*** WARNING, POOR WORKMANSHIP AND CUSTOMER SERVICE***

Capshaw Development built our home and we closed February 2022. There were a few minor issues that Capshaw assured us that they would come back and resolve. We have submitted issues to Capshaw and 2-10 Warranty and are only getting the runaround on whose responsibility it is now. Both of them are only pointing fingers at each other. It’s almost a year later and all the issues haven’t been resolved. Here a list of a few:
Tile in shower not installed correctly- tile of shower not level and protruding from wall.
Tile in master bedroom shower not sealed at top - Not resolved
Defect in drywall- 3 areas- Pending repair
Door trim in the toilet room was installed incorrectly, installed on the inner wall- saying that’s how it is supposed to look. We went to Greystone to take a look at the Johnston model and have pictures showing what it should look like.
All Pipe holes underneath all sinks not properly installed. The Plumber sent out previously stated cabinet guys need to install correctly. Not resolved
Pillars in the living room not completed on top- Saying it’s the trim company issue. Trim company states it’s a framing issue- Not resolved
Overspray of paint all over the house inside and outside- saying nothing can be done
Cracks in concrete across the entire front patio and garage floor- saying nothing can be done
We were informed to submit a complete list to Capshaw for our ten month walk through. There were over 76 issues/repairs to be resolved. Instead of taking ownership, Capshaw is now trying to put the blame on others or us. You really need to reconsider if you are considering Capshaw as your home builder. They’re subcontractors provide poor workmanship. The home inspectors are not any better. They approve the poor workmanship, i.e. let the home pass inspection. Most of Capshaw employees and subcontractors will lie to you and not try to resolve the issue(s).

Capshaw will not honor Warranty
I’ve been chasing Capshaw Warranty for about a year now to get minor drywall repairs that they are supposed to honor. Beware: they do not bother to actually try to fix the problem. When you try to schedule an appointment with their contractors, they never show up, call, or anything. I’m willing to bet this only happens in Black neighborhoods that they build

Capshaw development is the worst ever I purchase my house in April of this year, and so far I have encountered numerous problems.They forget to give me window screen, I have no gutter on the back and side of my house the back yard is washing away they forget to paint the base boards cabinets doors have wholes on the outside they forget the shelves for my closet the list goes on and on. To make matters worst when you call to complain they tell you to go on line and put in a request, and when you do no one contact you. I wish I never purchase a Capshaw house image the crappy work they did within walls. I was talking to my neighbor and he had similar. Be very careful when purchasing a Capshaw home I would avoid them if I was you.

It literally looks as of the house was finished by a 3 year old! To pay almost 300k to live in a community with continuous gate issues and giant potholes is upsetting. This was supposed to be an amazing experience for my family but its has been one disappointment after another. This company owes it to the home owners to make it right! That's good business practices. I will continue my plight to have these issues resolved my any necessary steps. Thank you in advance

