The WORSE property management company. DO NOT hire them to manage your property. They lie, are negelctful to properties and their tenants, don’t respond to your emails in a timely manner, never return phone calls and they do not work work HOA’s. There is absolutely no communication between HOA and Cap Management. I cannot wait for my HOA board to wake up and no longer work with them. If that never happens then I cannot wait to move.
Whatever you do, do NOT use this company. Period.

In looking through our email and phone logs we have responded to Ms. in a timely manner numerous times. We have also created two work orders for her, her fence and her gutters - both at her request. Once those work orders were completed, she came back saying there was additional work, which she had not informed us of, that she wanted done. I liken it to the homeowner who hides a plastic bottle behind a tree and then complains that the landscaping crew missed the bottle.
We have responded promptly to Ms. both by email and phone and treated her respectfully. We have created work orders for legitimate issues at her request, and then followed up to additional work she requested after the fact.

If your company considers 6 months for our 1st referral as “timely” the that’s sad. It wasn’t unti tthis spring when I finally had to mention contacting an attorney for you guys to come and fix our broken fence, and about trimming back our bushes. I have also never heard of a company remove the bush and leaves exposed roots as a finished job and refuses to come out and remove them. I also did not place a plastic bottle by the bushes, I believe that was my HOA, which you guys really communicate with as well. Again, I am not pleased with how your company had managed our townhome property. Hopefully in the future you will be more timely and credible.

CAPManagement is our current management company for the *** community in Westminster, CO. Recently, there has been an upset in our board of directors and with CAPManagement. In particular, snow removal has either not taken place or taken place late at night and has not included clearing walkways and stairs or the use of ice melt. Jonathan E, rep from CAPManagement for ***, in a recent conversation about how I am disabled and I need to have my stairs and walkways cleared and to have them use ice melt on the same, told me, "***, it is your responsibility as a homeowner to take every precaution to keep yourself safe. Go get ice melt." In the bylaws and governing documents, it is CAPManagement's responsibility to ensure the HOA follow these directives. Not only have they failed in this capacity, but the HOA is now issuing threats of harassment charges against me and other homeowners if we continue to ask for ice melt and proper snow removal. In order to be compliant and proactive, I did purchase ice melt and a small snow pusher and have submitted a receipt for reimbursement. CAPManagement is refusing to issue a reimbursement even though they told me to go get ice melt, which should have been provided for all homeowners. The HOA dues I paid should have covered these expenses by means of proper snow removal. Now I, a disabled person, had to purchase these things myself and I have to handle my own snow clearing on walkways and stairs. I'd like to be reimbursed for this expense, since I was told directly by Mr. E to purchase these items.

Hello. On March 6th we issued a check in the amount of $55.00 to Ms. and she has cashed the check. I am attaching a copy of the cashed check, front and back. We are not the management company, but we do provide snow removal services. Once this reached my level I instructed my team to take extra care at this property in shoveling landings and stairways and to take pictures after shoveling.

Per our contract with the HOA we only shovel snow when they call us out, and to shovel walkways and stairs which we have done. Since we have to wait until the Board authorizes us to shovel, we came to an agreement with the Board that they would be last on our list since we have to put customers who contract us to come out at 2 inches or 4 inches first. The understanding by customers such as *** is that they come last per our agreement with them. That is the reason that we sometimes shovel in the middle of the night. Additionally, we do not shovel until the snow stops falling, and that can be in the middle of the night as well.

Ms. states that under the HOAs governing documents it is the responsibility of the management company to ensure the HOA follows their bylaws. This is not factual. It is the HOAs responsibility to follow their own Bylaws as they understand them. The management company takes orders from the HOA, not the other way around. In this situation the HOA asked their attorney what under the law they need to do for Ms.. The HOA followed the attorneys guidance recommendation. CAP Management refunded Ms. for her purchase of ice melt per her request.

I have reviewed the response made by the business in reference to complaint ID, and find that this resolution partially satisfied my request. The company lied on several occasions to me about the snow removal contract, and no where on the contract does it state that we would be last on the list. Additionally, the company's representative, Jonathan E, told me directly that it was my responsibility to get the ice melt. I did what he told me to do. Then he denied ever telling me this. I had to request several times to be reimbursed, and after Mr. C said he would reimburse me, I had to once again request reimbursement. They no longer are the management company for this community. Let's not forget that I am a disabled senior, have told everyone involved in this matter several times I needed help, but I was repeatedly told I was responsible to remove the snow myself--in a community where I pay HOA dues, which is supposed to include snow removal and ice melt. Additionally, it is the responsibility of the management company to help the board of directors follow the governing documents. "While the HOA board establishes the rules for the community, the management company implements the rules. This can range from issuing notices to homeowners for minor infractions to acquiring independent bids for service providers that affect the community. The management company does not have the final say in how rules are written; they simply ensure that residents follow the HOA regulations and HOAs follow legal regulations."
