Mr. [redacted] moved into Thornapple Apartments on 7/30/2016.  The Resident Manager has provided information regarding Mr. [redacted]'s roach concerns:His apartment was treated by a professional pest control company mid-August.  Our records show that his apartment was scheduled for treatment 4...

other times in response to his requests; on two occasions no evidence of pest issue were noted by the pest technician and two other times service was denied by the resident.Mr. [redacted] moved out of the apartment on 12/01/2016, not providing the 30 day required notice to vacate.  None the less, his security deposit was returned, no charges were assessed against his account.  The Resident Manager reports that Mr. [redacted] vacated the apartment with all possessions.Management responded promptly to the resident's requests, contracting with a professional pest control company.  As mentioned, on several occasions access to the apartment for treatment was denied and several times no activity noted by the contractor.  The Apartment Community returned resident's security deposit and denies further responsibilities or obligations to Mr. [redacted].

I have discussed with Ms [redacted] her various concerns.  Regarding the condition of the apartment she moved into; Columbus Metropolitan Housing Authority inspected the apartment prior to her move-in and passed the apartment.  Her complaint to Columbus Building Inspection was...

reviewed and the onsite maintenance team went and repaired the items she was concerned about (which had passed previous CMHA inspection) and she signed off on the work.  This information was provided to CMHA and to the city inspector.  She again requested other maintenance service, which was addressed last week by another service team.  CMHA and the City inspector have both closed the case.Regarding the unauthorized entry into her apartment; I have listened to Ms [redacted]'s concerns and to her evidence.  The fact that a light was on when she knows she turned it off or that a mop was taken from her apartment, doesn't support the accusations against the managers.  Nothing the less, the procedure for notifying a resident of management intent to enter an apartment was reviewed with all employees at the site.  Ms [redacted] stated that she witnesses.  I requested that I might contact them to interview and if factual to address our staff.  She declined to provide this information.  She has since changed the lock on her apartment and not provided a key to management, a direct violation of her lease.Regarding the service animals, Central Management and its properties closely follow Fair Housing and ADA guidelines.  Staff receives routine training to insure they understand these guidelines.  Upon move-in, Ms [redacted] provided certificates for her service animals.  Upon further review, they are documents from a web site that do not meet the guidelines for accommodation.  Accommodation request documents were provided to Ms [redacted] for completion by her health care provider.  She has objected to the completion of the documents.I last taked with Ms [redacted] Wednesday of last week.  Monday I had several vulgar voice messages from Ms [redacted] threatening physical harm to myself and my staff.  The same tone of message was left for my site staff and my attorney.  We have made every effort to address Ms [redacted]'s concerns and explain our requests.  After the threats, we have turned this matter over to our attorney.Alan L[redacted], CPMCentral Management Company

The property manager has responded regarding this complaint.  The Property Manager responded to the resident's initial complaint about rats by having our Pest Control service inspect her apartment for evidence of mice/rat infestation.  He found nothing.  Our maintenance staff placed...

mouse traps throughout the apartment, but caught nothing.  The resident filed a complaint with the health department, which visited the property, reviewed the matter with the property manager who reviewed the pest control reports and our efforts, they left and closed the case.  Neither we nor our pest control could find evidence of rodent activity in the resident's apartment.The resident is paying $619/month, $20 less than our current street rate.  There are no residents paying $200 less than the resident.Regarding the matter of someone tapping into her electric or cable, management is unaware of this problem.  The resident should forward her concerns to the vendor providing those services.Regards, Alan L[redacted], CPMCentral Management Company
