To Whom It May Concern:  It is Realtex Housing Management’s mission to provide excellent property management by changing the lives and culture of our communities that exceeds our resident’s expectations. I want to begin by apologizing to the resident for any issues that they have had at the...

property. Since we take complaints like this extremely serious, our corporate officers began assessing this immediately. Going back through the resident’s file, all work orders received by the resident, including the specific one for the non-working stove had been addressed and completed in a timely manner.  Further, all tenants who are receiving housing assistance must undergo annual unit inspections by the local Housing Authority in order to continue occupancy. This specific resident had their unit inspection in October 2017 and it passed, although poor housekeeping was noted. Also, the resident has been delinquent in rent payments each month, requiring management to forward 10 notices to vacate for nonpayment of rent, they have received 6 outstanding balance/disconnect notices for utilities, notices regarding housekeeping and 10 late fee notifications. In addition, the resident has breached their contract by not keeping proper utilities/electricity in their name for a number of days. This in return, caused the air conditioner not to be running.  Due to the ongoing lease violations, delinquent rent, and breach of lease contract, the ownership has elected to not renew the resident’s lease contract. As a courtesy to the resident ownership gave a 60-day notice of non-renewal rather than the standard 30-day notice.  We apologize for any miscommunication with our management staff, any inconvenience of the resident, but hope this gives the resident an understanding of why the non-renewal notice was issued.

resident in May 2014and it was repaired at that time (see attached). Resident was last in the leasing office on 08.24.15 to turn in a written 30 day notice to vacate because her household income has changed; she is no longer eligible to receive disability benefits for one of her children and she cannot afford the rent without it.  During that visit, she never entioned any issue with a toilet or bad drinking water.Resident stops into the office several times a month. Management has never had an issue with her as she is always polite and veryfriendly to staff. The complaint mentions a concern about drinking water, mild greenish color and an odor.  Resident has never brought this concern to management’sattention.  In fact, no one at TVII has mentioned this concern to management. Resident’s son (10 years old) came to the office after school one afternoon (Spring 2015).  He was asking the resident’s neighbors for water because his mother was not home and he could not get inside the apartment.  He came into the leasing office and sat in the computer lab for 30-45 minutes.  His mother finally came to the office and picked him up.  She spoke to staff and was very friendly and never brought up a concern about her son being in the office to management.  Maintenance staff is being deployed to her unit again today to double check both toilers and her drinkingwater.
