The air conditioner was repaired on July 23, 2014. I don't know what she is talking about when she said she called a repair in for a/c in Ausgust when it was repaired in July. She request was received for the bathroom sink clogged and was emailed to the plumber. It apparently got lost at his office...

but we were not made aware that the plumber had not called her until a month later. Plumber was sent and it was fixed. We have an automated system for repairs and if no one calls the tenant we have no way of knowing that if they don't let us know they have not been contacted. A ceiling fan is not health and welfare so we have to get owner permission first.  A/C repair was reported again Oct 19, a/c repair company went out on the 21st and there was nothing wrong with the system except the filter was clogged, she claimed she could not find any filters the size the a/c required. The a/c repairman ordered her 2 years worth of filters, this bill was actually a tenant expense. I don't find any other requests for a/c repair on file. Both times she submitted a/c repair requests they were done. She did report her oven not working correctly. repairman was sent out, part was more than stove was worth so we got prices for the owner and she wanted a second opinion. We have no control over that, it is not health and welfare and the owner has the right to shop around. I apologize for the inconvenience but we have no control over that. Our PMA with owners states, any repair that is not health and welfare and cost is over $100, written permission from owner must be obtained before making the repairs. Some situations are not controlled by us.
