When we discussed the balance due with Ms*** she informed us she had paid the payment in question. We thoroughly researched our records and determined we did not post the payment. Ms*** informed us she obtained a copy of the cashed money order. She said it was payable
to *** ***. The money order has a note that the Purchaser's Address is *** ** *** ** *** ***. We do not manage the property at *** ** ***. I do not know any individual by the name of *** ***. In addition, we also do not have another tenant by the name of *** ***. Ms*** sent us a copy of the cashed money order. I am not aware of any other investigation we can do. We did not purchase or cash the money order. *** ***, in my office, did call Western Union and was told the original purchaser has to commence the investigation. RE: [redacted] Tenant Revdex.com Complaint   To whom it may concern, The tenant reported to us an air conditioner issue on February 20th, 2017. We sent our preferred air conditioner technician who works on every single rental property we manage as well as my own personal residence. Two days...

later, on February 22nd the tenant reported to us that there were wires sticking out of the top of the outdoor air conditioning unit. We asked the air conditioner tech about the wires and if it was a safety issue. He assured us, and the tenant, that the wires were not a safety issue and are there because the fan motor he replaced was a universal fan motor designed to be used on multiple brands of outdoor units. He has installed this same universal fan motor on hundreds of different units before and never had a problem. He even installed this universal fan motor in the unit at my personal residence and it works great and is not a concern to me. The tenant then threatened to sue me, my company and the property owner as well as contact OSHA for the “unsafe” work that was done. I spoke with the property owner about the matter and understandably, he did not feel he should have to spend the additional $100 to install the “name brand” fan motor as opposed to the universal fan motor that fixed the problem. In addition, we consulted with another air conditioning technician from a different company. He confirmed that installation of a universal fan motor is a safe repair. In order to help keep the tenant happy I personally paid, out of my own pocket, the additional $100 for the “name brand” fan motor to be installed. The air conditioner technician installed the new fan motor but was unable to test it because the tenant was not home at the time of installation. On February 27th the tenant told us that the new fan had stopped working again and they allowed our technician to get a key from our office so that the technician could access the inside of property to run test the unit. The technician reported to us that the unit was working fine.
