Tell [redacted] to send pictures of the area n question I never said any other portion of that house was wrongTell [redacted] to send multiple pictures of the blue mold that she claims is ink tell her if it is blue ink it still needs to be replaced because I'm sure a escrow resident was charged for that stain so why wasn't carpet replaced

As I stated I had every intention of moving in that unit I wasn't allowed in my unit until day before move in so had I been sable to see unit within days I could've backed out but I had no idea however [redacted] did and she knowingly withheld that info from me in a unethical mannerCarpets that are heavily soiled with mold ink fungi should be replaced it's too many germs and diseases now day that's a health issueAnd I haveContacted the health department as well as the attorney generals office to assist n this matterKeeping peoples money because of issues only you cash fix is not my fault I never in a million year's expected to see that carpet in that condition for a new unit I s disgusting and you [redacted] as a homeowner should know better and nothing I said well in my statement's are falseYou don't like fixing things and dont value the people who pay your bills

with pictures of the apartment rented from our property and her signed Application Criteria Form which outlines our Hold Fee Return PolicyBelow you will find my response to Complaint ID ***;Dear Ms***,We have received your complaint filed against our apartment communityWe apologize that you are unhappy with the service we provided you and would like to offer an explanation of our decision making in this matterWe take pride in each apartment we rent and we follow an extensive process to prepare each apartment for a new residentIn that process we fully clean and paint the apartment, and either clean or replace the carpet depending on the age and wear of the carpetThe decision of replacing the carpet is individually assessed and determined by management in most cases prior to the unit ever being rented to an individual as we inspect the unit days prior to the previous resident moving out and once again after the previous resident moves outThe carpet in the particular unit you rented was in fair condition, with the exception of a small blue ink stainThe documented pictures of this area of the carpet show that the stain did not greatly distress the condition of the unit and the age of the carpet is what we based our decision onIn regards to your non-refundable hold fee, we are very careful to explain and even obtain a signature from each applicant explaining our policy pertaining to our hold feeIf your application and/or move in is canceled after hours of your approval, you forfeit your holding feeWe use this policy to ensure that we are not holding a unit for an applicant that does not move in as plannedOur one bedroom apartments are very spacious and affordable and therefor are in high demandWe lose potential applicants once you apply for the unitIf you do not move in to the unit as intended, we are then in the position of finding a new prospective resident for the unitThis leaves the unit unrented for some period of timeYour decision to cancel your expected residency after the 72-hour grace period is why I was unable to return your holding fee to you If you have any other concerns, I would be happy to meet with you to discuss or you may call our office during business hoursThank you for attention to this matter

Thank you for letting us know your concernsI would like to address each one of these inquiriesOur water is not individually meteredEach building is equipped with a single water meter that is monitored for the entire buildingThe water and sewage usage is then broken down by calculating
the number of tenants on a lease and the square footage of each unitIf someone has occupants in a unit they will pay a higher percentage of the water usage than someone that has person occupying a unitThe city picks up bulk trash removal such as couches and beds that past tenants leave in their apartmentThe bulk pick up from the city is not paid by the resident as this is a service that is covered under The City of Columbus taxesThe trash fee accrued each month of $per house hold is to cover the additional dumpster pick up that we contracted in order to help keep the dumpsters from overflow and to protect our community from unnecessary vermin and pestAs for your concern with our WIPS payment card or no money order system, we have instituted this practice to avoid misapplied funds, unclaimed money orders, and money order fraudBy requiring certified funds or secured funds, it helps reduce accounting errorsWe have other options for residents to pay their rent as well. All of our residents have access to a payment portal that can be accessed from a phone, computer, or tabletYou may pay your rent directly through this portalYou also have the option to bring in a personal check if you have not previously had a check returned to you do to insufficient fundsYou may also bring in a cashiers check to the officeAs you can see there are several convenient payment options for those that do not wish to use our WIPS card (cash payment card)Lastly, the $you see on your monthly rent and water statement is a billing fee that is paid to the billing providerThis is a common fee that you will see on not just our statements but also on your AEP bill, Columbia Gas bill, Cable and internet bill and your phone billI hope I have fully answered your questionsIf you have further concern, please reach out to our office at 614-885-5482 Central Square Management Team

