Response to complaint [redacted] : This community was brand new at the time the resident moved in and the carpet had never been walked on or lived inWe would not have replaced brand new carpet and incurred the initial expenditure if we didn't deem it necessaryHe has has spoken with the community manager and the VP of Operations and he is responsible for the damageWe will not be refunding those dollars to himThe community has always had photos and they were offered to himAs far as we are concerned this matter is closed

Good Morning ~ I have spoken with this resident both in person and in writing at length This resident signed an month lease and months into the lease decided to purchase a home Per the terms of the agreement, which he signed, we do not even have to allow him to terminate his lease In our generosity we have agreed to let him do so however he is responsible for full terminate fees What he is responsible for is clearly written, in writing, and if he chooses not to pay it we will turn him over for collections He does not get to negotiate the terms of his signed and executed agreement We have no further response on this matter and will not continue to go back and forth.Thank you,Stacy W***VP Operations

Good Morning ~ We'll not continue to go back and forth with this previous resident The carpet was damaged by himself and it had to be replaced As previously stated, he was the first and only person to reside in that apartment with Brand New Carpet and it would not have been replaced if it did not need it We were fortunate enough for him to have over paid his account so we were able to recoup the damage costs which clearly from his responses he would not have paid even with the proof that it was new and a receipt for charges incurred This saved us time the in turning him over for collections, which we would have done That is our stance on the situation and we will not be refunding any dollars
