Ms. [redacted] did put in an application with us on 12/20/16. Before the Application Fee and Administrative Fee were paid, Ms. [redacted] was required to sign a document informing her all about our application criteria. If Ms. [redacted] did not feel she was going to be able to meet our criteria at that point,... she had every opportunity to cancel her application before any fees were paid. After the application came back as declined for not meeting our rental criteria requirements, office staff reached out to Ms. [redacted] several times via phone asking for a forwarding address to mail out the refund for the Administrative Fee. The Application Fee is not refundable under any circumstances as this covers our cost to perform the proper screening and background checks of all applicants. This is also stated on the Rental Criteria which was signed by Ms. [redacted] .Each time office staff spoke to Ms. [redacted] about obtaining a forwarding address to send her refund, we were repeatedly told that she would get back to us. Ms. [redacted] finally did give us a forwarding address on 1/27/17. Once we received the correct address, the paperwork was processed and is currently in our corporate office so that a check may be sent out. Ms. [redacted] was informed that once the paperwork is submitted - it may take up to 3 weeks to receive the refund check in the mail to the address we were provided. I have been living at this apartment complex for almost yearsWith each year comes new strugglesThis year alone the water has had an "Emergency Shut Off" multiple timesThe first was March 26th the next was on April 15th and that lasted until April 21stThere was another issue the with the hot water on April 29th and then again today, June 3rd - no water at allThis is really getting out of hand and I am certainly not signing another lease with this company
I hope everyone is able to see the way this apartment complex and management company operates, and I will make it a mission to do all I can to notify potential renters and visitors of their tactics Their hiding behind lawyers and attorney-speak is not
