Complaint: ***I am rejecting this response because:In this response, there was no mention of the conflict of interest that was caused by the property manager bringing in family to do workIn fact, no written invoices were ever given for work done. The property manager even suggested that the tenants should use their own renter's insurance to cover being inconvenienced/displaced by work doneI flatly rejected this - it was preposterous for an agent to suggest that a tenant use insurance to cover a situation that wasn't their fault.After months of pain and inconvenience to the tenant - their frustration with the business was intenseThey had sent multiple messages to the property manager trying to have the contractor finish and had filed a complaint with the managing broker.Shocking lack of business ethicsThis property manager really has tainted the entire company with her flagrant disregard for principled behavior.I am hoping for a strong censure from the licensing board for her actions. Upon vacancy of owners from the residence several interiorwalls were marredThe prospective tenants’ expectation was to have the interiorpaintedA discussion ensued between the owner and property manager and at thattime he indicated he did not wish to paint out the whole interior of the house
nordid he want to spend a lot of moneyThe property manager, when asked, sharedwith the owner the qualifications and relationship with a licensed and bondedcontractor that was suggestedThere was discussion of receiving otherproposals on the work requiredThe owner indicated he was okay with the costand the work to be performed by the contractorIn other words, approved of theproposal.At the time of move out of the owner an agreement with theproperty manager was made for the owner to bring in a refrigerator from thegarage and install it in the kitchenSince the owner failed to do so thatprompted the necessity for someone else to accomplish the taskThe contractor whosepainting proposal was accepted by the owner, as a courtesy, moved therefrigerator from the garage to the kitchen and placed it in the properlocation.A period of time elapsed prior to tenants moving in to thepropertyAt the time of moit was noted that there was water on the floorin front of the refrigeratorThe source was located and a chain of events wereset in motion to accomplish remediation.A remediation company was hired through the owner’sinsurance carrierThe owner, in conjunction with his insurance carrier, hiredthe contractor to do the rebuild.During the remediation the tenants were offered concessionsand efforts were made to lessen the inconvenience.At this point in time there is no indication that the owneror tenants will allow the contractor on the premises to complete the workneededThere is also no indication of what needs to be accomplished tocomplete the job

In oureffort to maintain this on a professional level it is not our desire to resortto name calling, finger pointing or blame placing.In order toaddress the conflict of interest mentioned in the rejection response, theperceived conflict of interest was brought up by owner after the tenants hadbrought forth a list of perceived problems. After discussion and emails between owner and contractor the situationwas apparently resolved.Prior toowners’ acceptance of contractor for either the initial painting project or forthe repairs to the kitchen there was full transparency/disclosure as to therelationship between broker and the licensed bonded contractor. Owner hadspoken directly with contractor discussing the repairs to the kitchen from thewater leak. Owner had authorized said repairs in conjunction with his insurancecompany.As far asinvoices the insurance company had specific procedures that were adhered to.Owner received in email attachments the invoices which can be attached to thisresponse or any further correspondence if necessary.Thesuggestion of tenants “using” their own renters insurance was meant for them tohave a case opened so that they would be able to receive adequaterepresentation by their insurance agent during the process.The owner’slack of consideration for his own involvement in the decision making and sequenceof events brings his own ethics and principled behavior into question in thismatter.The onlyitem left on this project to do is install some quarter round but to this dateit has never been made clear whether the contractor would be allowed back in tofinish up. The lack of response to this question indicates that all the owneris interested in doing is blaming the property manager. If he were reallyinterested in resolving this he would indicate one way or the other aboutinstalling the quarter round.