IF I COULD GIVE A DOUBLE NEGATIVE ZERO , I WOULD. THIS HAS BEEN THE WORST EXPERIENCE EVER. I BROUGHT A CLIENT TO THE GATES AT HASTINGS BRIDGE IN JUNE. PRIOR TO ME TAKING MY CLIENT OUT, SHE CALLED AND SPOKE TO THE ONSITE AGENT CALVIN EXPRESSING HER INTEREST IN THE SUBDIVISION, KEEP IN MIND MY CLIENT IS 59 AND A FIRST TIME HOME BUYER. WE GET TO THE SUBDIVISION AROUND 6PM AND CALVIN HAD ALREADY LEFT FOR THE DAY. I CALLED HIM AND HE ADVISED HE WOULD CALL *** TO LET US VIEW THE DIFFERENT PLANS; AND *** WALKED DOWN TO UNLOCK THE HOUSES TO COMPLY WITH THE CONVERSATION WITH CALVIN. WE CAME BACK ON SUNDAY TO WRITE THE CONTRACT WITH CALVIN, *** WAS NOT THERE HER UNLICENSED DAUGHTER WAS THERE IN HER PLACE. SHE AGREED TO SHOW US THE HOUSES AGAIN, BECAUSE CALVIN HAD A CUSTOMER AT HIS DESK. WHILE OUT VIEWING, ***'S DAUGHTER WAS GOING IN TO CONVERSATIONS THAT A UNLICENSED AGENT SHOULD NOT DISCUSSING. BUT THAT'S ANOTHER STORY. SO CALVIN FINISHES AND WE GO IN CALLS THE LENDER BELINDA *** WITH NEW AMERICAN FUNDING, MY CLIENT HAS A 804 CREDIT SCORE, SHE GETS APPROVE TO WRITE THE CONTRACT, WRITES THE CHECK FOR THE EARNEST MONEY AND WE'RE ON OUR WAY.THE FOLLOWING WEEKS THIS GOES FROM SUGAR TO ***!! THE ENTIRE LOAN PROCESS WAS HORRIBLE, GETTING IN TOUCH WITH BELINDA AND HER ASSIST KATHY WAS LIKE PULLING TEETH USING YOUR BARE HANDS, WHICH IS IMPOSSIBLE. LET ME BACK UP, ON TUESDAY *** CALL ME CUSSING AND ACTING LIKE A COMPLETE PSYCHO HOOD RAT, BECAUSE CALVIN WROTE THE CONTRACT, SHE'S YELLING AND I COULDN'T GET A WORD IN AT ALL. SHE TELLS ME SHE'S GOING TO *** ME UP AND I'M MESSING WITH THE WRONG ON. I CALL JIM, THE SALES MANAGER TO MAKE HIM AWARE OF WHAT JUST HAPPENED AND HE DID ABSOLUTELY NOTHING FOR ALMOST 2 WEEKS, HE FINALLY CALLED TO TELL ME I COULD CONTINUE TO WORK WITH CALVIN AND I COULD WORK WITH WHOEVER I CHOSE TO WORK WITH. SO NOW WE ARE WAITING FOR THE HOUSE TO BE FINISH BEING BUILT AND TO CLOSE IN SEPTEMBER.I GET A ALL FROM MY BUYER ON WEDNESDAY 8/12 TELLING SHE'S GOING TO TERMINATE DUE TO A CONVERSATION THAT SHE HAD WITH KATHY. I CALLED KATHY NUMEROUS TIMES, LEFT MESSAGES....NOTHING. BELINDA THEN CALLS ME AT 10:02PM TO LET ME KNOW SHE'S GOING ON VACATION THE NEXT WEEK, SHE'S SHORT STAFFED AND
TO CALL KATHY HER ASSISTANT. I CALL KATHY ON FRIDAY, NO ANSWER. CALL KATHY AND SHE LETS ME KNOW THAT IT'S SATURDAY AND SHE REFUSES TO SPEND HER SATURDAY IN FRONT OF A COMPUTER AND MY CLIENT WOULD HAVE TO WAIT UNTIL MONDAY FOR HELP. AGAIN, MY CLIENT IS 59 YEARS OLD. IM CALLING ANYONE AT CAPSHAW FOR HELP, NO RETURN CALL FROM NO ONE. THEN ON MONDAY I GET A CALL ON FROM CALVIN LETTING ME KNOW THAT *** HAS A BUYER FOR MY CLIENTS HOUSE THAT LEGALLY UNDER CONTRACT AND JIM WANTS TO TERMINATE MY CLIENTS FILE. NEVER NOT ONE PHONE CALL. I HAD 5 PROPERTIES UNDER CONTRACT IN THAT SUBDIVISION, AS SOON AS WE CLOSE I WILL NEVER BRING ANOTHER CLIENT TO THAT NEIGHBORHOOD. CAPSHAW HOMES HAS A GREAT PRODUCT, BUT THE GASTES AT HASTINGS BRIDGE REALLY NEEDS TO LOOK INTO SOME CUSTOMER SERVICE SKILLS AND NEW LENDER RELATIONSHIPS.

My name is *** Capshaw has beautiful homes and plans, just wish the COVID-19 didn't hinder getting permit to build. We need a home ASAP and are at the mercy of the virus and the Locust Grove Henry County permit issue office.

