Mr. [redacted] did indeed finance his loan with us for 3.25%. At the time of his refinance, he was paying 3.75%. After refinancing, his principal and interest payment was reduced by $119.75 to $2,003.06. Furthermore, he was able to defer 2 mortgage payments and received an escrow refund from his old...

For the refinance, his lender fees, title fees, and recording fees totaled $2,838.71 and 1st Rate gave him a credit of $2,703 to cover those fees, leaving his total for lender, title, and recording fees to be $135.71. I highlight this to emphasize the amazing value he obtained by financing with 1st Rate.The taxes used to calculate the escrow were based on what the county had available at the time. We pull the tax bill directly from the county website.At the time of Mr. [redacted]’s refinance, the tax bill reflected $3,399.48 and thus, we used $283.29 per month to establish escrow payments. As a mortgage company we have no control of what the property tax bill will reflect. We can only use what is provided to us. I have attached a copy of the tax bill that was available at the time of the refinance for your review, notice, it was issued 09/2015. Finally, as Mr. [redacted] indicated, we closed his loan in June 2016 and the new tax bill only came out in September 2016,also attached for your review.We understand and acknowledge that it is a major inconvenience when taxes go up, but this is not what Mr. [redacted] is suggesting – “misleading figures” or “misquoted information”.
