To Whom It May Concern, Previous Resident moved into Bristol Square Apartments on 08/26/2014. At that time the carpet in her apartment was new and had been installed on on 07/29/at the cost of $including labor. At the time of the previous resident's move-out on
08/31/2016, it was found that the carpet was found to be in very poor condition and it was inspected by *** Carpet Cleaning, Inc, which is the contracted company that Bristol Square Apartments uses for their carpet cleaning & repairs( See attached letter)It was advised that the damage was too severe and that it was not cost effective to make repairs to the carpet and it needed to be replaced. Carpet is pro-rated over months. The original install price was $divided over months at the cost of $per month with months remaining on the life of the carpet, for a total of $due. There were also additional charges for cleaning, blind replacement and light bulb replacement. (Please see the attached Move Out Inspection Report). Copies of the original installation bills for the carpet, labor for installation of the carpet, the move-out inspection report, *** Carpet Cleaning letter and copies of the letter to the previous resident are being faxed. We feel that the charges are valid and do not warrant adjustments as the carpet should have not needed to have been replaced after just years. Neglect on part of a tenant and failure to maintain the carpet in proper manner resulted in her being charged for the carpet. Any further questions, please free to contact me. Intent to Vacate to Bristol Square Apartments (Copy Attached)On this Intent to Vacate Notice, it state that if you desire to have a Joint inspection, you are to schedule an appoin tment with the Ot'fice prior to the date that you tum in your keys Ms*** did not chedule a Joint Inspection prior to her turning in the keys to her apartmentShe came into the Office on Saturday, January 21, and turned in her keys and wanted to do an inspectionMrsBeryl B***, the Assistant Manager of Bristol Square Apartments told her that I, Lori C***, the Property Manager, was not working and that l was the one that needed to do the Inspection with herAs stated on the Intent to Vacate Notice, a Joint inspection is to be scheduled in advance Upon going into her apartment, it was found that the oven was dirty, there were hol es in the living room carpet in addition to red and blue stainsThe master bath Vanity area had bleach spots -possibly from cleaner and there were red stains and laundry detergent spills in the small bedroom(Tn our apartments, the washer & dryer connections arc in the small bedroom)Jf you are familiar with liq uid laundry detergent, it bleachc$ out the carpet if it sits on the carpet for a period of timeIfyou try to dye the color back, it will not hold the dye(Copy of Moveout Inspection Attached) Ms*** called to check on her deposit and told me that she had not put in a change of addressl told her that she had an outstanding balance and what the charges were forShe told me that she knew that there were holes in the carpet in the Livin g Room because her friend *** had done it with a Hookah PipeShe dc:nies that there were stains on the carpet, or laundry detergent spill on the small bedroom carpetShe also claims that she had si;hed uled the carpet to be cleaned with our contracted Carpet Cleani ng Company which is *** Carpet Cleaning, Inc., but they could not come to clean her carpet because their Van broke downI talked with Kathy, the Owner of the company to verify thisand was told that she was never on their schCldule, Ms*** then, changed her story and told me that she had it scheduled with a cmp.loyee from thei r company for a .i?b on the side and that our Maintenance man had given her his phone numberT spoke with my Maintenance staff regarding this matter and he states that the only number he gave Ms*** was the number to the Company that he did not have any employee's personal phone number Bristol Square Apartments Maintenance staff does not have the authorization to go and do an inspection for Ms*** or any other ResidentMs*** is a friend of someone I.hat works part time for .Bristol Square Apartments and also knows the maintenance person that went in her apartment Ms*** called Bristol Square Office numerous times stating that she had a video and wanted to dispute her chargesIgave her our email address and told her to forward her video to us and to send a letter to us in writing disputing her damagesHer video was not received by Bristol Square Apartments until March 28, The video goes through the apartment so fast and does not point down towards the carpet or the flooring at allT advised Ms*** that I felt that her video was not sufficient and did not show anything to support her evidence that the carpet was not damaged because it did not even show the carpetAlso, she did not even open the oven doorHer response was, well, I didn't clean the Oven and my phone was about to go dead so Iwas in a hurry Ms*** did not submit her dispute in writing as requested on the letter that was enclosed with her Move out Inspection Report( Copy Enclosed) ldo not have pictures as they were accidcntly deleted when lwas making copies for an Eviction Court CaseI have not avoided her or her phone callsAll that we have asked from her is to submit her di pute in writing which she still fails to doThe only thing she sent was the Video She states that Itold her that Iwas the only one to review the documentsThat is also not trueItold her that Iwould forward them to our Corporate Office for review, T hope that you will find that we are not unfairly bill I ng and charging Ms*** for cleiming and damages to her apaitmentOverall her aparLmenl was left in good shape except for the oven and the Carpet which we prorated over a month period. you in advance for your fair review of th is case Lori C*** Property Manager Bristol Square ApartmentsEast 25th StreetIndianapolis, IN 317-894-