The comments I am about to make are in regards to Central Square Apartments located in Columbus, Ohio. My family and I moved in approximately 3 months ago. We signed a 3 month lease as we were planning on buying a home asap. Upon arriving at the office the day we were set to move in, we were notified that the unit was still not ready. The manager kindly took 200$ off our deposit and we waited for approximately 5 hours for everything to be finished. Upon entering the townhome we were less than pleased. As promised, the carpet on the main level was new. The down side here is that we pulled carpeting nails out for nearly two months after our move in. (wonderful to find with a 3 year old and a 1 year old). The stairs, the upstairs bed rooms, and the basement carpet was old and had been freshly cleaned. I do not mean this in a good way. The carpets were soaked. Literally soaked to the touch. We had to open all of the windows and delay our move in until the next morning when they were dry, and even at this time there were plenty of damp spaces. There is no doubt that someone was in a last second rush to make this apartment "clean" for new tenants, but the work performed was very sub par. Having discarded boxes onto the back patio I went out to clean them up the next day when it was light out to find that there was broken glass literally all over the concrete patio. I remind you once again I HAVE A 3 YEAR OLD AND A 1 YEAR OLD. THEY CRAWL, THEY FALL, AND PICK UP EVERYTHING THEY FIND. So....I spend the day meticulously searching for glass and cleaning something that should have been done long before a tenant was allowed to move in. Within a week, we had several kitchen cabinets break. A month in, faucet handles were stripped, and about this time we had our first problem with our garbage disposal backing up (a problem which took 4 days to have someone come in to fix). It wasn't long after this that we started seeing roaches. (Mind you this is after they had sprayed for insects). Another week passed and again the disposal backed up, this time causing water to leak below the sink and into the basement and it took a full 5 days to have someone come fix. After claiming to fix the disposal and leak, we did our massive load of dishes to find that the pipe in the basement was still broken and water was spilling onto all of our stored objects. This was a lovely treat after everything that had happened thus far, and I'm not even to the best part. About two and a half months in to our lease, we noticed that water was backing up into our basement. Upon closer looking, it was clear that it was not water but in fact SEWAGE. The first time it happened we called, someone came out a day later, we were told that it would be handled. As I write this complaint we are 10 DAYS INTO HAVING RAW SEWAGE IN OUR BASEMENT. Not just a little water. 3-4 inches of raw human feces, urine, and toilet paper. My house has smelled like a sewer for the last 10 days and the sewage is only getting worse. AND NOBODY HAS DONE ANYTHING TO FIX IT. Believe that? Me neither....So here I rant. Fortunately we only have 2 more days here before we move into our new home but I want to make this very clear to anybody who reads it. YOU WILL REGRET EVERY DAY THAT YOU SPEND RENTING FROM THIS PLACE. They are cheap and clearly do not have the interest of the tenant in mind. It is not a safe place to live and I do not recommend it to anybody. Please learn from my families mistake in choosing to live here.

We are very sorry you are not satisfied with our decision to not replace the carpet in the unit that you rented. While we take pride in delivering a satisfactory product to our renters, we can not promise that all units will have new carpet. Given the minimal ink stain on the carpet in the bedroom, we felt that the carpet was in fair condition and with proper care would last for the length of your residency. We did deep clean the carpet which is a common practice in property management. As stated previously, we did not return your hold fee due to your signed documentation that you would forfeit the holding deposit after 72 hours of approval if you should decide to cancel your expected residency. We follow all Fair Housing laws and are required to treat each person with the same criteria and consideration. Again, we are very sorry that you are unhappy with our decision to not replace the carpet in the unit you rented. In the future, if you are interested in renting an apartment at Central Square and you would like new carpet, this can be discussed at the time of application so that we can better suit your needs.
