Met with this broker to try to rent a house. I asked all the necessary questions in regard to the qualifications for this property. Two of my questions regarding how the property management company screens credit scores and income. The broker stated to my husband and me that there would be a credit check but if there were unfavorable scores, that it could get bypassed if we had sufficient incomes. We had a total of 4 applicants so we were more than qualified in regard to the income qualification. The broker was misleading because he provided us with answers that didn't match up with after we submitted our application.

Desired Outcome

Refund Refund application fee or provide another way so that we may get approved for the house.

It is unfortunate the applicant feels that we were misleading. I met both applicant and husband and they asked me for the application process. I told them that all parties staying at the home over 18 would have to feel out an application and she will need to let me know the primary applicants who will be qualified for the the application. She said it was her and her husband. I never said I will bypass credit scores for income. I told don't just look at credit scores, looked at credit history, criminal background and rental history. The applications were received and the application clearly states that the income requirement was 3 times the rent of $1650. In her application she stated she made $1600/month. Her husband stated he was self employed and made $1000 per month. They were denied because together as primary applicant they did not meet the income requirement and credit requirement. She called me after application was denied and ask that I make change to the primary applicant to her mother which I declined.

No one asked to bypass credit scores. The qualifications were listed on the company's website but the broker decided to provide us with misleading information during the tour of the house. He stated that if there were persons who had unfavorable credit backgrounds, that it may result in a higher security deposit. The company's qualifications listed on the website didn't specify on specific credit criteria, this was also misleading. I didn't specify on who was the primary applicants and asked if I could have the application ran again, the broker declined because of whatever reasons. Rather than allowing another opportunity to re-apply, the broker denied us FAIR HOUSING OPPORTUNITIES.

Again it is unfortunate that the applicant feels she was mislead. I have attached the application the application for the property the applicant filled. These are the minimum requirement listed on application and I believe addresses some of the applicants comments.

Minimum Requirements:

$35 Application Fee
Credit & Criminal Check for Primary Applicant(s)
Criminal Background checks required for all persons over 18.
Security Deposits are based on credit report and will be between 1 & 2 months (NC Security Deposit Act)
Scores Requirement based on Property Owner Requirement with NO bankruptcy within past 7 years.
Clean rental history (NO evictions within past 7 years)
SECTION 8 ACCEPTED PER OWNER PREFERENCE PER PROPERTY
90 days of current income/employment history
Monthly income above 3 times the monthly rent
Pet Fees $250 Pet (Screening by petscreening.com)
Approved Applicants are REQUIRED to maintain RENTERS INSURANCE throughout lease

The applicant's application was denied for reasons within the requirements and it will be unfair to other applicants to move forward with applicant. Though we would have appreciated the applicant discussing possible refund of their application fee with us, we will offer them half refund if that helps. We wish them well and hope they find a place soon.
