*** *** retired from CJM on May 30, 2017. Reviewing this complaint, it's unclear what the actual problem is that these owners are experiencing. Reviewing our files, no violation letters have been sent to this address in over years so, again, I
can't even guess as to what the issue may be here. CJM is an Association Management Company - we do not make decisions on items that affect the HOA - the HOA's Board of Directors makes the decisions and our company moves on the decisions made by the Board. Any owner in good standing may choose to run for, and be elected to, the Board of Directors.
With regard to the "desired settlement," we feel that we are actively and responsively managing our communities. I am happy to have a conversation with Ms***, if she's open to doing so, to ensure that we're on the same page with regard to what concerns she has and why she feels that we are not actively and responsively managing our communities. Further, I'd need to understand what it is that CJM did to warrant "a written apology." Please let me know how I can be of assistance

I've attached the response that I mailed to you over the weekend. I realize it was late, but I am semi-retired and only work in the office three days a week. Please reconsider and review the attached letter, which may have been received in your office by now
Let me know if you have any questions or need additional information. Our Revdex.com rating is important to us and we would hate to lose it over a misguided complaint from a homeowner, as we cannot be held responsible for decisions made by the Board of Directors, over which we have no control

I provided a response earlier.  Here's a more detailed response to the letter from [redacted].  There are issues with the Facts in the response within the letter and there's no reason for CJM to assert that I as a homeowner was "misinformed".  Specifically:  
CJM Response to Revdex.com Complaint:  As such, we are not able to determine how the Board of Directors will interpret their Covenants, Conditions & Restrictions (CC&Rs) and whether they will approve a reimbursement for expenses when requested by a homeowner.  In this instance, the Board of Directors has determined that the Association is not responsible for interior repairs to any unit, even when caused by a roof leak.  In addition, the Board of Directors determined not to reimburse Mr. [redacted] for his expenses.   These decisions were not made by CJM and we have no authority to override the Board’s decision.
--------------------------------------------------------------------------------... /> Fact:   My complaint is not with respect to documentation of CC&Rs regarding interior responsibility even though this is only broadly stated in the CC&Rs.  My complaint is with respect to the CJMs negligence in maintaining the roof that it is responsible for which directly impacted interior damage.   The Board of Directors (BOD) engages CJM to maintain the roof.  I have an inspection report (and I an produce the detailed report) from another roofing company engaged by my insurance company (Farmers) explicitly stating that the roof was not properly maintained and leak was going on for months.

Sorry this is so upsetting to you! I did read through the report from the adjuster and do see why they denied the claim. There was no visual damage to the roof shingles, the waterproof paper below the roof had deteriorated after a leak in the shingles had occurred. For that type of deterioration to occur the leak must have been going for months. Please feel free to reach out in the future if you need additional assistance
--------------------------------------------------------------------------------... /> CJM Response to Revdex.com Complaint:  Mr. R[redacted] contacted our office on January 18 and asked for the status on the roof repair.  [redacted], Manager for Village IIA, had been told by Blue’s Roofing that the repair had been completed.  Because Mr. R[redacted] advised her that Blue’s Roofing had suggested he should hold off until repairs were completed, he did not proceed with interior repairs.  
CJM Reponse to Revdex.com Complaint:  Realizing the urgency of this situation, Ms.[redacted] approved the contract that she received from Blue’s Roofing on January 30, rather than waiting for further approval from the Board.  The work was scheduled with Mr. R[redacted] for February 13.   
Facts:  The above responses are blatantly false as proven by the e mails below.  CJM was well aware as oof January 5th, 2017 that additional "larger"  repairs to prevent continued leaks were necessary as determined by [redacted] as of their inspection on January 5th, 2017.   Further I never notified [redacted] that I would hold off interior repairs because the exterior repairs were completed.  CJM was clearly aware that only partial repairs were completed by [redacted] therefore I could nto proceed with interior repairs.  
CJM's negligence in resolving the roofing issues in a timely manner is the crux of my complaint and it is unfortunate that CJM continues to punt this to the HOA Board of Directors.   Specifically, the fact is that [redacted] determined on January 5th, 2017 that the issue was only partially addressed and larger repairs were needed as evidenced through trail of e mail communications below.   CJM was notified as follows in my e mail on January 5, 2017 to [redacted] and her response:

The roofing personnel came by today at [redacted] to check on the leaks. They indicated they will file a report with the HOA for the following actions to fix the leaks  1.  a Roof slab that was not placed properly (by the last contractor that did the work) which has now been set and 2.) some work that is needed and will need to be scheduled on the edges / gutter to prevent future leaks.

Fact:  As of January 18th, CJM, specifically [redacted] was fully aware that the roof issues were pending as evidenced in the e mail below.  Further, CJM never made a good faith effort to work with another roofing company that was less backed up than Blues Roofing.

Another update.  [redacted] returned upon inspecting the exterior and based on conversation with his boss ([redacted]?) have concluded that they'll do the repair and he's working on it today (Saturday). Many thanks for the quick action on this.  
I'm hoping that we can get our life back in order by end of this week with all exterior and interior repairs completed.

Complaint: [redacted]I am rejecting this response because:   CJM Association Services caused continued delays in the roof repair and worked with only one roofing contractor which they acknowledge was backed up.    My interaction on this issue was...

directly with CJM and not with the Board of Directors because the BOD has engaged CJM.  . CJM needs to work it out with the Board of Directors including take responsibility for their gross negligence in completing the roof repairs timely thereby leading to continually increasing interior damage that cost more to repair in February than it would've in December or January.   I can prove that CJM did not issue a work order to the roofing company until late January even though issue was reported in December.    Furthermore, it is unreasonable for CJM the board or anyone to expect a homeowner not to engage my own contractor to perform timely roof repairs and continue to watch the damage worsen.  It is unreasonable to assume that I should bear responsibility for CJM's negligence in properly maintaining the roof.    It is unreasonable for CJM or the Board to expect me to perform repairs on the interior damage while the exterio roofing leaks continue.  in facts, its ridiculous to even bring that up in the letter from CJM.   
I have indeed filed a lawsuit against the Community association c/o CJM.    I'll be happy to hear any settlement offers.  If not, the court date has been set and a judge will decide.
