This is a response regarding the Revdex.com complaint filed regarding the allegedly unfair denial of a rental application with the Reno Regency ApartmentsThe complainant states,
"This apartment complex has a credit check application that
specifically states they will deny residency for the following reasons: "No evictions, no felonies, no liens." I had a car repossessed years ago and they used that to deny me an apartmentWhen I asked why the credit check didn't say "no repos" they said, "well you should have asked." I feel like the whole thing was a scam to trick me out of $35."
Nowhere on the rental application itself does it state what we deny for, but we do tell prospective residents that evictions, felonies, bankruptcies, and tax liens are the things that we AUTOMATICALLY deny for and it is listed on our website under FAQs
There are also other credit factors that play into the approval processWe use an automated online system that charges us a fee to run everyone's credit (which is why we ask for an application fee from the prospective resident)We put the information provided by the applicant into the system and it generates an answer for us based on different credit scoresThe system also takes into account debt-credit ratio and income qualifications
The aforementioned repossession on the complainant's credit substantially affected his credit score and caused our automatic system to deem him as a "reject applicant" due to an inadequate history of paying his debts on timeWe don't always AUTOMATICALLY reject for repossessions (which is why we don't list it as a reason to prospective tenants when telling them what will most definitely disqualify them), it just depends on what the credit as a whole looks like and how it weighs against the debt-income ratioUnfortunately the complainant didn't have enough other positive credit to outweigh the large amount of negative credit the repossession, and other collections, incurred
However, we do feel as though, as a prospective tenant, it is always the best policy to be honest with our leasing staff in disclosing information that may affect our decision negativelyIf the complainant was aware of the repossession prior to turning in an application, it would have been beneficial for him to disclose that to the leasing staff before paying the $application feeThe leasing office has no way of knowing what a prospective tenant's credit/debit history looks like prior to running the application through the system, but the more information the leasing staff is provided with from the prospective tenant the easier it is for us to help the prospective tenant through the application processHowever, it would ultimately be the responsibility of the prospective tenant to ask about things that may or may not disqualify them if they aware of a negative mark on their history
We understand that it is difficult to find housing in Reno right now and we do not take pride in having to deny a prospective applicantUnfortunately, to keep our company's best interest we do have to deny people that may become a liability to us in the futureIn this case, the complainant just didn't have enough positive credit for our automated system to deem him a qualified tenant
Hopefully this will clear up any misconceptions about the legitimacy of our application process and give the complainant some piece of mind

Review: We had painting done in October 2011 by CertaPro - there is a one year warranty. In August 2012, we noticed cracks and peeling in painted area. I called - [redacted]

Vay came out - said they would come out and fix it the next week. No one showed. I called the office several times, spoke to [redacted], left messages, sent emails - no

one came out. [redacted] called once in March 2013 to apologize and said someone would be out that week. No one came. They do not return messages or respond to emails.

I wrote a letter - no response to that either.Desired Settlement: I would like to get the ceiling on my patio repainted.

Response:

The drywall ceiling failure is due to the a lack of ventilation in the ceiling which traps moisture which in turn comes through the drywall and peels off the texture. Customer needs to install proper ventilation in the soffit/tresses to avoid this problem. This is not covered in the warranty.

Consumer

Response:

The reason from Certa Pro was the first time we had heard that. When [redacted] came out last year, he said it was covered under the warranty and never indicated that we needed more ventilation in that area. He had promised to send someone out, but no one ever came to fix it. I find that hard to believe as the area in question is outside. I don't believe his answer is a valid one. The whole exterior of the house is outside and we have not had issues with the paint on the rest of the exterior.

Thank you for giving me this opportunity to explain our rejection of his response.
