Review: To whom it may concern,

I attempted to purchase a home with the intentions of renting the home using a realtor from [redacted], named [redacted] of Bennett and Edwards Realty (Century 21) and as well as the owner, [redacted]. I had renters in place for the home who had lost their home to circumstances from a natural disaster. I made an all cash offer of the asking price with no contingencies. I was told that my offer was refused and there were other offers for the property for more than the asking price and that I should offer more. This property was not advertised as an auction. I refused to make another offer. Mr. [redacted] contacted the intended renters and informed them of my refusal. After approximately three weeks, I was informed by Mr. [redacted] that all of the offers had fallen through and that I should make an offer of more than the asking price. In the mean time, Mr. [redacted] also contacted the intended renters and informed them of the demise of the previous offers and that I should re-submit an offer to which I refused. Is this not a breach of confidentiality by Mr. [redacted] in contacting these people and informing them of my personal transactions that transpired pertaining to the home that I had intended to purchase? I feel it was inappropriate for him to try to use these renters to aid [redacted] or someone behind the scenes with financial gain to try to essentially extort a higher price for the home in question.

I also question the motives of the representative from [redacted]. This property should have been listed as an auction property. It should not have been listed as a straight sale. The property should have been listed at the actual selling price and not at approximately 10000 below the price that sellers were asking. Is this not considered a "bait and switch" scheme? A person can visually assess the property for more than the $39900 that the property was listed for originally.

I find that these agents and agencies were and are taking advantage of customers that have been left homeless by the recent weather related damage that has been inflicted on their homes that leave them uninhabitable.

It might be of great concern for the Board of Realtors to re-examine the background check that was performed for this agent, the company and the owners of this agency.

In summary, I feel that Mr. [redacted] and the owner, [redacted], both of Bennett and Edwards Realty were in breach of the ethics of the Board of Realtors due to the following acts

extortion

deceptive real estate practices

price gouging

intimidation

breach of confidentiality.

You may reach me at [redacted]Desired Settlement: I would like for this company and their employees to have a better understanding that breaking the code of ethics has serious repercussions and ethics should not be taken lightly. I would appreciate an addendum placed on all of their internet sales that state something to the effect of:

The price shown is not the actual price. The sale of this home may or may not be considered an auction.

They should not be discussing a customers bids that are or are not made with a third party. Each agent, when working with a client, should sign a confidentiality agreement. With this in place, it may make them more apt to pay more attention to the people in which they are discussing a purchase.

In all honesty, it probably wouldn't hurt for this company to give back to their community and the people that they are trying to take advantage with a donation and/or community service.
