I am rejecting this response because: right after I filed this complaint maintenance came to my home and asked what do they need to do and I told them nothing had been done so they need to do everything we asked. I have been told maintenance can enter my home at any time without my permission, this is not stated in my lease contract. Maintenance can only enter my home with my permission. Mold is everywhere and mostly upstairs. Windows are completely shut along with blinds drawn and the wind still comes thru. I believe these are cheap windows. The carpet was black when we moved in and after a month of living there we cleaned ourselves. They told me I had to live here yrs before I would receive a free carpet cleaning. They came to my home when my wife was alone and told her their boss was offended. They scared my wife and made us feel uncomfortable. I told them I was moving and wanted my deposit back.

**., we have looked at each individual complaint and below are the responses. Please note every single reported service call is documented and kept permanently. If The Century Group, Incdoes not receive a service call we have no way of knowing there is a problem. It is the tenant’s responsibility to report all maintenance issues in a timely manner. Refusing to do so is considered an unreported service call and deemed as Tenant Abuse and can be charged to the tenant In response to the garage door complaint; Mr*** reported on 5/26/that his right garage door spring was broken and needed repaired. Our maintenance technician went and looked at the garage door that same day and determined that we must hire an outside contractor to repair the garage door since we did not have the proper tools to ensure the problem was fixed correctly. The contractor came out days later on 5/29/(this was his first availability) and repaired the broken springs. As far as Mr***’s complaint that our technician was in his home without notifying him is untrue. All service calls are responded in the order they are received and many times tenants are not home when we come in to repair a maintenance issue. As the Lessor, The Century Group, Inchas the right to enter the home of any tenant to fix any maintenance issues that are reported as stated in the leaseThere have been no complaints since 5/26/of the garage In regards to the mold accusations, there have been no reports of mold by Mr*** or anyone else. There are no service calls about the blinds falling down or being broken nor is it listed on Mr***’s move in inspection form. The furnace and air filters are replaced twice a year when preventative maintenance is done. If ever a tenant would like to replace the filter more, we have free filters that are available for pick up at the leasing office. The carpets were shampooed prior to Mr***’s move in date and after the tenant before Mr*** moved out. They were shampooed on 9/21/by a professional carpet cleaning company. Mr***’s windows in his duplex are fairly new and if there is air coming in from the windows, most likely it is because the window is not shut properly. This issue however has not reported The gutter that has fell off is scheduled to be repaired Mr*** has an $security deposit and a $garage door opener deposit. He will receive these deposits back, less a carpet cleaning fee as stated in the lease and less charges for damage and wear in excess of wear and tear if any. Pursuant to Missouri state law, Mr***’s deposit and or an itemized list of charges if any will be mailed to the forwarding address he provides within days of his move out date Thank you for taking the time to review our response and we hope this information is deemed satisfactory Sincerely, The Century Group, Inc

The applicant Ms*** applied for an apartment on 12/12/It was noticed by the property manager the applicant had listed on the application that she has catsWhen the manager spoke with Ms*** regarding her application on 12/she informed her that we don’t not allow pets at the
property she applied to, and apologized that it was listed incorrectly on the *** ad and because of the mistake we can refund the earnest deposit. Ms*** told the manager that she planned on getting rid of one of her cats and the other was going to be an emotional support animal and that she wanted to go ahead and take the apartment anyway. She then paid the security deposit on 12/15/to hold the apartmentWe held the apartment for her until she sent notice on 12/29/that she was not going to take the apartment. As the signed application states all money paid is forfeited if applicant withdraws the application at any time.

I am rejecting this response because: I found the ad on 12/08/that stated CATS OK, I completed the apartment application and paid my $over the phone via debit card, I was called by *** saying I qualified for the unit, but not based on my credit, I would have to pay deposit and an earnest deposit due to no credit. When she called me back a couple days later she said "these units go fast, if you are serious we need more money from you" I told her by all means take it then. It was AFTER I gave her verbal authorization to run my debit card for $plus their $processing fee that I was informed that the ad was wrong, it is a pet free unit, it was *** who said unless it's a emotional support animal. I told her I would get on that and hope to have it done by Dec 22nd. I was never given a SIGNED EXECUTED by AUTHORIZED AGENT copy of their apartment agreement that clearly states"THIS APPLICATION IS NOT BINDING ON LANDLORD TO LEASE APARTMENT TO APPLICANT" so if that is the case and I never received a SIGNED COPY that was signed by the AUTHORIZED AGENT, this piece of paper is null and void and due to their misrepresentation on the original ad dated 12/08/I should receive my FULL REFUND. I have included exhibit A, B & C representing the above statement. As of this date I do NOT have my animal approved as an emotional support animal to which I have already paid $to get

transferred to us was a $deposit for Ms***We do not have nor did we receive a pet deposit for Ms***, as shown on the ledger provided by the previous management companyWe suggest Ms*** contact the previous owners because we did not receive it from them and there was no record of it on the ledger
As for the carpet cleaning, it is our policy to have the carpets professionally cleaned after every tenant moves outIf the tenant did not have the carpets professionally cleaned then the amount is deducted from the security deposit at the time of move out

I am rejecting this response because:It appears The Century Group's math is just as fuzzy as your ad and the words that come out of your representatives mouth. I found the ad on 12/12/that stated Cats OK, I applied to get pre approval, I received verbal approval on 12/13/2017, never received an AUTHORIZED AGENT signature on the application, I suppose it is there for a reason. This verbal approval was based on the stipulation that due to my not having any credit I would have to pay more earnest money that it would be required. I received a call on 12/15/that if I wanted my application to be taken seriously I needed to give more money. I was also then made aware of the representatives mistake regarding the unit being a NO pets unit, unless they are emotional support animal. So, I attempted to get this emotional support animal process going, I told the representative that I hoped to have it accomplished by 12/22/2017. On 12/19/I went to my dr and he advised that this stressful situation needed to come to an end. On 12/29/I wrote my initial letter to The Century Group and it's representatives, a mere days after their representative asked me for more money. During this entire process I felt very pressured by The Century Group's representative, it felt more like a used car salesman situation than the comfort of finding me a new home. In the future I suggest you have your representatives dot their I's and cross their T's and have everything in order and treat someone with true customer service rather than being pushy and handling matters in a very unprofessional way.
