Our business is to provide manufactured homes for sale, or rent, and the individual lodging this complaint was one of our former residentsNow to answer his complaint.We have general maintenance contractors who perform all kinds of maintenance work in our communities, but at no time have we said "no one but our contractors can perfom work in our communities"MICE:This rental unit is in a basically rural area, so keeping a clean home, protecting foodstuffs in proper containers, and riddin the home of any mice that make an appearance will go a long way toward letting mice, or any other vermin, feel unwelcome.ELECTRICAL PROBLEM:The electrical problem was addressed by our contractors, but they soon let me know we should contact an electricianI did so and after three short visits and small repairs the problem persistedOur resident contacted AEP, and an AEP representative spoke with me explaining the problems stemmed from a defective entrance cableI contacted our electrical contractor, the issue was addressed, repaired, and I then informed our resident of the repairWithin a few days the resident called saying all the outlets in the home would pull out of the wall when they were unplugging anything that had been plugged into themI asked our contractors and our electrical contractor and I was told the outlets were not loose, and as to one outlet being broken in haif; there again after asking our contractors and our electrician, I was told they saw nothing of the sortAlso, this former resident blatantly lied about me trying to make the AEP technician say the resident was at fault for the electrical problemsI did nothing of the sort, and feel he should apologize to me for making that libelous statement.HOT WATER TANK:Tbis resident was never told a hot water tank wasn't in our budget, but that I had to wait for permission for such a large expenditure should the old tank not be repairableThe tank was replaced and new elements were installed.MOLD:The mold in the master bedroom was caused by the resident installing the window A.Cunit with an inward slant, instead of a slant toward the rear (outside part) of the unit, which allowed water to drip down the wall insideAs far as mold in the bathroom due to a faulty exhaust fan, had I known about the faulty fan I would have ordered a repairIf can't have something repaid if I'm not alerted to the need for a repair.TIME OFF WORK.When entry into the home was needed for maintenance work his girlfriend was there on many of the occasions due to being off work for a short time due to an automobile misbap, so there were not many times when this resident had to be absent from work.A.C.UNIT:From what this resident, himself, told me, he should not be reimbursed for the damage to the A.Cunit, as it was provided for them by one of our county assistance agencies, so apparently he had no money out of pocketfor the A.Cunit.CONDITION OF RENTAL UNIT AFTER RESIDENT VACATED:Resident moved without proper written notice owing two months water bill and the May rentMold on master bedroom wall due to improper installation of A.CunitMaster bedroom wall next to molded wall having damage looking like the top layer of drywall had beenscraped offOpposite wall in master bedroom had a large hole crudely filled with drywall mud and not finished, justleft damagedMaster bedroom door had a good-sized fist dent in the upper centerMaster bedroom door was cracked from the edge to about or inches in toward center at the knobarea with the knob holding the "cracked area" togetherA piece of paneling damaged in the small bedroomTwo windows broken needing to be replacedMany blinds must be replaced and the large kitchen window blind completely missingUpon entering the rental unit it was found the refrigerator contained mice feces and roachesThe entire rental unit is extremely filthy and smells of dirty litter box and male cat spray.Pictures have been taken of these conditions caused by the disrespect this resident displayed towad another's propertyAll repair requests were addressed as soon as was humanly possibleWhen this resident beganresidency rental unit was in a clean, freshly painted, newly carpeted state, or I'm sure the resident wouldn't have agreed to sign the lease.If an reimbursement is in order, this resident owes for all the damages he caused and the filth in which he lived and left our property

I am rejecting this response because:
(2221) is of the hot water tank that went out in 1st week of Jan. 2015, It took there mantainence person come in and look at it and found wires disconnected, then drained and filled it again and still no hot water, this unit did not get replaced until the end of March 2015.
(1236a) This is a picture of the plug that sits behind washer n dryer area, I showed their mantaince person, he took faceplate off and plug was fried and snapped in half, he came back replaced it, but did not secure it to the wall, so when I had to unplug washer, I had to hold plug against wall and a couple of times got shocked.
(1117) This is the electric meter, it took their electrician 4 trips out to figure out it was the meter that was causing the electric issue.  Power surges caused the control panel in my washer to be fried and replaced, Dryer was not receiving 220 only 120 wattage, Had the repair man out for our washer n dryer 4 times to fix, When the AEP man called, Rita tried to get him to say it was our fault.  Once this was fixed, power in house was working correctly, but took them from May 2015 til Feb. 2015 to get fixed.  also (1238) is a pic of how we had to plug in our electronics, due to outlets not working.
(1240a) this is a pic of the hallway light switch, I was walking down hallway and my shirt snagged cover plate and it just pulled out, it was not secure to wall.
(1259) Mold in tub, when I first moved in I called and asked about exhaust fan, and was told it had not worked in awhile, and not mention of fixing it.  I was cleaning bathroom one day several months later and took cover off and found the reason why it did not work, it was not plugged in. But due to no exhaust fan for the months, tub area started growing mold and I am allergic to mold and when I talked to her in person, was told there was nothing they can do about it, just spray it with bleach.
(1238a) This is the Roof Leak I had to deal with, was told I had to wait for warmer weather til they could fix it.
(1236) This is the so called 220 wire for Dryer, it never really worked correctly, and this was one of the ways mice was getting in.  The way was above stove in cabinets, I fixed that with steel wool and caulking
(1239) This is the hole in door that leads to master bedroom, and it was there when she showed me the trailer, and it never got fixed.
When we was moving, and trailer was almost empty, someone broke into trailer through the back door, broke the handle on the master bedroom door, stole a carton of cigs out of freezer, and alcohol out of frig.  I called the Circleville Police and made a report.  I can get a copy of it and send it if needed.  Only the person(s) in the court knew we was moving, but the back door never locked and only thing holding it shut was a chain around the handle.  I really did not want to file a report but she left me no choice.  Also, I went from May 2014 until May 2015 without a stove, it took them until Feb. 2015 to get caps on gas stove, then the regulators was for natural gas, so instead of replacing them, they took full size stove out and put in a apartment size stove, and still the regulators was not set for propane.  As long as I lived there, my renters rights was never honored and actually she tried several times to evict me from there.  My daughter was scared to live there and using only 1 electric heating plate made dinner difficult day in and day out.  The porch was not attached to trailer, and was falling apart by the time we was leaving it had sunk down 4" into the ground.  I still have more pictures, but could not send them all but can mail them if needed
