This is a Landlord/Tenant dispute over the tenant's final accounting when they moved outThe tenant disputed their chargesWe take complaints very seriously and take care to insure that move-out charges are appropriate and fairWe understand that tenant's and landlords look at these things differently, and disputes are not uncommonThe property owner in this case has verified the move-out charges and feels that they are justOregon law requires that a property manager follow the instructions of the property owner We inspected the tenant's home at move-out and created a list of items that needed to be addressed which included additional cleaning and additional carpet cleaning because the home still smelled very strongly of pets (they had two dogs)They insisted that the items we wanted to address where present at the time of move in, although they were not noticed and documented by our property manager, and they were not noticed or mentioned by the incoming tenants We also found that the window coverings had been removed from the main floor windows and were missing from the propertyWhen we asked what happened to the missing window shades, the tenants responded that they were broken at the time of move in so they threw them awayI told them that we would have repaired the shades had they reported that they were broken at the time of move inI also mentioned that they were high-end shades and the owner chose them specifically for the spaceThe owner was forced to replace the shades We completed the final accounting and mailed it to the tenants at their new address within the day legal time frameThey responded in writing that they were disputing the chargesI replied to them in writing on 8/11/with a letter and all invoices (pg document) explaining the charges and how we came to the numbers They responded on 8/24/with a list of demands and requested a full refund of one of the charges ($171.00)On 9/3/I responded to their email and offered a $credit towards the $charge that they had indicatedThey accepted the other charges listed on the final accounting but were not willing to negotiate on the $and refused my offer of deducting $from the bill on 9/7/ aa

differently, and disputes are not uncommon. The property owner in this case has verified the move-out charges and feels that they are just. Oregon law requires that a property manager follow the instructions of the property owner.
We inspected the tenant's home at move-out and created a list of items that needed to be addressed which included additional cleaning and additional carpet cleaning because the home still smelled very strongly of pets (they had two dogs). I replied to them in writing on 8/11/15 with a letter and all invoices (7 pg document) explaining the charges and how we came to the numbers.  They responded on 8/24/15 with a list of demands and requested a full refund of one of the charges ($171.00). On 9/3/15 I responded to their email and offered a $55.00 credit towards the $171.00 charge that they had indicated. They accepted the other charges listed on the final accounting but were not willing to negotiate on the $171.00 and refused my offer of deducting $55.00 from the bill on 9/7/15.
