HORRIBLE PLACE TO LIVE!!!!!
PEOPLE IN OFFICE ARE VERY UNPROFESSIONAL AND LIE TO THEIR RESIDENTS..GATES DON'T CLOSE AT NIGHT THEREFORE LETTING HOMELESS IN MOVED IN 3/CAN'T WAIT TO MOVE OUT!!
DON'T GO TO MANAGEMENT OR MAINTENANCE FOR REPAIRS THEY ARE CLUELESS!!

I am coming to the end of my one year lease at the Central On Broadway appartment complex, and I'm absolutely disgusted by thsi company. Everything on their websit is a lie. When we put in our application for the appartment, rent was listed on the website as $580+utilities. We were accepted, reserved an appartment, and planned onmoving in. Upon move in, we were informed that the website was "out of date" and that rent is actually $675+utilities. I've just checked the website, our floor plan is still only listed at $650.

They advertise a "gated entrance". Does that count if the gate is NEVER closed? Not once in the last year has it worked.

The parking is mostly covered, as advertised, but not reserved. It's a total crap shoot to find parking in the area of your building.

Our garbage disposal worked for about a month when we moved in, and despite several requests, and the maintnance people coming out to "fix" it, it still doesn't work. I've given up on the damned thing.

There is one cieling fan in the apartment, in the dining room. Not in the bedrooms, which don't even have light fixtures.

At one point, we were issued an eviction notice when the front office staff misfiled the reciept from my rent payment. They cleared it up when I brought my reciept to the front offie, but that was stress I DID NOT NEED that particular week. They don't even issue a notice that rent is late. It's just "Hey, you got 3 days to pay up or clear out".

Finally, when we moved in, the place was a wreck. The balcony was coated in pigeon [redacted], there was broken glass on the floor, and holes in the wall. There is a significant portion of wall with no base molding. The bath tub in the master bathroom was coated in disgusting grime that took me several hours to scrub out, and it smelled like smoke. The hall closets still smell like a smoker's house. It's disgusting.

I would never recomend this company to a person I hated.

This is about Vista Valley in Mesa, AZ, a property manager by Capilano Properties. I moved to Vista Valley on January 25th, 2014. I always paid my rent on time, and kept my place spotless. At move-in I gave a $349.50 refundable deposit. And on February 27th, 2016, I gave a $420.00 dollar money order to the office because I got a cat. ($400.00 deposit, $200.00 being refundable, plus $20.00 for the first month of pet rent.)
On June 8th, 2016, I gave a 60 day notice to vacate for August 9th, 2016. I moved out, cleaned and turned in my keys on August 8th, 2016. I also took pictures of my clean apartment at move-out.
I hadn't heard anything about my deposit refund, so on Friday, August 26th, 2016 around 5:40pm, I contacted the office, I called at least 3-4 times, until finally Lady, the manager answered. She told me, I would be getting $78.52 back as my refund. After looking over my lease documents, I know this figure cannot be accurate.
Saturday morning, August 27th, 2016, I went to Vista Valley. Of course they don't have any managers working on the weekend, but a nice leading consultant named Yubia tried to help me as much as she could. Even Yubia could not figure out where the charges were coming from to bring the refund amount to $78.52. I asked her to please have Lacy call me ASAP on Monday, August 29th, 2016, so I could find out what is going on. I also saw Yubia make a note for Lacy to call me.
Monday morning came and went, and around 1:30pm, I started calling the office again. It took several phone calls to get an answer, and when I finally got one, what do you know? It was Lacy, I was shocked because it seems that she is always out of town, and not working. Well, Lacy informed me that they are charging me $200.00 for carpet cleaning which I find to be totally inaccurate, and then an $80.00 mandatory charge, which I was expecting per the lease. She also said I owed for utilities, which I find to be completely false, I paid $63.36 on August 1st, 2016, along with my rent.
After adding up the figures, there is still about $400.00 unaccounted for from my initial deposits. Lacy didn't seem to really have a response when I informed her of this, and instead just said, "well, I don't have my regional manager right here in front of me."
Wanting to get the issue resolved, I asked her if she could please contact her regional manager, and call me back by 5pm, August 29th, 2016. She agreed. I never got a call back. I started calling at 5:15pm that afternoon, and never got ahold of anyone, and the office is open until 6pm.
Today is Wednesday, August 31st, 2016, and I still haven't gotten any phone calls, or a check. Arizona state law states a landlord has 14 days from move-out to refund the renter. I wrote certified letters to Vista Valley and to Capilano Properties, and let them know that they have until September 9th, 2016 to return a formal response.
BEWARE, THEY WILL TRY TO RIP YOU OFF, EVEN AFTER YOU DO EVERYTHING RIGHT.

I submitted a claim for work to be done in a room I was renting and it was handled mediocre manner. Later when the problem arose again, I submitted another work order and it has been three weeks since that was put in.
