We leased from August to August 2014, house Private Road Upon our arrival (from out-of-state), our residence was filthy, in disrepair, and infested by miceDuring the course of our stay, though all vacated homes were getting new porches and decks, the average length of time from our repair request filed with the office (in person or via phone) to the actual repair was three weeks,if at all - even after there was a change in managersTheses were not minor repairs, mind you - unusable cracked tub that allowed insects in, leaking windows causing crumbling, molding dry wall, frozen pipes due to lacking insulation, electrical problems, etc) We installed pipe insulation and fixed various things throughout the home out of necessityIn spite of the disrepair of the home out of our control, we left the home in mopped-clean condition (no carpets) which was worlds better than how we arrivedOur deposit was shorted $for cleaning/shampoo fee and damage feesThe managers mostly maintained a professional demeanor, however unable or negligent to keep up with necessary repairsI cannot recommend these rental units

We lived in house [redacted] Private [redacted] from August 2013 to March 2014. The house was disgusting when we moved in! It took me the first month to get the entire house clean. The master bath shower leaked (they caulked over old, moldy caulk instead of peeling it out first... Still leaked), the dishwasher leaked (replace it with the wrong door and continued to leak... Finally got replaced and no longer leaked), we had no light bulbs (1 in each light fixture that took up to 5 and they charge if you don't leave light bulbs in every light socket!), the tiles peeled up everywhere (they used a spray glue to fix them and it was unsuccessful), the front porch was literally falling apart from rot (a friend of ours fixed it for us because it was literally where you would step to get in and out of the house! It was a huge accident hazard!!), the windows in the master bedroom leaked every time it rained ( he caulked outside above the window... Still leaked just not as bad...), there was a horrid cockroach infestation (they refused to do anything!), frozen water pipes in the ground that would burst so we would be without water for hours at a time to days (we had no water for 3 days straight because of frozen pipes outside(not house pipes) ), we had to pay for the water breaks (our water bills would suddenly be super high. Management said we didn't pay for those water breaks and leaks but clearly we did!), when we first moved in they tried to charge us for water usage before we even lived there!!! We also had a crazy high water bill compared to some friends who lived on the other side of the park. When we called, they wouldn't do anything to correct the bill, we had to pay it and the management came and "fixed" the meter.... How was it he fixed it and not the water company?... Strange if you ask me... Our bill went down a little but not much at all. And last but certainly not least, Our trailer started on fire from neglect!!!!! The hot water heater did not work when we first moved in. That same night Management came to fix it. The heating element was all burnt up! Something in the heater shorted out and caused the damage before we moved in. Literally all charred! They replaced the heating element and it worked. On October 17th, I was vacuuming and my house was filled with smoke! I thought it was from the outlet that my husband had to pull metal out of the socket when we first moved in. It wasn't. I thought maybe it was my washer (it was about 12 years old at that point). It wasn't. I knew it was electrical from the smell. I shut off power to the entire house (that is what put out the fire!!) I called management to let them know there was a fire some where! Management came and he couldn't find the fire. I thought it was the air conditioner.. He said no. Well then I remembered the hot water tank from when we moved in. Sure enough, I opened the master closet and it was full of smoke!! He opened the panel for the hot water tank and boy what a sight! The heating element was all burnt up and so was part of the tank!! There was water everywhere!! Turned out the tank leaked and dripped on the element and that's why it happened. The breaker never switched off!! Had I not turned off the breaker box, the house may have burnt to the ground!! I was home alone with my 11 month old daughter. So scary! He replaced he entire tank that time... Also the shelves in the one spare bedroom was broken... Management told us to fix it and then paint the spots left from having to remove parts.... Um, no! We fixed it, but we were not going to paint because they were to lazy to fix it themselves! New management came in the month we move out, but my friends and sister still lived there and not much improved!! I can not in clear conscious recommend this place at all! One star is too much of a rating if you ask me! Oh and I almost forgot, they failed to sign my refund check. I had to mail it back (at my cost) for them to sign it. Not very professional if you ask me.
