We were trying to find *** and her family a home that worked for them; that is why we called them about the *** house
It is a busy market and many people are looking; and properties are going fastThere are staff members talking to interested parties on available properties
Some people rent properties sight unseen some do not
Even after a property is offered there can be viewings as the offer is not always accepted and it puts the next person in position
I understand It is stressful to be house hunting in this strong market
We have processed a refund check for ***'s application fees as per her request

I am sorry *** made assumptions without understanding the situation
We have an existing tenant that is having to move from his present rental and we told him he could have the property if he wanted it*** was told on Thursday they were second in line if the other person did not take it***
assumed because the other person had not seen it yet that it was not offeredWe do our best to place qualified tenants but we do have an obligation to our present tenants
This is a tight market and many people are feeling the pressure of finding a property that meets their needsWhen disappointed by not getting one property they are often satisfied when the next one comes up that fits their needs even better

We did not billed for any cleaning we didI am sorry it was not clear when I stated we did give them consideration as the past owner

Moving is always stressful. It is also hard for a seller of a property become the renter of the property.
 
When a tenant gives notice to vacate they are asked what phone number they would like to be contacted at for potential tenants to view the property. Tenants are also sent a letter...

explaining how the move out will be handled including our procedure on how people would view the property.
 
Vendors are given the tenants phone number to schedule maintenance work at the convenience of the tenant. Since the tenant was near move out and asked that we wait we agreed and asked the vendor to schedule at a later date.
 
Our property inspector followed normal procedure of inspecting the property after move out. Sent the inspection with photos to the tenant asking if they would be addressing the further cleaning requested.
 
This was all done by e-mail and a follow up call; that they received the e-mail.
 
When the tenant made it clear they did all they were going to we did not make any further requests of the tenant.
 
Consideration was given to the departing tenant as being the past owner and we are sorry if the process of moving out of their home as a tenant was difficult.

Cardinal properties,they tell tenants one thing and turns around and does something different or ignores it all together. I asked them if they will call bitterroot disposal two weeks ago to pickup some old furniture and to send the bill to me,they "[redacted]" said they will call bitterroot disposal to approve the pickup. I just called bitterroot disposal and they haven't received any requests for pickup so I guess it will just stay there until they decide to approve the pickup.

Cardinal Properties is a joke. From inspections without prior notification, to not taking care of bug infestations, even when it was outlined in our agreement, to charging us bogus charges during our out processing, this company has failed across the board. I filed a complaint against this company with proof (emails, and pictures) and the company refused to acknowledge any wrong doing. Now they have a bad review, and an unresolved complaint. Highly recommended to stay away from this business.

Cardinal Properties has very bad service. If you are a tenant they will treat you awful. I will not recommend them to anyone.

Review: We submitted our applications through this business and paid the application fees required. We submitted all the required information. The business has failed to provide us with a rental property and has rejected our applications on several occasions, even though we were told that we met the financial requirements. Cardinal properties called us to tell us about a property that they believed was a good match for our family. We scheduled the first available showing, as well as contacted Cardinal Properties and told them that we were interested but had to wait to view the property until the present tenants could show it and to let us know if anyone else contacted them about the property once it was listed on the website, as we would be willing to take it sight unseen. We were told by one of their customer service representatives that no one was interested in it yet and that there were many other properties that people were looking at. Today, I was able to view the property a day early, thanks to the current tenant, and once I talked to my husband about it and gave him the specifics, we decided we would accept it. I immediately called Cardinal Properties and told them we would accept the property and I was told they had offered it to someone else. My husband and I went out to the rental so that he could see it. We were told by the current tenant that no one else had seen the property and that we were the first ones. It seems as if Cardinal Properties is being dishonest in their dealings.Desired Settlement: We would like all of our personal information returned to us, along with our application fees and a written apology from the owner, [redacted] for poor customer service and for wasting our time.

Cardinal Properties tells tenants that their rent is late and charge the tenant a late fees even when the rent is not late.

We have had several negative encounters with Cardinal Properties. They seem to dominate the rental housing market here in Hamilton and the southern Bitterroot Valley, so often there are not many other choices... But Whether you are a homeowner, or a prospective tenant, I don't recommend this company for the following reasons:
1). They do not accompany showings of the properties. They give you a key and send you on your way. This is highly insecure for the homeowner to have unescorted strangers wandering their property. If the home is still occupied, they expect the tenants, who are busy packing and cleaning to move out, to field the inquiry calls and show the property. We personally fielded over 15 calls on our rental with Cardinal, and showed it to at least 10 sets of people, all while frantically trying to get everything done to clean up and move by our deadline. This is rude to the tenant, and it is especially rude to the property owner, as tenants know every little thing wrong with the house (like the toilet is flaky, the dishwasher is hit or miss, mostly miss) and tend to share that with prospective renters as they represent themselves, not the owner or the management company.
2). They make unreasonable demands on tenants to go beyond the normal cleaning and tidying of the property prior to moving out. We were given a 24 hour notice to do a rediculous amount of work, which the property management company should have been responsible for, since it was not even part of the property we used. We had to clear all the giant weeds at the far end of the property behind the barn where we never even went, rake every leaf in the whole yard, not just around the house (29 piles raked and hauled till 10 at night). We had to replace blinds that we removed when we moved in because they were torn and un-functional. We mentioned that in our prop. condition report, but it didn't matter, we were told to replace it or we wouldn't get our deposit back. And there was about 20 other things we HAD to do within 24 hours- or else! We had to leave the property in way better condition than it was when we moved in. This company preys upon it's tenants- their life blood!
3). If you are a homeowner, you will be losing out on a lot of potential renters because of the local reputation of Cardinal. People are always coming and going because of Rocky Mountain Labs internships, but this reputation is spreading, and many prospective tenants will not even look at your property if it is listed through Cardinal.
4). Bait and switch tactics. When we moved out here we chose several homes listed with Cardinal that we wanted to choose from, and move into. I had a new job starting up, and a deadline to be in by. They assured us that they would "take care of us", and boy, did they ever! After applying, and paying our fee, we expected we would be shown the properties we had chosen to view once we got there in a week. It was just me and my daughter and our pets; hubby needed another month to come. So here we were, exhausted, with 2 cats and a dog in the car and a U-Haul behind that we couldn't remove until we had a place to unpack it into. I go into the office, expecting to finally be "home" soon, and instead get the following: "Since your job is seasonal, your only qualified for a property with a 6 month lease, or, you can pay 6 mos. rent in advance. In addition, the pet-friendly properties only allow 2 pets, not 3, oh well" So there were only 2 properties we were even qualified for. The first was an over-priced tiny home with a tiny yard that bordered the yard of a hoarder/junk person with a very nasty constantly barking dog. That was a no-go, so we tried to get to the 2nd property. We couldn't even get to it with the trailer on our car, so we tried to walk up the steep road, but never did find the property. Cardinal never offered to transport us to the property, or even give us good directions. They just gave us a key and sent us on our way. So there we were, homeless and stuck 2700 miles from home with nowhere to go, after being told they would "take care of us". We had to stay in the pet-friendly room of a motel for almost a week till I finally found a month to month rental just so we could finally get the trailer off our car and not loose all our money on a $50/night motel. It was a total nightmare! I knew no one in the area, and felt so betrayed and lost. All we got was a "Sorry, that's our policy there is nothing we can do." They knew their policy when we applied, but failed to inform us. I vowed never to use their company again. But a couple of moves later we decided to give them another chance, since we liked the home so much and it was perfect for us. That resulted in the previous experience, also a nightmare. Lesson learned!
