we had a terrible experience with our apartment that we rented through carib properties. Our landlord treats his tenants like crap. Refuses to listen to our concerns. We also had bed bugs in our apartment and also reports of bed bugs in other apartments in the building and he refused to address the whole building. We will never rent through [redacted] again. I wouldnt ever recommend him or his apartments.

The landlord seemed like a nice enough guy, until we tried to get the deposit back. First he claimed that I hadn't updated my address--which was false. We finally caved and accepted the fee to reissue the check. I got the check and $290 of the $550 deposit was taken. Some of it, admittedly, was accurate--things like a couple nail holes and a mirror left on the wall. Some of it was previous damage I (stupidly) didn't mark because when we did the walk-through, he said he only really needed to know about things that weren't functioning, not small aesthetic things. But some of it--multiple reports that the place was not clean--were straight up lies. Guess I learned my lesson and will be taking pictures next time. Don't trust the landlord just because he seems like a nice guy, and kiss your security deposit goodbye, because you will not get a fair amount back.

We only got 25% of our deposit back because of a lot of bogus damages. We had to fill out a form with things we found wrong with the apartment. After turning it in, [redacted] went through it with us, laughing at a lot that we mentioned. The only thing he fixed was the closet door. Some of the things he withheld our deposit for were things we had brought to his attention when we moved in. We, ourselves, fixed a lot of the things we put on the list and some we noticed after handing in the list. It took us a week before Russell gave us our mailbox key. After we moved in there was a nasty smell that we never quite got rid of. I'm guessing the bathroom smell is from mold or mildew, because the seal around the bathtub and sink was cracked and damaged. I pulled that our and resealed everything. The wall by the tub was rotted out, and my husband had to cut that out and repair it. I had to scrub cabinet doors twice just to get all the grease and dirt off. The floors around the edges in the kitchen and bathroom were caked with dirt, and I had to scrub and scrape them clean. It's listed as no animals allowed, but I found cat feces and litter under the register in the bathroom, evidence that the place wasn't thoroughly cleaned before we moved in. Even our final vacuuming before moving out produced a lot of cat hairs. I spent some time after moving in to clean the patio area, which was full of cigarette butts, beer bottles and caps, clumps of cat hair, and even found a used condom. The community laundry room was filthy, including black around the light switch, so I took disinfectant wipes and thoroughly cleaned it before first using it. There was one washer and one dryer for four apartments, so it was always full. People left their clothes in them for hours, sometimes days. I always had to empty the washer before I could use it. The dryer didn't dry at all. The refrigerator was filthy, and I had to take all the shelves and drawers out and thoroughly clean it. The refrigerator light hung loose with the wires dangling down, which we mentioned before we moved in. We had to fix that ourselves. [redacted] controls the heat in the apartments, so if you're too hot or cold there's nothing you can do about it. The windows leak moisture, and one of the bedrooms had mold covering the sill. My husband lost his balance when he got out of bed one morning. He reached out to the wall to catch himself and put a hole in the wall. In the process of fixing it we saw that the walls are no thicker than cardboard. When we moved in we developed bad coughs which disappeared when we moved out. My husband pulled the covers off all the register to clean them and found them all filled with dirt, garbage, and food. In the process of cleaning the registers, he found chewed gum pressed on the wall and painted over. That apartment was cleaner and in better repair when we moved out than it was when we moved in, yet we only received 25% of our deposit back?
