I am in receipt of your email correspondence dated 2/22/in the above referenced matter Roof leaks can truly be frustrating and inconvenient; especially when pinpointing the exact cause and this can become a real issueThe roof leak referenced was originally reported August 28, and was believed to be a leak due to cracks in the exterior siding The property went through an extensive exterior rehab during and as of December 31, all deteriorated siding on the property has now been replaced From the time of an in-house repair in August to the next complaint San Antonio did not experience rain severe enough to expose any further problems On December 7, we received the second complaint and gaps were filed and closed at the exterior fireplace flashing and at any other open areas A call from the tenant on December 19, made it clear that an independent contractor was required [redacted] , a trusted local contractor was called but we have been subject to the contractors schedule, rain, relentless cold and even snow such that repairs were not completed until very recently As to the compliant concerning rodents I have reviewed [redacted] ’s resident file and find that the initial report was made on October 13, via email A rodent was reported to have been seen on the exterior patio and rodent noises heardWe offered baiting and traps however the resident, via email, choose not to allow standard protocol of the use of an approved chemical or traps as her pet is allowed on the patio area We certainly understand this concernThe second report was not received until February 16, indicating possible rodents in the ceiling of the living and dining areasWe once again responded advising maintenance and pest control could lay traps with approved chemicals, but again were advised by the tenant that this was not desired [redacted] , [redacted] licensed professional contractor partner, and on-site maintenance personnel were allowed to enter on February 21, to create access to in the ceiling of the laundry room area to place traps as provided by [redacted] [redacted] inspected the dwelling on 2/26/and ensured that all possible solutions utilized have solved this issueI met with [redacted] on February 20, and assured her that the problem would be taken care of and discussed this solutionI felt confident that all questions and concerns were addressed at that timeThe management and staff sincerely believe we have worked diligently and will continue to do so to resolve any maintenance issues in a timely manner I have attached all correspondence regarding the above discussion Our goal is always to ensure that issues are taken care of as they arise in a concerned and compassionate manner and in compliance with the executed signed lease contract If you have any further questions or concerns, I am available at any time and more than happy to answer any further questionsRespectfully, [redacted] Management Team

I am in receipt of *** ***’s follresponse in the subject referenced matterI have once again reviewed *** ***’s tenant file, including all emails and work ordersI also have spoke with *** ***, *** *** and *** ***, Leasing agent and neither recall additional reports or complaints concerning rodents Once again the only reports in our records are via emails on October 13, and February 17, 2018. I can only assume, regarding her statement about the manager not acknowledging her, that she believes *** *** to be *** *** property manager. As previously stated she is my assistantOn February 20, when *** *** came into the office, *** was with prospective clients. I heard the doorbell ring and *** explained she would be right with her, as she was with prospectsI walked out of my office to assist herShe normally interacts with *** and as she states that the manager ignored her and left her with the clerk, I believe she may not be aware that I am the property manager. I agree I should have introduced myself by title and I apologize for any confusionI definitely did meet with *** *** and provided her my undivided attention and guaranteed her that we would work to resolve her issuesAs to the matter of the water damage to her property, she did provide us with a few pictures but no real damage was visible I must make mention that these matters are handled through renters insurance which we do encourage our tenants to purchase but we cannot and do not make it mandatoryI am unaware if *** *** does have renter’s insurance Nonetheless, she mentioned it once and we never heard back again on this matterThe reference to feces and urine possibilities were not in the original complaint however I did inquire as to whether she has seen any evidence of rodent droppings in that meeting of February 20th*** *** said no that she only hears them in the wall I will happily request *** *** *** return for a follow up inspection though I will report that *** *** *** technicians were in her apartment on 2/26/and they did not see any activity or signs of rodentsMaintenance staff members have returned to *** ***’s apartment several times a week to check on the access point that they cut in the laundry room ceilingThe traps that were laid have not been disturbed or moved and they also have not seen any droppings and we will continue to monitor by means of these inspectionsFinally, the mention of any illnesses in the household were not in the original complaint and impossible to respond to without medical documentation. As *** *** is doing all and more than is required to monitor and resolve *** ***’s issues we will be unable to offer any rent or monetary adjustment at this timeRespectfully,

I am rejecting this response because:I have had several calls and messages to the management about the rats before FebruaryWhen I went to the office the apartment manager did not a knowledge me and left me with the clerkI had talked to them about water damage to my property several times and nothing was done about that eitherThis rat issue has been going in since as far back as years from many many tenant reviews that I’ve readThe walls need to be checked for feces urinecabd water damage as wellMy children keep getting sick and want to make sure it is not because of contamination

*** ***I understand this response frim the apartments but I to have kept my own documents to show when I called to make reports and who I spoke with and yes the apartments were aware of all the problems I was having in this apartment but nothing but my ac not working correctly was fixed and if it was a small hole like its been stated why was feet cut off to have the leak fixedYes I spoke to the main supervisor mary L to complaine and when I called the main company it was due to no service being done when maintenance came I was told by lawyer to record everything ao that is what I have been doing I also had a repair consultant come and check mold was was told that it was very dangerous to be living in the home due to all the mold that the apartments say is water damage the consultant said yes it was at one point water damage that wasnt taken care of which resulted in mold in both upstairs restrooms and ac compartment again I have documents of asthma attacks since moving in due to mold I refuse to risk my childrens well being the maintenance worker that came to fix the ceiling stated he haa asthma as well and it was irritating him cuting the ceiling I have video of that as wellI have hired a lawyer to handle this case on my side miss yaretsi said she would give me a broken lease and now she files a eviction now like I stated I did purchase a house so I have no idea where she is getting her information from and honestly thats invasion of privacy.she did come yesterday pounding in her chest as id were to intimidate me but its far from that harassment is against the law and if I am speaking with mary l which to my understanding is above yaritze then ahe has nothing to say.In her statement I can say it is a lie to try to cover herself for negligent landlord responsibility

According to our records there is not one official document found were we neglected or did not fix any issues reported. The most recent request was put in on June 19th, it was reported by our answering service that [redacted]'s had a bubble in the ceiling. That same day our maintenance...

technician went to her apartment and reported changing the AC filter since it was dirty, checking the Freon levels and verifying that there was no leak. I also inspected the apartment on 8/16/17 and found no signs of active leaks. There was a tiny hole in the living room ceiling that [redacted] said was were the leak was coming from. She had never reported this to us thus our maintenance crew was not aware of the problem. Our maintenance crew fixed the hole today 8/16/17. I inspected the apartment for mold as well; there was no evidence of mold anywhere. [redacted] is currently on a lease term that doesn't expire until 1/1/18. Rent was not collected for the month of Aug, which was due no later than 8/3/17. On 8/4/17 we issued a 3-day notice to vacate since rent was still owed. On 8/11/17 my maintenance supervisor and I went to [redacted]'s apartment to do a contractual lien. This is when she refused to let us in her apartment and said she spoke to a manager by the name of [redacted] about breaking her lease because she bought a house. She stated that she would be out in the next 2 days. [redacted] is still past due in rent and is still residing in the apartment. I also verified in her file that the home buyer's clause option was declined at the time of her lease signing. [redacted]'s request for being released of her contract is denied.
