Review: My wife and I moved into rental property 6/22/2013. The house had not been inspected by property manager [redacted] prior to us taking possession. We have had flooding issues requiring emergency septic tank and plumbing services as the septic tank was never serviced per NM law prior to us moving in. We delivered a list of items requiring repair and perhaps 2-3 weeks later after we called [redacted] a man came with our list and added other items requiring immediate addressing. We waited for approx 5-6 weeks and periodically we would call inquiring when repairs would be made. We were told by [redacted] that did we hear for the guy and we would tell them no one had called. Just this week of 9/24 when my wife called and left vm did we learn the repair guy had been ill. Workers for C&C services another company owned by [redacted] and [redacted] who purchased [redacted] properties in May 2013 came 9/27 and completed all repairs except for new toilet seal in one of the two bathrooms. When we woke up today 9/28 we discovered we had no heat-furnace not working. We called [redacted] who replied he would send some out. Phone call ended then I discovered that the repair guys yesterday had taken apart the thermostat perhaps causing the issue without heat and also discovered the workers broke the large hose container I had repaired earlier this year because company doesn't make parts anymore. Workers used hose to clean paint brushes. When I spoke with [redacted] a second time he told me on phone "you guys are more trouble than you're worth." Absolutely appalling I would prefer dealing directly with the owner of the house. I can do almost any repair as we have owned several homes in many states and would prefer doing the repairs. I want this property management company and their housecleaning company held accountable. We pay rent when due and laid off requesting when repairs would be done because they were not emergent, we want this issue addressed. This attitude is unacceptable.Desired Settlement: We want respectable treatment and appropriate response not told we are more trouble than we are worth. We like our house and where we live and would like the opportunity to speak with homeowner (my wife has asked twice for homeowner phone so we can ask if homeowner would be open to selling but no response from [redacted]) so we can work directly with homeowner. We do not want [redacted] to attempt to get us out because they are annoyed with us. We have a 7 1/2 yr old special needs grandson.

To Whom It May Concern:

This letter is in regards to a complaint filed on 9/28/l3 The complaint is filed by Mr.Tenant of our managed residence in Rio Rancho.

Mr. Tenant signed a lease with [redacted] on June 12th, 2013. The leaseis a legal and binding document and is between Mr. Tenant and his wife as Lessee and

[redacted] as lessor. The lease is for a term of 12 months and expires

June 15th, 2014.

Paragraph 2 on page two of the lease agreement states, and I quote: "Lessee acknowledges that he/she has inspected all the premises and accepts the same in 'as is' condition." A copy of the fully executed lease is available for your review. If you feel you would like to see it, please let me know, or you may get a copy of it from Mr. Tenant.

The "repair list" Mr. tenant is referring to is [redacted]'s "Move-in" list. A move-in list is only made so that the tenant has provided us with any damages to the house so that when he moves out we will not hold him financial responsible for damages. I repeat it is not a "repair" list. When we receive the list we review it and immediately take care of any items that we feel are necessary to make sure the home is safe for our tenants. A list of completed repairs will follow. You may also obtain a copy of the move-in list from

Mr. tenant or [redacted].

Upon receipt of the complaint, I contacted XXX from XXX Services. When I asked him about the comment he made to Mr. tenant on the telephone, he admitted that it was almost exactly what he said. However, the part that Mr. tenant left out was when he started screaming and yelling and using profanity. The F word was used several times.

XXX Services had called Mr. tenant as he had complained that they had broken the thermostat and broken his large hose container. The thermostat was not broken by the workers, but was replaced anyway. Mr. tenant also left out the fact that XXX Services also purchased him a new hose container. Since these two can not get along [redacted] will send someone else out to the property for future necessary repairs.

As far as Mr. tenant dealing directly with the owner, please note, the owner also has a legal and binding contract to manage with [redacted]. The owner also has several other properties that [redacted] manages and is quite happy with our services.

The owner has been informed of Mr. tenant's request for his phone number and to purchase the home. The owner does NOT want to sell and Mr. tenant was informed of this early in his lease. [redacted] does not release information (phone numbers) with out consent of the owner. The owner does not want to deal directly with this tenant.

[redacted] has no intention of "attempting to get Mr. tenant out". Again, we have a legal and binding lease agreement that is binding on all parties.

Below is a chronological history of items repaired at the named property thus far:

Invoice by XXX Appliance, to repair dishwasher. 7/10

Work order request sent to "XXX Seryices" to inspect the property, 7/16

XXX provided [redacted] with an estimate for all items on the move-in list and additional items requested by Mr. tetant.7/l9

[redacted] sent the estimate to the owner for review and approval. 7/l9

Invoice by XXX Mechanical for re-clean septic drain. Work performed 7/19

Invoice by XXX Services to install carbon monoxide detector and fire extinguisher and to replace 2 bedroom keyed locks. (possible fire hazard, deemed necessary by [redacted])

7/24/l3

Invoice by XXX Services to repair broken lock on kitchen window. (deemed necessary by [redacted]) 8/01 Part had to be ordered.

Received email from owner approving almost all of repairs requested by Mr. TENANT

8/28 (exception replace kitchen sink)

Invoice from XXX pest control to spray for scorpions and centipedes 9/27

Invoice from XXX Services for performing all repair items approved by owner 9/27

Invoice from XXX Mechanical for repair of furnace 10/01 (heat exchanger limit was bad)

Not caused by anyone.

In conclusion, Mr. tenant has been treated with respect by all employees of [redacted]. He has never been told by [redacted] employees that he is more trouble than he is worth. The owner does not wish to deal directly with Mr. tenant. Mr. tenant is not licensed or insured to perform any repairs. The owner does NOT wish to sell, nor does he wish to deal with any tenants.

Since [redacted] hired XXX Services to perform the repairs, we felt we should respond to the complaint and again restate that we will no longer send XXX Services to

Mr. tenant's residence for any type of repairs.
