the statement as I understand it [redacted] a resident in #[redacted] feels that Cantata @ the Trails management didn’t work with him when his payment came back for...

account not found, which essentially means non-sufficient funds. A check whether paper given in person or an e-check done online through a resident rent portal is still a promissory note and with that being said when relinquished over to another banking institution must go through for payment or there are fines accessed. When an account can’t be found this part of the equation is lacking for the payee to receive funds. I will not pretend to guess why [redacted]’s account didn’t work however there are certain policies the community management team have in place when sufficient funds cannot be transferred or a payment cannot be completed. They are as follows; if the payment was rent related a 10% late fee is accessed along with a non-sufficient funds charge of $75. The payment must be resolved in sufficient funds only; credit card, money order or cashier’s check. This is all laid out in writing with the resident in their lease which is signed by all parties. In addition due to Federal Fair Housing which Greystar Management is compliant with at all times we do not make exceptions on policy. The trouble with the website wasn’t that payments were being returned erroneously, it was with residents not being able to log on and use it. The website is a convenience for our residents to pay online through credit card, money gram or e-check.  If the information is entered incorrectly then a payment can come back non-sufficient. Whether this was the case or not I couldn’t say however without a letter from his bank stating it was their fault it falls on the resident to pay those fees which would have been charged regardless of who pays them. The fault would have been between [redacted] and his bank to sort out. The letter was purely for documentation to payment history not proof of innocence. When I spoke to [redacted] the co-signer on the apartment I reiterated these policies and she seemed to think that I had the authority to make an exception. I advised her it wasn’t an authority issue it was a Federal Fair Housing issue if I treated [redacted] any different than my other residents in this regard. She threatened to take it to my corporate office and higher if possible. That is where we left it. There will be no removal of fees in this case. Cantata @ the Trails is following the letter of the lease and policy. Thank you for your time.
