In response to the complaint number filed by [redacted] (***), a previous resident at Canyon Creek Apartments She was present at a walk through after she moved out and was aware that an independent carpet cleaning company would come in later to see if they could clean the carpetAfter she vacated the apartment her carpet was inspected by [redacted] Carpet Cleaning who determined that they would not be able to satisfactory clean the carpet and recommended that we replace the carpetThere had been a rug in the living room which our photos clearly show impacted the color of the carpet [redacted] Carpet Cleaning indicated that they would not be able to get the carpet the same color as where the rug had been and therefore could not salvage itThis carpet was new when [redacted] moved in less than two years ago [redacted] did report an issue with the carpet when she moved in but this was just that it was pulled up a little at one of the seams This was repaired and had nothing to do with the damage to the carpet that occurred during her residencyThe carpet was new when she moved in and per our lease she is responsible for replacement based on a pro ration over years as well as a 15% administrative feeWe have already negotiated and reduced the administrative fee, resulting in her still owing $after the application of her $deposit She agreed to make payments to us of $a month toward this balance We deny that anyone told [redacted] that only a cleaning would be needed on her carpet We also deny that anyone suggested she go to small claims court regarding this [redacted] Account ManagerGEM Property Management, LLC

Please withdraw this complaint. I have recovered paperwork that explains that the $200 was non refundable.
This apartment complex has a manager named [redacted] who discriminates against Hispanics who do speak little English. She charges hidden or higher than normal admin fees in which she keeps a portion or shares with her supervisor. She also has an attitude problem, does not work well with others, and doesn't care about consumers. She refused to give the full deposit of $200 to my parents since they decided NOT to rent one of her filthy apartments, which by the way, are infested with cockroaches. If you don't believe me please stop by the apartments and see for yourself. That is a health concern and safety violation. Do not rent here you will regret it.
