Review: Have On October 14, 2014 Gage A[redacted] and I signed a one year lease with Caras Property Management, along with 6 months rent in advance.

In June of 2015, we asked Caras Office staff to explain why our lease says it will end on July 31, 2015 on the second page when the first page clearly states a one year lease. No one could give us any information. Gage asked if we should be out that date and we were told yes. On July 7, 2015 we gave our 30 day notice. On that day Leslie, an office assistance, told us we would have for our security deposit check the day of the inspection.

On July 27th, we had our first inspection, which we failed. We were told of what to correct with in 24 hours. We were only told that the inspector would be back the next day, no specific time was given. Neither Gage or I was at the second inspection, nor were we called.

The following week I emailed the manager of Caras, Adron Ki[redacted] asking about the second inspection. We were told we failed, but no specific detail went into why. When I asked for the second inspection sheet, which I have asked for a total of three times through email, it was not given to me.

I asked Adron for an explanation as to why our lease was broken, from 12 months to 9, he responded with

"As to the length of the lease, often when leases are written after October 1 we give the tenants the 12 month rate but end the lease July 31. This does not mean that you have to vacate the unit as the lease automatically becomes month-to-month, as stated in the same paragraph that lists the dates of your lease on page 2. I show no record that you were given notice to vacate and any notice regarding an end to your lease from Caras Property Management would have been sent to you in writing."

None of this was stated in the contract. Only that our lease ended on July 31st.

I also made sure through email that Caras received our keys to the property, the weekend of August 1st. Per Adron, they had. They also received my new forwarding address in that email.

After that, I requested twice more for the inspection sheet and the status of our check, with no response.

On August 14, 2015, Caras broke the terms of their lease by billing us for the month of August rent and a late fee. After we had already moved out, returned our keys and had both inspections before August 1st.

Caras, management and office staff, have been very uncooperative in returning our security deposit and now they are ruining my credit and rental history by charging us for August's rent.Desired Settlement: I would like for my security deposit back, the second inspection sheet, and for someone to tell me why I am constantly being ignored by Caras. I have not been unpleasant or rude. I have given them time to answer both my emails, they were sent a week apart. I do not want this to happen to someone else, I feel as if Caras is not taking me seriously because I am a young adult.

In response to the complaint filed by Brittany H[redacted] I will address each item separately:

As to the ending of the lease it was completely voluntary on their part and was not initiated by our office. The terms and renewal process was clearly laid out in their lease.

In regards to the move out inspection they failed when items address in the first inspection were not addressed within the 24hrs allowed to remedy.

In my following up with Brittany, I had let her know that as soon as I had their final closing statement from our accounting office I would reach out to her. When I had their closing statement on 8/25 I did contact her and arranged to have them pick up the packet.

In breaking the terms of the lease by sending them an August invoice, it was an auto generated invoice that was mistakenly sent out. They had no balance due or threat to their credit, I clarified that them when they called about receiving the invoice.

They picked up their deposit disposition from our office on 8/26/15 and I have not heard from the since.

In all of my communications with Brittany she was very professional, we had numerous emails and several phone calls throughout the process and I never took her age into consideration.
