CB Property Management Reviews (4)

The applicant was approved to rent the property and her agent was notified in writingSeveral days after her agent was notified her clients application was accepted, I received notice from the agent that the applicant decided to lease another home in the area. In
addition, the agent asked for a copy of the applicants credit report
The agent was told we do not have copies of credit reports, we do not print copies of credit reports and that we only view credit reports online per our agreement with our vendor. Further, the agent was given the name, address, and phone number of the vendor who ran the credit report and who could provide the applicant a "free" copy of the same report we viewed online. The agent declined to provide this information to the applicant and insisted we send a credit report to her client
The next day the agent emailed me demanding I should send them a printed copy of our report or the applicant wants her $application fee back. I tried to explain in great detail to the agent that we do not have the ability to print a credit report and that the vendor we use will gladly send the applicant a copy- they just have to ask in writing. I further emailed the agent asking her to have her Broker contact me as I felt there was a language barrier -thus the reason she couldn't understand what I was telling her. Lastly, I called her Broker and asked him to kindly return my call to discuss the issue. To date I have not heard back from her Broker
Please inform the applicant I have given her agent the Credit Screening companies contact information and all she has to do is request in writing a copy of the credit report we viewed.
Thank you for your efforts to resolve this issueIf you have any additional questions or concerns, please feel free to contact me anytime

Complaint:
I am rejecting this response because: please have the CB Property Management provide me the written contract with the credit retrievers to prove the ***'s statementI will check the inquiry on my credit report and if I don't see anything between 02/24/14-03/03/2014, he will have to refund $
Regards,
*** ***

I understand her confusion and tried to explain this to her agent- again I also tried to explain it to the agents Broker but he has not returned my calls after several messages left
Our credit screening vendor, Credit Retrievers, does not allow its subscribers to print credit reports (the option is not available online - we can see the entire credit report online and can verbally tell our landlords what it says. In addition, based on credit guidelines we can print a report that only states if the applicant was approved or denied for the property he or she applied for. The report does not include FICO scores or ANY credit information from the applicants credit file). Further, Credit Retrievers will send every applicant a copy of the report we see online if the applicant who paid for the report asks for the report (the applicant must contact them directly).
Additionally, I tried to explain to the applicants agent we have a written contract (CB Property Management and Credit Retrievers) that states we are not allowed to share any information we see online with ANYONE - we are only allowed to notify our landlords if the client was approved or declined based on the online report (this is to protect the private personal information about the applicant. Our contract specifically states if we violate the contract regarding the protection of credit data or share personal private information contained in the credit report Credit Retrievers will terminate our service agreement.
According to Credit Retrievers, we comply with CA Civil Code and Fair Credit Practices by having the applicants contact Credit Retrievers directly to obtain the written report we see online
I am very sorry the applicant either was not told this or simply doesn't understand how the credit practices work. No one has denied providing her a copy of her credit report- as a matter of fact I feel we have gone to great lengths to help her, through her agent, get a copy of the report

Review: A real estate broker, Mr. [redacted] has his lease listing at [redacted]3 Y**a Ave., Simi Valley, CA 93063. I've submitted an application with $42.00 fee by visiting his website at www.cbpropertymgmt.com on 02/24/14. He didn't respond or update about my application for days and I decided to drop the application on March 3, 2014. My real estate agent asked him to provide my credit report several times (03/03/14, 03/09/14, & 03/12/14), but he denied it. I know that he MUST provide me the copy upon my request according to Civil Code Section 1950.6 (f).I don't think he ran my credit report, but charged $42.00.Desired Settlement: I need to get the $42.00 back from him.