To say I'm beyond disappointed in Capshaw is an understatement! I was representing a buyer who was building a home with them for the ground up. The initial closing date was mid March. Capshaw eventually moved the closing date back two weeks to the end of March because the home was not completed yet. That was not a problem for me nor my client. The problem came when The Covid 19 pandemic peaked and the government cancelled the 100 percent financing loans for everyone! This happened just days before my clients closing. As a result, the amount that he was required to bring to closing doubled! My client is an Assistant Principal and a single father to 4 children; he didn't have the amount of money right off hand. However, he was going to obtain the necessary funds within the next couple of weeks. The on-site agent prepared an amendment with the new closing date and my client signed it. However, I kept asking for the amendment from the agent that was signed by the seller and he kept saying, I'm going to get it to you. Unfortunately, he never did. Instead, he came to me a week before our new closing date and said the builder is terminating the contract. I asked why and he said the builder, Jim is tripping and is not working with people on buying these houses. It's not like people are even really buying right now due to Covid 19. I asked for Jim's contact info and I was given his email address. I reminded him of why the initial closing date changed (because Capshaw wasn't finished with the home) as he was implying that it changed due to my client. I also reminded him that my clients loan program was completely cancelled across the country for all buyers. He was completely unconcerned, unbothered, and unmoved by any of it. I told him that my client would have the remainder of the funds needed to close within a couple of days and we'll still be able to close next week. He replied " So help me understand how we are going to do that next Monday?"I reiterated that we're a week away and he'll submit his verifications within the next day or two. Then he replied, and I quote "Not to be funny, but are you a lender?
How is it that you can make such a Statement?
I've personally held a Mortgage Loan Originators License and it's not that clean and simple to get this cleared in 1 week.
Especially since Mr. X has not done anything on time as of yet."
This response is beyond rude and insulting, not to mention completely unprofessional! He had the audacity to say my client didn't do anything on time. In all actuality, the on-site agent was completely unresponsive and ineffective. He's a nice guy but he was not getting the job done and I didn't receive a copy of the contract until over a month later, and that was only after I asked to speak with his manager. Even though 2 amendments were signed, I had to obtain them from my client, and the agent never sent them to me after multiple requests! Capshaw at Hastings Bridge is a joke and I would not recommend that anyone do business with them at all!

Capshaw Development Company Response • May 26, 2020

Shamika ***, an outside Real estate Agent, brought a client to Capshaw Homes to purchase a Presale Home 11-1-19 and signed a contract using a traditional FHA Mortgage. The close date for the home was 03-16-2020. The FHA loan requires a minimum of 3.5% down payment. Our sales contract requires a 14-day financing contingency period to provide the Lender with necessary documentation for underwriting to render credit approval. This was not done in a timely manner. Ms. client was given some extra time to submit the proper documentation for the Lender, in which it was submitted on 11-29-2019. After reviewing the documentation, it discovered that the buyer did not have the required 3.5% down payment. The buyer and Lender discussed multiple different options, in which one was decided upon by the buyer and he would have the remaining down payment to close on the home by the end of March 2020.

On 01-01-2020, buyer asked for an extension to clear up some assets that were hindering his credit score. The Lender notified Capshaw and it was agreed to allow until 03-31-2020 to meet the financial requirements to be able to close on the home. On 3-11-2020, the Lender reached out to Capshaw and notified them that the buyer had missed the deadline to submit the conditional approval documentation and the buyer was unresponsive. On 3-23-2020, the buyer was reached, and Lender suggested to move to an FHA 100% Financing loan to meet qualifications for purchasing the home. Buyer responded that he would not have funds until a payroll check posted on 03-31-2020 and asked could he postpone closing again until 04-10-2020. Capshaw at this point did not honor request. On 03-31-2020, the new FHA 100% Financing program was suspended. Due to the Financing program being suspended, the Lender requested conditional approval items including more funds from the buyer to meet lending approval.

