Our previous tenant at [redacted] in Ozark, MO ( [redacted] ) notified us that he was needing to move out early due to his going into the military We did a walk through and thought that everything was fine and told him it all looked good There was a spot on the carpet that we thought [redacted] could remove[redacted] could not remove the spot and said it was not a stain but excessive wear This damaged spot was beyond wear and tear We had to replace the living room carpet due to this bad spot We returned [redacted] 's deposit ($675) less the cost of replacing the damaged carpet ($328.66) We mailed him a copy of the enclosed letter with a check for $ Also find enclosed a copy of the [redacted] bill (Note the mark on Excessive carpet wear and fiber breakdown).We feel we treated him fairly
