While I was on my way to theappointment, it took me 2 hours to get there, [redacted] sent me a text message stated that"no need to make a special trip to meet her unless if I agreed to pay her proration ofearly vacate.While already on my way, I thought I had no choice, I agreed to credit her 3 full days forearly moving out (05/22/I5 to 05/24/20I5) so that she handed the keys to me on05/21120I5 at I2:25 pmAttached is pre-move out inspection Statement signed & dated 05/21120I5.2. General house cleaning & carpet cleaning deducted total of $200 is reasonable.Normally, if tenant occupied the property:• I to I2 months: will be deducted to 75% the costs of painting.• I3 to 24 months: will be deducted to 50% the costs of painting.• 25 to 36 months: will be deducted to 25% the costs of painting.• Over 36 months: no charged.When Mr. & [redacted] vacated the premise on 05/21120I5 @I2:25 pm, Tenants wereinformed that the property was NORMAL WEAR & TEAR. Due to two different colorsin the kitchen & a lot of wall patches by tenants, the property needed to be re-painted,and stove & Kitchen's cabinet needed to be cleaned, all windows screens, sliding doorwere full of dirt; and the laundry room & two bathrooms needed to be painted & cleanedproperly to transfer to the new tenants. Attached are pictures to prove.Although Tenant occupied the premise almost 25 months, not over 36 months, Landlorddecided NOT to charge any costs of re-painting or repairs by fixing smoke detectors,screen window, kitchen's light fixture, sliding door, replaced broken toilet seats or anyrepairs ... etc ....The costs of$ I 00 for cleaning lady [redacted] (Mr. [redacted] s wife), and $ I 00 forcarpet cleaning works from Mr. [redacted] ***., especially Mr. [redacted] had 2 dogs, thecarpet needed to be cleaned properly. I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that this proposed action would not resolve my complaint.  For your reference, details of the offer I reviewed appear below.   The claims made in the response are completely false.   I never told [redacted] that I did not have to meet with her.  The carpet was cleaned prior to my move out and my dogs were never in the house.   I would request that a copy of my move in report also be provided where it states that the paint on the wall was poor and that there were nail holes and patches from tenants prior to us moving in.  She told me during our move out walk through that she saw no reason for me not to get a full refund.  I also informed her that the repair guy that they use was never able to provide screen doors that fit.  There were none on the house when we moved in. A move in report will also prove this claim.  Her provided receipts prove my claim that she had windows be carpets cleaned by a landscaper. Her claim that I never responded to emails or texts are false.  I met her at the property in person on the date and time of her request.

Review: I gave notice to vacate a rental property for 5/24, with rent paid up to that date. Upon request, I met with the property manager "[redacted]", per her request 5/20 at 11 AM to provide keys and garage door opener(s), including the additional $40 opener that we purchased. She agreed to refund me the 4 days of rent, then only agreed to 3, however technically she was in possession of the property for more than half the day. She informed me at the time of the final walk through that she saw no reason that I would not receive a full refund. Today, 6/13/2015, I received a partial refund, with the 4th day ommitted and copies of receipts from [redacted] Landscaping for carpet cleaning (which was already done), and cleaning of windows and stoves, etc., from the same landscaping company. I reminded her of her stating that she saw no reason that I should not receive a full refund, and she responded that the new tenants were not satisfied with my cleaning people. I am requesting that the $200 that she wrongfully deducted from my refund, and the additional 4th day be paid to me as she originally agreed for the amount of $289.00. This is not a significant amount, but a business should not be able to take money from people after already stating that a full refund is to be expected. Landscapers do not clean carpet or windows, stoves, etc. So I believe that this information that she provided is not credible to deduct from my refund. Thank you.Desired Settlement: I am requesting that the $200 that she wrongfully deducted from my refund, and the additional 4th day be paid to me as she originally agreed for the amount of $289.00. This is not a significant amount, but a business should not be able to take money from people after already stating that a full refund is to be expected.