On 04-04-2020, Capshaw made a business decision to terminate the contact and asked our onsite agent to generate the Termination Agreement. Ms. was upset and stated that the contract was extended to 04-13-2020. The onsite agent stated that we did not have an Amendment for extension and stated "If the buyer can close, I'm happy for all of us, but if he can not get the necessary funds to close, we cannot keep our home off the market". After speaking with the Lender, they indicated that the file had not progressed at all and they remain at a stand still with no new information from the buyer. Due to COVID-19 and all the uncertainties that we are all facing in our communities, state, and country, Capshaw decided to revise the Termination Agreement and refund the buyer's earnest money. Capshaw Homes would love the opportunity to sell and close this buyer on one of our beautiful new homes in The Gates @ Hastings Bridge or any of our successful communities when the buyer is able to meet the lending qualifications.

I moved into a Capshaw home in Hampton ga Overlook at Southwood I have never see a home builder that don't stand behind there work. I've only been in my home a year and 2 major water problems. Floored out basement water line breaking in ceiling. All due to billers errors. First water AC pipe was clogged and backwards. Next flood missing bow on pipe. Flood and damage personal property. Was told they don't cover damages to personal property due to there negligence. They still have not completed the work 3 months later. Do not buy a Capshaw House they do not stand behind there work. Very unghappy Capshaw home owner.

DO NOT EVER PURCHASE FROM CAPSHAW!!! THEY ARE A FRAUD. THEY GET YOUR MONEY AND WANT NOTHING ELSE TO DO WITH YOU. I ALSO CAUGHT THEM USING MY POWER ON THE SIDE OF MY HOME TO BUILD SOME ELSE PROPERTY, WHICH IF THEFT. CAPSHAW WARRANTY IS THE WORST EVER AS WELL

Giving them one star is putting it nicely. Capshaw builders and their warranty are the worst. We have had several issues with our house less than a year in the house the wood on the cabinets started to chip away we called it took 6 months before some came to fix them and it has another small chip again. The roof had several leaks that made water damage inside the house the roofers came fix3d the issue no problem there. The Capshaw Warranty guy Tommie finally showed up to do the stuck and painting to cover water spots 6 months later. One of the toilets upstairs overflowed the plumber came 3 days later and snaked the drain they were sure the kids put a roll of toilet paper in the toilet but of course that was not the problem the bathroom tub had a leaking pipe which caused some damage. No The plumber fixed that an we have a hole where he had to cut out the drywall to fix the pipe. It has been 4 months and no one has come to fix hole are drywall. I called the warranty and email also the answer is we are so busy and backed up because of work orders and building a new subdivision. Please Please do not spend your hard earn cash with this builder. I am a veteran and used my loan for the first time my dream of home ownership has become at the least a nightmare.

Capshaw Development provides a 1-year workmanship, 2 year systems, and 10 structural warranty for every home we build through 2-10 Home Buyer's Warranty. We were awarded the Select Builder Award in 2018 through the 2-10 Home Buyer's Warranty program for outstanding customer service. We take pride in our craftsman style built homes and take each one of our warranty claims seriously. When notified by Ms.' mother of a toilet overflow, we were at the home within 2 hours to investigate. When nothing was found to be the issue and the plumbing was working properly upon leaving, we decided to have the plumber preform a plumbing diagnostic by running cameras in the lines to see if there were any blockages not visible beyond a normal plumbing investigation. During this test it was verified that there were no blockages in the plumbing lines of any kind. The plumber also investigated the other plumbing fixtures, and for this there was a whole cut in the sheet rock of the wall. We tried to assist Ms. with this repair, and she declined it stating she was hiring another contractor because we could not get out for the repair same week and she was hosting a gathering at her house. At no time did Capshaw Development not follow the builder responsibilities of her 2-year systems warranty, in fact we went beyond what was expected. We are sadden to hear that Ms. has been less than pleased with our customer service as Capshaw Development is a veteran owned company and we support or military and their families.

The fact remains Jenny stated she had no record of the hole being cut out of the wall . I have several emails from Capshaw of items still not addressed maybe they should do further investigation on the things that were not completed. And it's great that it is a Veteran owned company but owners do not do quality control so maybe this should be sent to the owner of the company. Still disappointed Capshaw Failed a fellow Veteran!
