Caromark Building Group

Caromark gave the HOA Board an estimate of $13,785.46 on 8/15/2018 to replace a water heater in a building supplying 4 units. Only wording on their estimate was, "Replacement of water heater." The Board approved the work to be satisfactorily completed. On 10/5/18 Caromarks subcontractors pulled permits for the work. On 10/8/18 the permits failed. Caromark never communicated this to the Board, and later that month Caromark was paid in full, without disclosing their permits had failed. In Feb, Mar, and April 2019 the water heater stopped working properly 3 separate times. Caromark came to investigate all 3 times, within their 1 year warranty, and did some work. But each time, after they left, the water heater stopped working properly. Caromark's lack of knowledge to fix the issues appropriately, led the new Board to contact another contractor to fix the problems, and the new contractor was able to ID the issue immediately and repair. The new contractor brought to the attention of the new Board that the water heater was installed wrong and not to code. Therefore, the Board called the city to ask about the code and it was shared there were two failed inspections against the install. These are the failed permits Caromark chose not to disclose. As the GC, Caromark has a responsibility to manage their subcontractors, and according to their website, "we know we may have complaints over the life of a business, we make it our business to remedy any problems and satisfy the customer." When Bob and Dara W were contacted to remedy the problems and satisfy the customer, their response was, "permits were not in the scope of our work estimate." The Board, for the safety of the homeowners, could not understand why Caromark would answer in such a curt way? If it was not in your scope of work, why in the heck did you pull them then? Why would any reputable company give one an estimate saying, "Replacement of water heater," charge you almost $14,000 to do so, and after their permits fail want to come back and charge you more money to get their own work done properly to pass the failed inspections? Caromark came back, after the fact, and used an excuse that their estimate was "like for like," although that was never in their estimate. They may very well use this same excuse to reply to this complaint. Regardless, (1) the city still has two failed permits on Caromark for their work (2) the water heater malfunctioned numerous times since their install (3) their failure to communicate with their customer until after someone else found out, by coincidence, hinders the owners in this community. Yet Caromark gladly accepted full payment from the association with such failed issues. Yes, we hear Caromark's curt reply that permits were "not within the scope of their work." If that is their response, why did they or their contractors, which Caromark is responsible for as the GC, pull them and then send an invoice for full payment without disclosing failed work? Recommend not working with a company that cannot be honest with you beforehand. Get estimates and detailed work, in writing, beforehand and don't let them make excuses afterwards as they will most likely reply to this complaint with such. Nor let them swindle you by (1) quoting you one estimate (2) do the work incorrectly and then (3) wanting to charge you more, afterwards, to complete their incorrect work correctly.

I was very happy with the work yout employees did on my roof..they were very professional and friendly. I watched them while they worked and they did everything you said that they would do. The job looks good and they cleaned up everything after them. I would recommend your team to anybody.
